Awful building and management

Pros:
Rent stabilized building
Cons:
Noisy, annoying, inconsiderate neighbors who drink and smoke in the lobby sometimes and shout all night well past midnight. Landlord who is cheap beyond belief.
Advice to owner:
Review security footage to find out who is making all the noise

Awful super & landlord

Pros:
Spacious 1 bedroom apt, rent stablilized.
Cons:
Super made no exception for doing work outside of 9-5 and I work 60-80 hours a week so many things took months to get fixed. Landlord was also difficult to get a hold of - no real office at all. Huge pest problem - rats and roaches. At one point all of the apts on my side of the building requested an exterminator.

Decent but old building

Pros:
In a tree lined neighborhood within walking distance of two subway lines.
Cons:
Old, common lobby and stairwell not clean. Garbage area often overflowing.
Advice to owner:
Clean the stairwell and get better/larger trash bins.

The neighbors suck but it’s home

Pros:
Close to the park, subways, quiet.
Cons:
People smoke in the building, and they will steal all of your Mail before you can get home from work to collect it. No elevator so no one really drops off your mail on your front door, it is left out in the open lobby floor.
Advice to owner:
Set up a system where mail delivery can leave packages for those that live there, and a key gets placed in the mailbox, then peoples mail is safe from thieves.

Loud, unfriendly and hole-y

Pros:
- Big rooms
- Close proximity to the park, grocery store, subways
Cons:
- Lots of holes for mice that were not fixed
- Poor management response.
- Unhelpful super.
- Extremely loud and disrespectful neighbors.

- When dealing with a leak in our bathroom ceiling, it took 11 days of them not coming to fix until our ceiling collapsed. Once that happened, it took a month for them to fix it. Their solution in the meantime was to put a piece of piece of plywood over it…which still leaked out the edges and then closer to the electric. They did not treat it for mold when the new ceiling was installed. Only took half our rent off for not having a working shower for a month.

- Anytime something was broken in our apt (which was generally because it wasn’t fixed correctly the first time), they would give us an attitude saying “it’s always something with you guys.” As if we want to have windows that don’t open, a bursted sink faucet and mice holes.

- Extremely loud and aggressive neighbors. Neighbors above us (the ones who’s shower was causing the leak in our bathroom) refused to let supers in to fix the issue, saying it was our problem. Then from then out, they hated us and stomped 24/7 on purpose. Would come downstairs and get aggressive if we hit back.

- People play music very loud in the courtyard area all through the night.

- In response to all noise complaints about aggressive upstairs neighbors, management said they’ll buy us earplugs.
Advice to owner:
- Listen compassionately to your tenants and do your job without judgmental statements.
- Installing crooked kitchen cabinets and adding yet another coat of paint does not make the apartment “newly renovated.”
- Enforce some quiet hours in the courtyard.
