Terrible Neighbors Owner doesn't care

Pros:
Super was responsive and nice.
Cons:
The neighbors are way too loud. Anyone can walk into the lobby and steal packages. People would blare music from cars parked out front.

Awful, run away. Worst building I have ever lived in.

Pros:
One neighbor on another floor.
Cons:
- People throwing garbage out the windows (some of which ends up on yours)
- Rat infested garbage area
- I hope you like roaches
- Boiler is old and breaks down frequently, especially in winter. Save on coffee though, because you'll be wide awake
- Dirty grimy building that is unsafe (huge section of ceiling in front of elevator collapsed at one point)
- Packs of kids running up and down tiled hallways screaming and thumping into doors and walls
- nightclub volume level music from multiple neighbors all hours, cops and city unresponsive
- intercom system is on front of building, expect to have the intercom high volume shrill at you all hours, day and night
- get good locks on your doors and secure your fire escape window, multiple apartments were broken into via fire escapes while I was here
Advice to owner:
Burn the damn building to the ground and start over.

Great apartment but huge pest problem

Pros:
The apartment was extremely spacious and very cheap for Manhattan.
Cons:
The apartment and building was infested with roaches. Check 311 complaints. I was repeatedly told nothing could be done about it. Impossible to cook as roaches covered the kitchen. Everyday I would kill at least 5 roaches, sometimes large water bugs in every single room.
Advice to owner:
Pray the roaches go elsewhere.

Mostly clean, not noisy inside the building.
Cons:
Pests may come from other apartments into yours, super isn’t readily accessible.

My Fortress… Clean but Unresponsive

Pros:
Safe, large, fortress of a building. Lived on the top corner… gorgeous sky views looking north. Apartment renovated, wonderful kitchen, everything clean. Neighbors mostly respectful.
Cons:
In two years of residence, the water would constantly and unexpectedly be shut off. Completely. Super never gave warnings. Super really never communicated anything ever. Responsiveness to a radiator steam issue was 2 days slow and bathroom sustained water damage because he wouldn’t come the first day I called. We never had communication with the actual landlord… the company leasing the building was very hands-off and so large that emails were never replied to.
Super’s one great quality was garbage maintenance. One of the cleanest courtyards and garbage never laying out.
Advice to owner:
See all of above. A&E didn’t respond to maintenance emails or communicate personally to us as tenants. When asked who my landlord was I have no idea… never met… company huge, when I went to deliver paperwork after a year in, the lady I gave it to lost it. And I handed it to her in person!

Move elsewhere.

Pros:
Proximity to 1 train.
Cons:
Roach problems, mice problems, strange people in and out of the building, multiple stolen packages, loud groups that hang out in front of the building, marijuana and cigarette smoking inside the building and hallways, very noisy building, elevator repair took almost 6 months.
Advice to owner:
Do better for your tenants.

Pros:
Generally accessible, tall ceilings, no steps to get inside front door.
Cons:
Noisy neighbors but property owner will do nothing about it. Literally music blasting past 12mn. Rotten interiors (walls) that took several complaints to get done. Heating is inconsistent. More than one instance of no water supply on a workday and no notice. People always leaving their garbage outside the chute. People smoking cigs and joints in the hallway. YOUR PACKAGE WILL GET STOLEN. Basically, too expensive for awful management and lousy neighborhood.
Advice to owner:
There's so many cons- do better about them.

Rent stabilized but at what cost

Pros:
It’s rent stablized and utilities aren’t egregiously expensive.
Cons:
If you like flie infestations, this is the place! I moved here in the Summer and I’ve only seen the floors being “cleaned” 2 or 3 times. There are ALWAYS FLIES AND ROACHES. Doesn’t matter if your apartment is squeaky clean and your windows are closed. There will be flies and there will be roaches. Why, you ask? Well… People in this building love to leave piles of trash next to the chute for the maintenance guys to pick up. No wonder they don’t clean the floors, if all they do all day is pick up trash and do house calls. I’ve only seen a rat once in the laundry room (which is DISGUSTING) so I guess that’s a win. I’ve avoided dealing with the landlord (an LLC) by just becoming friends with the maintenance guys, they’ll do fix almost anything for you.

No smoke detector or fire alarm and I’ve been waiting 4 months to get my phone connected to the door opening system
