Wonderful lobby staff, highly responsive maintenance team, and clean common areas. Never had any issues with packages.
Cons:
There is almost always some kind of construction. First the lobby renovation, then the lounge + terrace remodel. You don't hear the noise, but they were charging an amenity fee the entire time (with a minor reduction). Lease renewals are also very expensive, but you can negotiate.

Cons:
Equity Residential increases the rent by a lot each year for existing tenants which makes moving to a new unit in the same building less expensive than staying in your own unit, which is quite backwards. There also are monthly fees that add up and are not typical of other rental agreements
Advice to owner:
Do not increase existing tenant rent by double digit %s each year when the unit would not rent for that much to a new renter

Convenient but overpriced

It’s very well located, the neighborhood is extremely nice, and the building staff is amazing!
Cons:
The laundry room always has issues. One of the two elevators breaks down at least twice a year. You can’t really expect to stay here very long unless you’re willing to tolerate high (and aggressive) rent increases every year. Lease renewals are handled by a corporate team that’s not located in and is completely disconnected from the building. The rent increases are extremely aggressive and you should expect a rent increase well in excess of 5% (often at or close to 8-10%) that often forces renters out after a short period of time.
Advice to owner:
Have more consideration to the long-term renters and to conduct renewal discussions/negotiations with the onsite management team.

Construction year long- despite promises of much shorter turn around time- had to use stairs and mock-up hallways for more than a year - still somehow regularly working on it and entry 'fountain' has no water, no renovation for third space or sitting or resident enjoyment despite year long construction, water coming out of ac and heat units, mold problems that were covered with paint and continue to reappear (in other units too) with no other resolution, every time turn stoves on air filters and alarms for gas detect high levels, each time problem occurs and is reported first met with denial - then have to prove, then a lackluster 'repair - will raise rent anyway
Advice to owner:
invest in better living standards, not good photos for website that don't enhance health and life quality of residents

Deceptive landlord practices

Nice location, great views on the higher floors, lovely concierge staff
Cons:
Poorly maintained building. Only 2 elevators servicing the entire 34 story building and 1 elevator is often out. Be prepared to wait for 10 minutes for the elevator and then stop on every floor. Also, landlord engages in deceptive practices around renewal time. They will try to get you to renew at the highest possible price. However, if you give notice, they place the apartment on the market at a competitive market price. Average cost of rent increase of the past years was 15-20% each time at renewal. After 4 years, last renewal would have made the total price increase 52%.
Advice to owner:
Stop price gouging. Start taking better care of the building. Fix the elevators.

Excellent staff and reasonable prices

The building has excellent and responsive staff with a 24/7 doorman, and while packages have been delayed they have never been stolen. The building is very clean, and I have never seen any rats or cockroaches. The apartment only comes with basic amenities of a complete gym and basic common area, which helps shave down rent prices. The walls are very thick, and I can ignore noises even when I can tell someone is having a large party.
Cons:
The caulking and baseboard connections are not very well done which traps moisture and dus. The rubber part that seals the tub around the walls will get moldy due to the material and how it was applied, and so it is pretty annoying seeing reoccurring mold despite weekly cleaning.
Advice to owner:
Please invest a bit more on chaulking and baseboard connections

great friendly staff, timely assistance whenever needed, events held by building management for tenants (e.g. wine tasting, christmas cookies,), nice amenities although there is a amenity fee.
Cons:
Have to pay for all utilities including heat and water. Large rent increases year on year.
