Hot water/heat, the boiler breaks every 3-4 weeks w/no warning. The hallways are dark and the building cleanliness needs to be improved. Management is reluctant to spend money on the building. No amenities in building besides a crappy, expensive laundry room.
Advice to owner:
Get a new boiler, it'll actually save you some $

Cleanliness. The management doesn't seem to care. The hall floors have not been stripped and cleaned in decades, the halls look dingy and dark. Trying to get anything fixed in your unit is a chore and even then it's done on the cheap. No intercoms. The building needs some serious tlc. No amenities at all, none. Bedbugs! No super for months. The boiler is always being repaired, meaning no hot water frequently.
Advice to owner:
Sell, or invest back in the building. You have competition in the neighborhood now.

Pros:
Overall the experience in this building has been good -- the management responds reasonably fast to emails (usually within 2-3 business days but sometimes longer). The super is AMAZING -- cannot speak highly enough about him and the maintenance staff.
Cons:
The main issue is that the management seems to neglect bills and staff -- we receive several notices from ConEd saying that the building electric (for common areas) will be shut off imminently due to unpaid bills, and the management dragged their feet for a while on signing the union contract for the super and management staff.

Property management was a total joke. I thought the initial property management company was bad, the new company tried to raise our rent ridiculously and we left……
Advice to owner:
This used to be a great building, I wouldn’t say nice or luxurious, but it was simple and there were good people. The property management company changed and these new hip kids thought they could turn this piece of crap building into a “luxury” building. No dice, it’s not that kind of building. We left to move to a very nice, large doorman building on the upper west side for a fraction of the cost which they tried to raise our rent to.

Building intercom not working. Apt. Doorbell inaudible. Because of Covid there are soooo many packages being delivered. Instead of them being placed out of sight in a central area they are all over the lobby

Mark, the super, is great. Quick to address issues. Lived here prior to recent renovations and decent layout for a studio. Has elevator and laundry in basement.
Cons:
Management isn’t very responsive and sometimes not in a timely manner. Noise level has increased recently. No rooftop/outdoor space. Overpriced.
