Comfortable, quiet rooms

Pros:
The walls are thick so I'm rarely disturbed by sounds. The super is very responsive, as are the owners when needed, and the staff overall are friendly. Common areas are regularly cleaned, fixtures in the apartment are good. Neighbors are friendly. My apartment is really sunny - has both courtyard & street side windows so all rooms have good natural light.
Cons:
It is an old building so some things are less than perfect - elevator (although usually repaired quickly when an issue), there are some bugs (building provides regular extermination on request) and the appliances aren't brand new (doesn't bother me, might bother some!). I find the forced heat too warm in the winter (usually my apartment is in the 72-75 range) but I'm on an upper floor so maybe nothing to be done about that.

People in the building are stealing packages

I don’t like nothing about living in this building the supper needs to do better they need to fix the cameras in the building to see who is stealing the packages

I suggest them to fix the camera and get security for the building

We had a great deal for a 3 bedroom, the apartment was large and had a dishwasher and in unit WD. So much light too. Gorgeous apartment.

the management for starters, the lack of responsibility from the mgmt company, lack of attention to issues that arise constantly, impossible to get in contact with anyone from mgmt.
Advice to owner:
My advice to the property owner would be to hire new people to manage the property. The person who is currently managing the property, Kristen Ray, is rude ineffective, stupid, inconsiderate and lacking in empathy and compassion. She creates bigger problems with her attitude and lack of professionalism. She is also extremely stupid.

Nice old building, weird smells

Pros:
Spacious apartments with attractive original details good light bc of building design, most neighbors are good and maintain a peaceful home environment, super/landlord responsive to fixable problems.
Cons:
A lot of smoking in neighboring apartments and sometimes hallways which always got into our apartment and made it smell bad permanently. Used a harsh varnish to refinish floors that also caused odor and ongoing headaches from fumes. Occasional mice and roaches. Tenant association lawyer says all units should be categorized as rent stabilized but we did not receive a rent stabilized lease. Can be a bit cold in winter especially if you have a radiator problem which we did for a while. No laundry in building.

Pros:
The management company keeps it clean. I’m a recent tenant, so they’re responsive to maintenance requests. Some older rent-stabilized tenants have had to sue to get repairs done. I live on a higher floor, too, and I’ve only seen a couple roaches and one mouse.
Cons:
The landlord ignores older tenants. Floors in my apartment are warped in places. Occasional weird smells.

Pros:
Amazing water heat and pressure (only had the hot water go out once in 3 years), tons of space, and they keep this place cleaner than other places I’ve lived. Taking out garbage constantly, mopping and waxing floors, and doing cute Christmas decorations. It’s pretty quiet too, just some random hallway noise sometimes. I’ve seen some bad reviews on here but for me the super has been responsive and friendly. People who live here are chill.
Cons:
I wish we had more light. Kitchen light is amazing, bedroom mediocre, living room might as well be Socrates cave. My neighbors let their dogs poop on their outdoor patio (they have 15 poops out there…I wish I were joking) and I have to look at it when I look out our window which is horrifying but that’s their problem.
Advice to owner:
Get an online rent portal so we don’t have to do physical checks.

Typical rent stabilized pre war building in Flatbush

Classic pre war details like mouldings and high ceilings. Decent neighbors in the building. Fairly spacious rooms.
Cons:
Signs that point to poor maintenance and possibly even structural issues like sagging floors, cracks in walls, and random creaking noises when nobody in the apartment or above it is moving. Elevator is ancient and small but surprisingly only broke once in the 2 years I lived there. No laundry in building and nearest laundromat is at least 6 mins away but the better one is 8 mins away. The owner tried to significantly raise rent on all units including rent stabilized ones after facade repairs were completed in order to recoup costs - not sure if he succeeded because tenants fought back and the action was still stalled by the time I left.
Advice to owner:
Consider repairing floors and checking for structural issues.

Stay Away from Brooklyn Equities

Large spacious apartments
Cons:
Management lies and does not maintain the property. There are repeated bed bug issues and water leaks. They refuse to repair the water leaks and continue to paint over it. There are multiple cases of illegally overcharging on rent as well.
Advice to owner:
Families lives here. Care about them rather than just how much rent you can get.

Pros:
Elevator building. Super is on top of cleanliness and safety of the building. Neighbors living in this building are amazing and friendly. The building is rent stabilized and has amazing big living and bedroom sizes.
Cons:
It does not have washer dryer. It’s the only complaint I have

Maybe add washer dryer to all the units

Super is very helpful and responsive, building is beautiful and apartment was spacious and seemed well maintained

Our bldg is cleaned most days by the super and a cleaning person, we have once a month pest spraying, garbage area in basement is cared for. Super/management is very responsive if you are a new renter who is not rent controlled.
Cons:
Most residents who are rent controlled do not get responses fast from management or super. Issues around heat and water persist for them. If you do not sign up for monthly spraying, roaches get bad.
Advice to owner:
Take better care of your rent controlled apartments. The issues that exist for them impact new renters as well as old. Water issues turn into leaks for everyone, pest management creates issues for the building. Also new renters want their neighbors taken care of.

Pest-infested, management unresponsive, not worth the crazy $$ rent hikes

Location is good. Some of the other tenants are friendly.
Cons:
Constant problems with cockroaches - I'm talking five years and running, even with a spotless professionally cleaned apartment. The management is impossible to get ahold of (they never answer their phone or return messages) and we've gotten so many new supers over the years that I'm not even sure who the super is now. Their rent hikes are outrageous and common areas are not kept clean. Stairways smell of urine. Garbage area is full of rats.
Advice to owner:
Be more responsive to your tenants - pick up the phone once in a while. Better pest management.
