Good price - crazy experience

Nice location in the Village, close to tons of bars, clubs, WSP
Cons:
Front door didn’t lock, homeless people and delivery drivers were always congregating on the stoop, bathtub didn’t drain, fire escape had no ladder, roaches, etc.
Advice to owner:
Please respond to tenants when they have concerns. I reached out to management so many times when things broke down and usually got nothing more than “sorry about that.”

Really nice finishes in my apartment and every unit has a view. Great location for subways.
Cons:
Management is terrible. We had no heat in January and they didn’t respond once. We had a rat infestation for months before they did anything. My stove has been broken, the person they hired to fix blatantly stated it needed to be thrown away. Building front door is broken 2 times a week
Advice to owner:
Hire a property manager? If you already have one, fire them. Also spend some time reading the landlord laws.

Good heat, thick walls, and consistent pest removal and trash pickup.
Cons:
Unresponsive owners. If anything breaks, expect a long time to get it fixed; the door to the building was broken for months and we had to go through the trash hallway. If you forget your keys, don't expect a response from the super or owner.
Advice to owner:
Respond more timely to tenants.

The location is amazing. Close to all the fun in the LES without being right on top of it. And there's laundry in this unit.
Cons:
The AC doesn't work when it's over 85 degrees. And it's small.
Advice to owner:

Heat and hot water was being “maintenanced” (read: unusable) at least 3 times between the months of January and March. Longest lasted for a week. We were provided space heaters but nothing else was done, no timeline of when it would be done and often no warning. Never once had contact with the landlord. Did not even know the name of the landlord to put on new rent applications. Oven never worked the entire time I lived there, sent in multiple maintenance requests that were never attended to. Any maintenance request sent in was completely ignored.

Mixed bag but net positive

Hallways are cleaned regularly, stairs are wide and shallow, the building interior was obviously renovated recently with nice stone & hardwood floors, bright lighting in the hallways, and security cameras. Front door is secure. Very fast WiFi connection!
Cons:
Maintenance requests via the online portal are extremely slow, soundproofing between lateral apartments and through the unit doors is very minimal (but fine vertically). Steam radiator heat only turns on if the weather is below ~50 degrees so the units do get cold quickly especially with the drafty windows

Noisy - both inside and outside. Management was really uncommunicative with residents - to the point that when there was major renovation work, we weren't even notified until we opened our unit's door and had a plastic sheet covering our entrance.

Better communication with residents would go a long way

Good Amenities, Ghosting Landlord & Supers

Building is pretty quiet overall given the neighborhood. Trash/recycling is regularly cleared out on our floor.
Cons:
We’ve had several issues in the apartment that required attention (broken AC, broken dryer, leaks, etc.) - the landlord and super were okay at getting to our place for emergencies, but other maintenance work or repairs are still unfinished after months of asking. They’ve recently implemented a new maintenance request form, but so far this has not affected how effectively they get repairs done.
Also, gym is unusable in my experience (close to trash chute so it smells terrible and is not cleaned regularly if ever).

Some units have new appliances and laundry in units. First floor has no units, which is nice for passing up and down.
Cons:
Management is EXTREMELY unresponsive and unhelpful, don’t expect much help with figuring out rent portal set up/management. Supers are super nice and helpful but property managers aren’t always quick, helpful, or good at directing tenants on how to request support. If they don’t save your number, they just won’t respond.
Cockroaches in winter and flies in summer.
Drains get super nasty and water pressure is awful.
Advice to owner:
Find better systems for responsiveness.

Worst Management in NYC

My unit had great natural light but many others were not so lucky. Be wary and don’t move in here sight unseen.
Cons:
Broken appliances upon move in that took months to fix. Beware of false advertising and misleading information. No security cameras and only some units have roof access. No response from management even during emergencies. Malfunctions with heat and AC at frequent. You’re on your own if you move in here management and the super are useless.
Advice to owner:
Respond to tenants, at the very least do the bare minimum of your job.

Absolutely terrible to rent from

Jeanette from the leasing office is lovely. Good location and mostly respectful neighbors minus a few bad apples that spoil the bunch.
Cons:
They are completely unreachable and unreliable and do not care if things in their buildings are in need of repair. They simply ignore the issue. The ceiling in the foyer falls off and water leaks in every time it rains and they simply do nothing. Heat and hot water is sporadic. They are rude and condescending when you complain about things they are legally required to fix.
Advice to owner:
Start caring about your buildings and your tenants. Do what you are required to by law.

There are very few pros about this building. The only pro that comes to mind is its lower east side location.
Cons:
Unresponsive management - don’t expect to ever hear back from management, they don’t care about you, they just want your $$. There is no super for the building. There are rats in the trash in the building. Very loud neighbors.
Advice to owner:
Get an in building super! RESPOND TO YOUR TENANTS!

Loved the Apt, Hated Mgmt

I liked the location right by Grand Street and Citi bike stations across the street. Trader Joe’s is really close and you can easily get to Soho on bike or about a 20 min walk. Roof isn’t “allowed” but everyone goes on anyways.
Cons:
Apt was not clean when we moved in, mildew in shower and burnt food on the stove. No one came to clean even after they said they would, I had to scrub the shower myself. Had issues with washing machine on day 1 and it took 2 months to get fixed. I was constantly talking to them, had to call all the time and get information. Turns out it usually is fixed within a few days but they “aren’t sure” why it took so long with me. They have an app where you can submit requests, several times they close your requests without any response. If you want to get something fixed, either do it yourself or expect to call someone higher up. Someone came to fix our ice maker (which never worked, even after the “fix”) and they left trash in the apt and the fridge was moved away from the wall and not pushed back. SMA Equities was the building mgmt- I will avoid any buildings with them as mgmt from now on.
Advice to owner:
Be more responsive. Check the apartments thoroughly before people move in and if something doesn’t work, then fix it
