Review Summary for Sina Mahfar
Summarized from anonymous rental reviews on openigloo.
Tenant reviews reveal that buildings managed by Sina Mahfar exhibit a broad range of experiences. While some residents praise the clean, pest-free apartments with updated finishes and convenient locations, many note severe management issues including poor responsiveness, delayed or ignored maintenance, and pest infestations. Heating and hot water problems are frequent, along with noise complaints and occasional security lapses. Package theft and garbage management inconsistencies are also reported. Though supers are sometimes described as friendly and attentive, tenants frequently find communication and repairs lacking. Prospective renters should expect varied maintenance quality and prepare for potential management delays.

Nightmare Slum Lord
Former Tenant
Pros:
Really great finishes in my unit. Dark wood floors, new stone counters and a super updated bathroom
Cons:
Absolutely terrible slumlord management. Had to call 911 multiple times because bldg front door wouldn’t open. Went without heat for months. Rats in the trash room and could hear them in the walls
Advice to owner:
Sell and let someone else manage this bldg

DO NOT RENT
Former Tenant
Pros:
There are no pros.
Cons:
The management toggles between unresponsiveness and harassment. There is no heat, there are no rodents, there are constant leaks and flooding. Avoid at all cost. They will try to put repair costs on you.

overall pretty good
Former Tenant
Pros:
The space is compact with a small kitchenette, and enough storage. The location is good – right in the heart of the Lower East Side, surrounded by great food, bars, and shops, with easy access to the subway.
Cons:
Super small and not the safest.

I would never rent from this company again!
Former Tenant
Pros:
Fairly new, didn’t see any mice.
Cons:
Management was awful. Never responded. Never provided a contact for the super (if there was one).

Good and bad
Former Tenant
Pros:
GREAT location. Amazing street with a lot going on but not too loud. Wide staircase that makes moving in and out easier. Rooftop is a plus.
Cons:
It's a pre-war building so everything is just very old and breaks often. I'm not sure if the other units were like ours, but our apartment was VERY overpriced. Paid $5,800 for a very, very tiny, dark place. Just beware and make sure to tour before!

Small place in the middle of everything
Former Tenant
Pros:
It’s fairly quiet on a not too loud street but close to anything you’d like to do.
Cons:
We had some things break in our apartment and they took many many follow up emails to get someone out to help. This is New York but even for New York standard the apartments are tiny.

It could be worse for sure
Former Tenant
Pros:
Kind super, improved dramatically over the time we lived there. Used to get packages stolen every day. They haven’t been stolen in over a year.
Cons:
Lazy management. Leaks in the roof always. Expensive for what it was. Dirty af when we moved in

Small but good for LES!
Former Tenant
Pros:
Super great location in the Lower east side, great street.
Cons:
6th floor walk up, no elevator.
Good price - crazy experience
Former Tenant
Pros:
Nice location in the Village, close to tons of bars, clubs, WSP
Cons:
Front door didn’t lock, homeless people and delivery drivers were always congregating on the stoop, bathtub didn’t drain, fire escape had no ladder, roaches, etc.
Advice to owner:
Please respond to tenants when they have concerns. I reached out to management so many times when things broke down and usually got nothing more than “sorry about that.”
Awful. Cramped. Unstable.
Former Tenant
Pros:
Good location. If you keep your apartment clean it’s a pretty cleanly apartment.
Cons:
Management is not prompt. Went months without A/C. Horrible communication.
Advice to owner:
Please be better.
