Classic Hell's Kitchen Pre-War

Pros:
Great location, spacious (for HK) apartments, only three apartments per floor. Top floor apartments are light-filled, and apartments on the back of the building are quiet.
Cons:
Building management can be difficult to get in touch with, Super can be slow to respond, walk-up building.

The space is by far the biggest pro to the building!
Cons:
I mean i dont know where to even start. Rodents and roaches are a huge issue. I personally killed over 15 mice in my apartment in the time I lived here - with my roommates killing a handful of others. The owners simply do not give a SHIT about you. Additionally, we had black mold in all bathrooms that we tried to have them clean multiple times, with no response. And then on top of that, we were without hot water for over 7 full months in the DEAD of Winter. The management company didn't even care to answer our many calls and emails and we even reached out to 311 on multiple instances, with our building still refusing to help. The WORST part of all of this is I live in Apt 1A and paid 5250. They didn't raise our rent on us once while we live there (because 5250 was a huge stretch for what the apartment was actually worth given the issues). We opted NOT to renew our lease for a third year - they still hadn't raised our rent before we declined. I just went to look at street easy and they raised the rent to 6500. Absolutely sickening. DO NOT RENT THIS APARTMENT

Literally be better. You guys are terrible

Mediocre building with unhelpful landlord

Pros:
Close to plenty of things to do, by the water and with decent rent.
Cons:
Not well maintained, the ceiling in the bathroom fell on our heads the first week in, the hood over the stove randomly fell off the wall, the fuse to the kitchen went out, the kitchen sink leaks, the garbage bins out front have been broken for MONTHS, and it takes them forever to fix anything. We’ve had to go so far as to contact the property management company to get any sort of response from the landlord to deal with our dysfunctional kitchen.

The best community but the worst pests

Pros:
The building is wonderfully situated in flower district so it’s always pleasant to leave the house. Everyone who is in the building has been there for years
Cons:
There are mice and cockroaches. Have to make sure you seal up all the corners. The management is extremely unresponsive

Conveniently Located Between a Headache and a Health Code Violation

Cons:
Here, you get the full package—pest-friendly rooms, noise-friendly walls, and leak-friendly ceilings—with a not-so-friendly lease to tie it all together. They’ve got you covered… sort of.
Advice to owner:
If you ever manage to track down whoever’s responsible for this building, let them know I’m still waiting on a refund—or at the very least, an apology and a mop.

Dirty stairwells and entryway, to get that out of the way but the management here is so god awful it borders on slumlord territory. We spent every last cent in savings we had to move after only living here a year. We spent almost all of last winter without heat or hot water, they almost never answer your maintenance requests even when you say it looks like your bathroom ceiling is going to fall in due to water damage, almost every appliance was broken when we moved in or broke eventually. We had roaches and mice and no one would take care of them. Save yourself the headache do not live here

Try giving a sh*T about actual human people who rely on you AND PAY YOU for basic human necessities

Great location, extremely quiet, especially for Hell's Kitchen, spacious units, choice of keys and app for door access
Cons:
Massive roach problem, which the landlord ignores (typically no response to service requests). I've had the super come in with keys with no notice in non-emergency situations, several plumbing and oven issues, and a broken front door. Anything fixed was out of pocket, as maintenance will not reply. Roaches were so bad and breeding in unit despite personally paying an exterminator that I ended up losing a lot of my stuff that couldn't be thoroughly sanitized (appliances, paper/cardboard/fabric materials) and quarantining my electronics. Nightmare.
Advice to owner:
Sell your property to someone who cares about it

Pros:
Building is very quiet. Bedrooms are very spacious and the dishwashers work extremely well. There is also a lot of storage space.
Cons:
There are roaches and mice! If you leave food or dishes out overnight you can find roaches in your sink. When you leave on vacation/the apartment is quiet and empty for a while, the mice will come out and you may spot one when you come back. Building management has been responsive to repairs, but not about pests.

- Backfacing units were shockingly quiet on such a busy street
- Backfacing units are up against no buildings so amazing natural light and big windows, fire escape is really pleasant in the summer
- Tall ceilings
- Great subway access
- Great takeout food access
Cons:
- Issues with pests
- Insanely loud heat pipe (even for heat pipes)
- Always a scene right outside, like even to take your trash out you'd usually need to pass by a few people on the stoop and then cut through the line to the bar downstairs before discarding the trash right next to the bar's door.
Advice to owner:
fix the heat pipe somehow

Management was awful! Trash never got taken out, our super never responded and stole packages, and we had a rat or pest problem almost every month

Greedy Landlord, Little Care for Tenants

Pros:
Most of the tenants are kind, pleasant and quiet.
The building location is nicely situated.
Cons:
Upstairs neighbors that shout, drop things, have running children, fight, cause leaks.
Bug infestations (roaches, waterbugs, plaster beetles) and no care to solving the issues.
Leaks are responded to by painting over the damage.
The front door was left broken and unlocked for months.
Garbage in the back is left improperly handed, rats getting at it daily.
Hallways unmaintained, dirty and trashed.

Issues to management take weeks, if not months for any kind of response and handling -- usually at the barest level of resolution.
Advice to owner:
Be an active, positive force for your building. Maintain it, repair damage proactively and in a timely manner. Handle bad tenants.

It was a very cute place, nice, good air quality (you could leave your windows open and not get tons of dust, good air pressure; presar building). If you attend FIT, it’s obviously super convenient location and I loved being able to run back to my place between or even during classes lol. Good closet space, fire escape you can get out the window to easily.

Gets hot as fresh hell in the winter when the heaters turn on which you don’t pay for, but I actually liked that because I left the windows cracked in the middle of winter and got fresh air. Friendly super, but rarely needed.

Again: biggest pro is definitely being an FIT student, it’s just super convenient. Good little college place, good for being fresh out of the dorms.
Cons:
We moved out because they wouldn’t negotiate rent during Covid when it was overpriced, and I think it remained overpriced. Dealing with management was always awful, although thankfully we only had to a few times. Packages were stolen regularly, and there was some crime in the building, someone even breaking a first floor apartments door knob off. Super sleazy broker and big brokers fee though, and super shady lease although didn’t find out until after the fact lol.
Advice to owner:
Skip the broker! And find better management.

The heat runs most of the winter really well (it can get really hot).
Cons:
Where do I start? Roaches, mice, overflowing trash, packages stolen, loud neighbor. Rent increases with all of the listed above.

Impossible to sleep due to heat pipe

High ceilings, cute tiled bathroom, back facing apartments are quiet
Cons:
Mice, heat pipe banged (sounded like a wrench being hit on metal) 5 to 6 times a night waking us up, heat piped also went off during the day making it hard to work from home, outdated kitchen, packages stolen, management unresponsive, apartment filthy on move-in and never felt very clean despite our best efforts

Please fix the heat pipe and get a professional cleaner to deep clean the place!
