Pros:
Building stays clean, feels safe, and seems well managed. Rarely any issues with laundry room or elevator. Super seems really good at her job, though have only had to interact with her a couple times. She lives in building and responds quickly. Management does send pest control monthly. Neighbors overall seem kind and respectful. Our unit is relatively quiet, though we are located on the interior of the building so we are insulated from some noise. No problems with heat/hot water or water pressure.
Would 100% choose to live here again, very happy with our apartment.
Cons:
The walls seem pretty thin, such that we hear our upstairs neighbor's TV pretty regularly, despite the volume not being overwhelmingly high. If your unit faces 173rd, I imagine you'd get more sound from kids at recess in the school during school hours. We get this noise just a little being on the inside of the building, and it doesn't really bother us. In the winter, the building has actually felt too hot regularly, even with windows open and our radiators turned down (better than being too cold, I suppose). We have had one package stolen - it is nice that there our package lockers that USPS can use, but other delivery services can't access them I guess.
As a side note, management originally listed our unit's rent as too high (it's rent stabilized), and we probably would've signed a lease with that increased rent if our broker didn't do their due diligence and make sure we were being charged the fair rent stabilized price. Would definitely watch out for this if renting here. To be fair, the management company otherwise seems ethical and ok.
Advice to owner:
Charge proper rent stabilized prices. Otherwise, things are going pretty well here.
