Nice Doorman Building With No Frills

Pros:
Doormen are helpful and reliable. In general, everything works and is clean here.
Cons:
The exceptions to the general working order and the disorganization of the staff and management are sometimes frustrating. Elevators had to be repaired and did not work for months. Plumbing is old. General upkeep has not been done for decades.
Advice to owner:
keep working on upkeep, communication, and organization

Great doorman team who know everyone in the building, well maintained, quiet neighbors and quiet building. Very nice
Cons:
You have to click the up button on the elevator in the main lobby very precisely to actually call the elevator, so sometimes you're standing there clicking it for a good 10 seconds before you hit it just right.

Barebones renovated apartment

Lots of light, good storage in apartment, renovated with new appliances and a dishwasher.
Cons:
Moved in with no gas utility, and it ended up being out for several months. No utility issues after that. The building has really no amenities to speak of except for a dishwasher. Super was non-existent. The building manager is very communicative, but the landlord is impossible to reach.

Great location, spacious units.
Cons:
Bed bugs, poor management, awful move in, realtor for the building lives in and is extremely unprofessional and slow, unprofessional door men.
Advice to owner:
Treat your tenants like they’re paying for the building not like they don’t belong.

Incredibly nice doormen, responsive management, very limited noise level given location
Cons:
Frequent water issues (usually planned in advance with notice, but water will be down for the whole day). Happens 1-2x a month.

Well maintained building. Good location. Full time doorman. Laundry in basement. Two elevators.
Cons:
If you face 23rd Street the sirens can be relentless.

New Terrible Landlord

Great location. Nice quiet building.
Cons:
Often dirty, especially with construction. Gutting apartments means construction noise ALL OF THE TIME. Money hungry landlord is renovating more and more units. Terrible management - nothing ever gets fixed.

Care about the people. Not just the money.

Really nice doormen and maintenance staff, gorgeous tall ceilings, quiet. Relatively big apartments. Laundry room recently remodeled. Neighbors seem nice so far but I haven't really met many people yet.
Cons:
Building management isn't the best, I've heard, and there's both a move-in and a move-out fee (??) which is annoying. I haven't had any bad experiences yet but other tenants have grumbled.
Advice to owner:
None.

Good water pressure when it works and it’s not brown.
Friendly doormen when they’re there.
Elevators when they’re not broken.
Cons:
Poor pest and bug control. Building constantly smells like stale urine (this is common knowledge amongst staff). The monopoly owner is borderline slumlord that doesn’t care and only employs family members (Google the family, it’s public knowledge). The heat and AC are always down and owner claims repairs are being done when they aren’t (don’t be fooled by heat and AC included). Water is shut down for 12 hours every other month for “cleaning.” Elevators are often broken. TLDR: avoid.
Advice to owner:
Be human and respect your tenants

The most confusing building in NYC

Dean! He is the best part of the building.
Cons:
I rent, but very confused about how/why the HOA could ever be this high - there are no amenities, elevators don't work well, the super is not responsive, and the doormen are kind but they do not announce guests/ let anyone in.

Dean (maintenance guy) is amazing, great guy and very helpful.
Water pressure is great
Cons:
- The elevators don’t work, which I guess is great if you’re into cardio
- Our floor constantly smells terrible to a point we’re embarrassed to have people over
- The washing machines and dryers randomly stop working so every round of laundry ends up taking 3-4 hours with between 3-5 visits to the laundry room.
- The doormen (except for one) just lay on the couch all day (we just call them “couchmen”)
- This dude on the 7th floor brought in a DRUM KIT, refused to stop playing it for weeks
- During the winter days, at least twice a week the HEAT BROKE, I work from home so I would sit indoors wearing a coat.
- Around once every two-three weeks the water break as well for 8-10 hours, good luck using the bathroom (theres a nice one on starbucks two blocks away)
- The rent is ridiculous, the maintenance fees are extremely high, I believe this is some money laundering scheme especially considering the above.
Advice to owner:
Sell it, but I doubt anyone would buy it for even 60% of the current price

Deceptively Nice Looking

Wide array of headline features, like a doorman, elevator, laundry room, central heating/cooling, etc.
Cons:
Poorly maintained building; regular heating/cooling outages, outdated bathrooms, dirty water from pipes, elevators regularly have issues, the list goes on... Few of these issues are apparent during an apartment viewing but become apparents a month after move in.
Advice to owner:
Fix your building instead of sending flyers asking if the tenants want a gym

I really like the front door staff. They are very personable and helpful. I also really like the space, for New York, we have a decently sized apartment. The heating works great and the a/c in our bedrooms also works great. My room is quieter than my room mates. Our landlords are very helpful and responsive. The super is also very nice, helpful, and efficient.
Cons:
There are cockroaches in the laundry room, but no rats. So choose your evil. The laundry room has been out of commission for almost 2 months. That sucks, but the dryers were free for a little which was a nice compromise.
