My home for the past 8 years!!

Pros:
Kind neighbors and overall community, the apartments have newer appliances and a seemingly modern finish.
Cons:
Landlord is never available; people are charged miraculous fees for God knows why; building maintenance never does their job completely… our bathroom ceiling fell as the result of the tenant three floors above us and the ceiling has never been properly replaced, causing mold issues. Laundromat downstairs is never working, has excess lint and mold… takes your money and doesn’t put the money on your card.

Low rent for the area, great natural light, open floor concept, the apartment itself is great.
Cons:
The building management is horrible. Get ready to live without hot water or gas in your entire apartment for 4 months. The building had illegally placed the microwave as well as the gas meter which meant that they had to break down walls in this buildings apartment during working hours and left the holes in our walls for months at a time. If you wanted to complain about this, guess what, they block your calls from coming in so they don't have to deal with you. On top of this they have a huge garbage issue so get ready to walk around rats every time you enter and leave your apartment. Did we get rent concessions due to the building not having provided hot water or gas for months (which is illegal), nope we did not. Summary: the rent is cheap but you will pay the price in horrible building management, not hot water or cooking gas, rats and a garbage issues. If it snows during the winter the side walk/stairs to walk into the building are not cleared nor salted (which is also illegal), so get ready to potentially slip and fall every time you walk into your building.

Good enough apartment

Exterminator came every two weeks and management was responsive. Quiet.
Cons:
There were some issues that the super just immediately dismissed (water going down very slowly)

1. Live in super
2. Great, quiet neighborhood
3. Close, easy access to a lot of stores within walking distance
4. Super was responsive to maintenance request
5. Relatively, quiet building not a lot of noise throughout the day/night
Cons:
1. The building itself was a little dated, the lobby could use updating.
2. Trash would pile up on the stairs leading to the basement instead of residents placing it in the garbage
3. In the winter, the pipes froze but we were informed to leave the water on a bit to avoid that in the future. Once we did that, we didn't have an issue again.

Poorly maintained building

Pros:
Huge apartments, tall ceilings, lots of natural light. Maintenance is very responsive. Location is good.
Cons:
Too much noise from the street traffic, very poorly maintained, poor waste management, sidewalk is filthy, and there are mice and roaches.
Advice to owner:
Do a better job with sanitation of the building

Quiet neighborhood and friendly neighbors. My apartment was gut renovated so I have nice appliances and a clean bathroom
Cons:
Bored teenagers vandalize common areas. Since covid it has been difficult to get an exterminator. Every single one of my packages gets stolen, but I don’t know if that’s someone actually in the building.

The management office responds to requests quickly.
The unit has a washer and dryer
Cons:
The building is extremely dirty. The super Harry is irresponsible - he will schedule appointments and will not show up, will tell you he will go get some tools and come right back and will disappear for hours or not return at all. He will only do the work after you complain to the management about him.
Advice to owner:
Please hire a new super

Pros:
The building is rent stabilized and in a nice quiet neighborhood.
Cons:
The building is filthy and smelly. Even if you keep a clean apartment you feel dirty entering and exiting the building. The super is slow to respond and does no general cleaning of the common areas. Every time I visit the basement to do laundry or use the service entrance there's a dead cockroach waiting for me.
Advice to owner:
Clean up the building (mop the halls, wash the walls, clean out the heaters in the common areas, fix the basement floor, make the laundry room more inviting, replace window screens, etc.), and have the super post signs when things aren't working. Sometimes the elevator isn't working or there's a flood in the basement. A sign would really help to communicate what's going on.

The space itself was decent
Cons:
INFESTED with roaches and bugs - in every room, cabinet, drawer and even the refrigerator. Neighbors kept belongings chained up in the lobby, including a motorcycle. Super was completely unresponsive as was landlord. Garbage was tossed down the stairs into an alley or was just left in a massive pile on the sidewalk.
Advice to owner:
Stop being a slumlord.

Had garage parking attached to the building for an extra fee, laundry in building, elevators
Cons:
Loud neighbors, management was slow to respond, only one heater in a 2bd apartment, not a lot to do in the area if you don’t have kids or don’t like sports bars, 15 minute walk to trains

The apartment had a nice layout. The views from the fire escape outside of my window were pleasant.
Cons:
Everything else. It was a poorly maintained building in every way - dirty, unsafe, packages would regularly get stolen, there were problems with pests, things would break down in our apartment too often, etc. Management was frustrating and didn't communicate well.
Advice to owner:
Do better, plain and simple.
