Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent reviews of buildings managed by Phil Lavoie reveal a mixed landscape. Tenants appreciate the excellent doormen and responsive maintenance staff, with many noting the buildings’ cleanliness and great amenities. However, concerns persist regarding management’s responsiveness, especially with maintenance requests and pest issues. Noise levels can be problematic due to busy surroundings, and some renters reported issues with water pressure and elevator reliability. While many residents express satisfaction with their living experience and recommend the buildings, a notable number of reviews indicate frustrations with management practices and rent increases, suggesting room for improvement in tenant relations.

Reviews

Former tenant·just now

Great place to live, wonderful staff

Pros

Fantastic location in Hell's Kitchen, close to lots of subways for an easy commute and to Central Park for outdoor fun. The building staff is truly the best - I felt so taken care of living there. All the doormen, porters, and maintenance staff were kind, professional, and really got to know us. Most of our neighbors were friendly and quiet.

Cons

Building management is not the worst I've ever experienced, but certainly not great. We requested a window cleaning 3 or 4 years into our tenancy and they said they couldn't do the upper floors 'because there are too many' windows. They eventually sent someone after a few months of asking and the guy said he is literally in the building every week? They were a little slow to respond/act with a leak and a pest issue but eventually got things done. In general Gotham lacks proactive communication.

The Atlas Review

Pros

I really liked the rooftop in this building. The floor to ceiling glass windows were also cool

Cons

You can hear 6th avenue right below and it can get noisy with parades or large events
