Lots of sun, C line studio. Loved unit, building, management and building staff.
Cons:
Hells Kitchen is busy, there's noise from the street but I'd say not bad and not too annoying. Walls are pretty sound proof unless neighbor loves bass.

- Friendly Doormen, Porter, and Handyman - on first-name basis with them - Very dog-friendly - Personally for me I loved the location - Close to Bryant Park - On a fairly quiet street (compared to nearby)
Cons:
- Had a few cockroach infestations from the dishwasher, had to call in handyman a few times - Poor ventilation - next door neighbor smoked a lot (which is prohibited), could smell from the bathroom - Laundry room machines always broken - sometimes hard to find an open or available washer/dryer

one of the best buildings in midtown

The doormen at the Atlas are genuinely so kind and will constantly go above and beyond for you. Most of the people in the building are in their 20-30s and there are a lot of dogs and not very many kids. We became best friends with our neighbors; everyone is truly so friendly! It's a very central location and the building is very well maintained. Most of our maintenance requests have been met within 24hrs.
Cons:
It's a very touristy area (but close to Bryant park which is nice) and the building amenities are super outdated and not worth it. They close the roof during the winter. They have been doing a lot of water maintenance lately so the water has been shut off/weirdly too hot sometimes, but they do give us a notice. We had a roach in the kitchen once, and pest control came by the next day and did a treatment and an inspection and we didn't have any issues after that. The leasing office is a pain to get a hold of and work with.
Advice to owner:
Update the amenities and add a pool table.

Great Building, Some Room for Improvements

Building staff are great. Generally very responsive. Building well-kept. BuildingLink App for filing and tracking maintenance requests. Friendly neighbors for the most part. Target downstairs. Pet-friendly!
Cons:
Usually only one “concierge” (front desk command/not exactly doorman) servicing three buildings with like a thousand apartments. They do have floating porters who attend to issues but the concierge is frequently overwhelmed with packages, food deliveries, issues, etc.
The PTAC air conditioner/heater is great when it works for the most part. It’s needed repairs/replacement three-four times over the years I’ve been here and each time it’s taken as long as a week - I don’t understand why they just don’t have all the extra parts and extra units around since there are so many apts here.
Advice to owner:
Need more front desk concierge. Stock extra PTAC units and parts.

Love the people who looks after the building and residents on a day to day basis. The apartment and the common areas are well maintained. The rental process was also very smooth with their in-house agent. The location is very convenient and has many public transportation options.
Cons:
The elevators have been going through renovation for a long time and so there has just been one elevator (out of two) that has been running. The sound insulation is pretty bad. I can hear everything on the streets.

Standard midtown highrise

The building is clean and the staff are professional and friendly. Maintenance requests are handled promptly.
Cons:
Building amenities are dated not worth paying the monthly fee to use.
Floors / kitchen cabinets aren’t the best quality and are showing their age.
There’s a decent amount of street noise from 6th Ave. But it’s midtown so it comes with the territory.
Advice to owner:
Provide better lease renewal options that incentivize good tenants to stay. And leave the roof unlocked during the winter. It’s nice to get some fresh air without having to step onto the streets of Midtown.
