Building management takes forever to fix things.
Former Tenant
Pros:
Location and transportation. Tashkent has the best produce.
Cons:
There is a major lack of urgency when it comes to doing repairs and maintenance in the building unless it is the building’s superintendent’s family who lives throughout it. When the entire back of the building was experiencing water damage to their units due to lack of preventative maintenance on the bricks outside, it took them almost a year for them to finally get around to fixing it. And even then, they work to patch, not fix. Your walls could be falling apart from the inside out and all they’ll do is slap a cost of plaster over it and call it a day. You have to jump through multiple hoops to get the building to do anything for you and your apartment and only when you threaten to withhold rent and call 311 will they maybe CONSIDER allowing the superintendent to do his job.

They also will not let you know in advance when repairs and maintenance are being done to the building that will affect us as tenants. They will shut off the water and then slap a sign on the lobby door right after to make it look like they did it in advance, meanwhile I just got home at 3AM from work and there was nothing there. Now it’s 10AM and there’s a sign on the door that says “tomorrow” with today’s date. When management comes to do inspections they also will give very little notice and expect you to be available all hours of the day for them to come and “inspect” your apartment just to do nothing about it. A few years ago they literally just tore up the entire sidewalk out front knowing full well there’s disabled and elderly people in this building who cannot climb up the side door stairs. I remember specifically hearing one of the other tenants in a wheelchair talking about how she couldn’t leave the building for the entire 2-3 weeks in took for them to fix it.

The heat is another story. When you actually need the heat you get nothing, but when it’s 60 degrees outside they’ll have it in full blast to the point where you’ll wake up feeling like you’re suffocating and need to turn your AC on in the winter. Then when it’s 10 degrees, the heat will come and go. It’ll turn on for 30 minutes every 3 hours. You will freeze. 311 doesn’t do anything about it either.
Advice to owner:
Work to actually fix your damn building because then maybe you wouldn’t need to come out every couple of months to fix the same issues over and over again. Also tell the superintendent to stop favoring his family. It’s annoying af being home on the 4th of July just to see them holding a party out the side door because loud and obnoxious.

RUN! This is not the place for you!
Former Tenant
Pros:
Convenient to the train and a little walk to prospect park and some of the restaurants/nightlife
Cons:
This a rent stabilized bldg, great right!? Not here!

The bldg is old AF, the maintenance is mediocre at best. The # of violations are ridiculous, getting anything done repair wise is exhausting, the roach situation that is now at a level of infestation is cringe worthy (an exterminator 1 day a month will never remove the issue), the response time from the super is crazy (his family lives throughout the bldg and their needs come 1st) and don’t be surprised if your neighbor is obnoxiously loud at all hours of the day and night.

This will be my last year in this apt because I work to hard to live in an apt that’s literally falling apart around me and don’t expect any repairs to be legit, they work to patch, not to fix and there are so many other frustrating issues that go on here. Because ultimately cash rules and they would much rather you get fed up and leave so they can gut It and charge double the rent.
Advice to owner:
We know as a properly owner that your goal is to make money! I respect that and your entrepreneurial endeavors. However, no one should ever have to repeatedly ask for basic needs in an apartment that you pay for but receive hostile responses from the management office about, a super who is too busy tending to his own family and side hustles to actually give shit and the lack of attention to detail, is next level. DO BETTER, karma is a bitch!
