Review Summary for Marvin Basch
Summarized from anonymous rental reviews on openigloo.
Recent reviews of buildings managed by Marvin Basch show a mixed management experience. Tenants appreciate spacious units, convenient locations near subway stops, and some friendly superintendents. However, recurring issues include poor cleanliness, inadequate garbage management, pest problems, and inconsistent heating—especially during winter. Responsiveness from management is often criticized as slow or insufficient, with maintenance delays and unaddressed complaints about building conditions. Noise and loitering around some properties add to tenant concerns. While some buildings are rent stabilized and offer affordable rent, there is a clear call for better upkeep, updated appliances, and more proactive communication from management to improve residents' living conditions.

Spacious for Price
Former Tenant
Pros:
Spacious living room and bedroom tons of closet space right next to subway stop
Cons:
Old furnishings walk up no laundry garbage around the corner rat problem cold in winters
Advice to owner:
Heat the building in winter even off peak

Goldmont does not make it a joy to live here
Former Tenant
Pros:
Rent stabilized in a pleasant neighborhood.
Cons:
The laundry room has been out of service for a year, and the machines require replacement. Management has taken no significant action to address this vital amenity, only sending a repairman who has been unable to resolve the ongoing issues. The hallways are quite dirty, and management tends to do just the bare minimum to keep the building up. Furthermore, the noise from children playing in the hallways can be quite disruptive.
Advice to owner:
Replace the laundry machines in the basement.

Nice place, nice price
Former Tenant
Pros:
Roomy, big ceilings, elevator, great neighbors, beautiful and convenient neighborhood, pretty cheap.
Cons:
Right next to the subway, which is noisy. Old kitchen, no amenities. Way too few power outlets.
Advice to owner:
New appliances please!

Decent apartment once you overlook the downsides
Former Tenant
Pros:
The super Ilir is extremely helpful, but he is so stretched thin at time he cannot accommodate everyone. Building is close to the subway line and is fairly central in Brooklyn to commute easily, perhaps the biggest redeeming factor.
Cons:
It is a bit dirty, people hanging out the lobby at all times smoking weed, roaches in the lobby / apartments (yes exterminators do come but if you miss it for the month you have to wait), people stealing packages and the owner doesn’t care at all. Certain dryers in the basement don’t work at all. The heat is sporadic (too hot, too cold). The floors are very thin so you can hear your upstairs neighbor very clearly. Some apartments are renovated (mine is), but not a gut reno, just a slight refresh. Have not had to file an official complaint yet
Advice to owner:
Take the time to renovate the building, understood it’s a rent stabilized building but the tenants would be grateful. Also be more responsive to my messages. You are quick to collect rent, but not very responsive when I need help.

Loitering In Front of The Building
Former Tenant
Pros:
The building is close to the train station.
Cons:
Loitering in front of the building and it is very noisy because of Nostrand Ave
Advice to owner:
Handle the loitering and garbage in front of the building.
