Fairly Decent Rent Stabilized Building

Pros:
Rent stabilized building, that is fairly maintained. Management is somewhat responsive, and if you really bother them they will deal with it. Live-in super, but there's been a fair amount of changeover in supers. Locked package room, though packages get stolen anyway. There's a pool but inconvenient hours, doesn't allow guests and you need to pay $50 per family to use it, so I don't. Big win is that the apartments come with ACs in the wall -- they are old though. I have had to have mine replaced a few times and they always complain and give me a similarly used old AC, but it's still cheaper than needing to buy my own. Dishwashers in the apartments, if your apartment doesn't have one they will install one for you. Pet friendly excluding dogs. Kind of an annoying walk to the Q but it could be worse. Neighbors are a lot of older European immigrant families who have lived in the building for 20+ and are nice. I almost never have noise issues, nor do I have issues with people using drugs publicly or it smelling of weed. I'd probably live in this building forever if they 1. allowed dogs and 2. a two bedroom opened up.
Cons:
Management try to get away with not doing stuff and have an attitude about every request. Building faces Ocean Parkway so it can be loud (as well as hot from the sun). Usually there are issues in the winter about the heat being on, but if you complain to 311 they resolve it. Packages get stolen, building is old and they don't try cleaning it or improving it really. There have been cockroach problems because the garbage rooms don't get cleaned. Wish they allowed dogs!

Allow dogs please :-)

Despite stabilization, rent is high - they hike it between tennants, but still below legal rent.
Management is evasive

Packages get stolen - front door has been broken on-and-off for two years

Great location. Crappy building. Trade off worked for me for a while!

Large unit for the price

I can’t overstate how nice it is to be this close to the park. Plus my apartment was massive (I think affordable because the train is right outside the window LOL)
Cons:
Dirty even on the day I moved in
Management tries to pin the blame on you
Walls feel verrry thin

Ultimately we never had any significant issues for management to fix… no pests, no mold that we know of, etc. So this trade off was fine — I can handle thin walls and dirty apartments can be cleaned.

Clean apartments and fix issues

Harassment and Filth

Absolutely nothing at all.
Cons:
Super and mgmt allow and seem to encourage harassment of the tenants who pay less rent. Maintenance is non-existent; fire-safe doors do not latch, knobs are falling off, broken tiles and holes in the walls. Super doesn’t clean; years of built up dirt and trash. Garbage area and backyard are covered in filth, pests, and feces; compost bins are kept indoors and unlatched making the laundry room smell like a sewer and spreading roaches everywhere. Just look at the reviews and HPD stats of this building and Jonas as a whole before you think about moving here. They push native residents/businesses out of Brooklyn and rack up plenty of lawsuits and violations in the meantime. It’s been covered in the news it’s so bad. The neighboring buildings and owners have nowhere near as many complaints as 222/Jonas. STAY FAR AWAY.

Poorly Maintained Building with Disruptive Neighbors

Pros:
At first I liked my neighbors, most were respectful and kind. Unfortunately many have moved away and it’s not the same building dynamic anymore.
Cons:
Loud neighbors that constantly fight both in the apartment and in the hallway/outside. Lots of trash around the building and a rat problem on the street. The washer dryer in the basement is not reliable and there are rodents down there which is why I go to the laundromat. Ongoing mold issue in my apartment.
Advice to owner:
maintain the property. Just because the building is rent stabilized does not mean your residents should be jumping over rats to get in and out of the building.

Cons:
Viciously harassed by a retired elder neighbor for an entire year with no assistance from Jonas Equitiy Management.
Expect to be hyper surveillanced by the super of this building.
Pests on premises -MICE, WATER BUGS, ROACHES, FERAL CATS
Advice to owner:
Pay back security deposit! It's against the law to withhold!

Overall great place to live

Pros:
Large, sunny apartments. Clean building and grounds. 2 elevators. Good laundry facilities.
Cons:
Supper's response for apartment issues is very spotty. I never had pest issues, but there was an infestation on one floor after a hoarder resident died in the apartment.
Advice to owner:
Retrofit to be AFA compliant. Please return the plants to the lobby.

Super is very helpful, large amount of space for a decent rent. Shared laundry room on each floor.
Cons:
Had a baby roach infestation once that I had to tackle myself. Appliances are way outdated and kitchen cabinet hardware is also falling apart (the broker had told me the kitchen cabinet knobs were “just replaced”). Laundry machines malfunction on occasion and have ruined some of my clothes. Heat gets way too hot in winter and no way to control.
Advice to owner:
Consider updating the building and unit amenities.

Good location. Close to the park.
Nice sized apartment.
In-unit washer and dryer.
Responsive management.
Cons:
Mice problem.
Broken tile and incomplete walls/floors.
Tub that has yet to be fixed (missing parts/too old to find right parts).
Won’t fix anything unless it is beyond repair.
Advice to owner:
Update the building and deal with the pests.

Chronic bed bug issue?

Pros:
Great super, decent neighbors, good floors and renovated kitchen, great size and location for the price
Cons:
Bed bugs. Chronic issue apparently. Exterminator says it’s been going on for years and he has to keep coming back. Wish I’d known that before we moved in. Management company terrible communication. Also the pest control company they use is not open at all on Friday nights or Saturdays or any time during the Jewish holidays at all. And the bedbugs keep coming back.
Advice to owner:
Invest in better pest control and work on your communication skills.

Diamond in the rough

Pros:
Conveniently located close to public transportation and not too far from Prospect park. The neighbors are courteous and friendly. Recently updated elevators and stairwell lighting. Pool available during summer.
Cons:
Pool only available for tenants and no guests are allowed. The pool is closed on Saturdays and the hours are inconvenient otherwise. The building manager will try to extort a fee for the pool pass during the summer even though the pool is an actual amenity included on the lease. The manager does not follow up on requests for service. If he does not catch you on his time because you’re out or working he will not return unless you complain. The doorman was let go at the start of the pandemic and has not been replaced since then. We now have more issues with packages going missing. He used to deliver the packages to each apartment. No bike parking/storage area although there is a lot of room for it in the back of the building.
Advice to owner:
Invest in bike rack. It will make a lot of your tenants happy especially in a city that encourages eco-friendly cycling as alternative to driving.

Parking lot had a ton of potholes and it took management forever to respond to a maintenance request if a job was beyond the super’s expertise

Issues but decently priced

Rent stabilized, decently priced, quiet, neighbors mind themselves, decently sized laundry room, lots of space and sunlight
Cons:
Super doesn’t really fix things or when ask to fix things, proceeds to somehow break it in a different way. Emergencies tend to be dealt with but you’re out of luck when it comes to other items. Been requesting fixes for years and nothing has happened. Leasing agent Phyllis is absolutely terrible to deal with too, so be glad you only deal with her once (she gets things wrong and then proceeds to berate you if you ask about the mistakes). Isn’t cleaned that well, and the walls really all need a fresh paint job. Window at front of building has been broken for two years and hasn’t been corrected. For how cheap rent is, it’s better than other places at least but doesn’t excuse the issues! I’ve ended up fixing issues rather than waiting months for no responses.
Advice to owner:
Hire a new super who knows what he’s doing or train him better, incorporate a digital help request form rather than putting a paper in a box, clean the area better.
