Pros:
Is located in a secret foodie part of Manhattan
Cons:
Rats, mall patrons increasing rats, roach, and constant fines from their litter affecting the quality of life of residents. One superintendent for multiple properties means slow and incomplete maintenance for multiple years.

Pros:
This is a low income building meant to provide affordable housing to predominantly POC.
Cons:
This property has various issues making it almost embarrassing to be a tenant….
1) The elevator has not been inspected in years. It breaks at least once a month and forces everyone who lives beyond the 1st floor to walk up a maximum of 6 flights of stairs, without warning, and is a huge inconvenience.
2) The payment system is disgustingly outdated and requires tenants to travel up to 120th street to physically hand in a check on the first of every month.
3) Packages and mail are NOT secure. The mailbox area has been left unlocked where anyone could open it in its entirety and grab anyone’s mail out. Packages have been stolen by other tenants on several occasions because there is no secure area for delivery.
4) The incompetency of the super assigned to this building is beyond me. He, and other building management, are incredibly difficult to get a hold of for maintenance. Once you are able to reach the super, he will take his time and truly make it on HIS time, to repair your problem half assed and disruptive in your apartment. We have paid over $500 in outsourced services because the building assistance is horrible.
5) Bugs. Mice. Etc. again, we have had to find our own exterminators and pay $600+ to have a company come in to fix the issues we have in our apartment. There is an exterminator that comes in once a month, if that. They spray some stuff and leave, honestly making the issue worse in my opinion.
6) This building has cleaning staff who are seen throughout the month but on the day-to-day, the elevator has trash and the lobby is gross.
7) The tenants are thieves (packages) and the security cameras do not work so nothing gets resolved.
Advice to owner:
Just because you’re low income housing, it shouldn’t be synonymous to poor living conditions.

Building destroyed, no Hot Water for months still, no gas!
