Nice apartment in a good location!

Pros:
My apartment was clean and ready and the Super Sammy responded when we need touch ups. The manager responded quickly and had someone to fix my fridge and the HVAC system. The building was always clean and recently painted.
Cons:
The super does not live in the building so you have to wait for him to come which he does timely! Trash is an issue as some tenants hair dump in the trash area and not into the cans.
Advice to owner:
Put split systems in all units 1st and 2nd fl apts you have inefficient heating units that cause vey high energy bills!

horrible building - stay away please

Pros:
crazy expensive broker is rude as hell, he thinks no end of himself. the apt was not cleaned when we moved in we were moving in from a different country and he took advantage of our naiveness. and told us all the apts are cleaned by the renters when they move in. the apt is very small for the price

storage room is useless. if u dont take stuff within 5 mins it gets stolen

Awful building - stay away

Close to central park
Cons:
Heat not included and most units only have electric heat so heating bill in the winter is expensive. Such a scam. Multiple packages have been stolen. Building not very clean- there is always trash sitting outside the trash chutes
Advice to owner:
Be more transparent about heating coats

Utilities are insane

Conveniently located to morningside park and the farmers market, garbage shoots and laundry in unit
Cons:
The utilities here cost as much as my rent. The apartment is freezing in the winter. Mini refrigerators are terrible and they could have fit a larger one. Tile floors made apartment colder

Great location and at least has a package room
Cons:
Heating system did not work whatsoever in winter, many pipes froze and burst in winter throughout the building because of insufficient heating + lack of insulation. This led to flooding, burst ceilings, no water for days. Roaches. Rats. Trash always scattered in front of building. Super, though lives on-site, is not there often so you'll have to wait around if it's an immediate need. Unit wasn't cleaned or properly cleared when we moved in or when repairs were done. Management is usually unresponsive.

Don’t live on the first floor

Cute building, centrally located near lots of shopping, parks, the subway and restaurants.
Cons:
When my electric bill was over $1000 for one month, I accused the super/owner of stealing power from me. They all assured me they were not and a month later my bill was down by more than half that price. I’m not stupid. I do not trust the people that run this building. They lied right to my face and told me I was the one wrong. The real estate agent even got involved and got nasty with my father.

It’s also insanely cold on the bottom floor, like I mean out door temps. Management doesn’t care and just tells you to turn the heat up. There is clearly some sort of scam here because their electric is so expensive!! (My new building, my electric&gas costs $80 a month, seven blocks away) Everyone treats the disposal area like the streets of nyc. It’s nasty and the super leaves passive aggressive signs all over the building.

In every bedroom of my apartment, a light fixture was broken. In some rooms two. My hallway lights would never work properly and would flash on and off sometimes

The tenants above me repeatedly had leaks that would leak into my kitchen from above.

Finally, I lived in a unit with a washer/dryer so because of it, my kitchen had no drawers
Advice to owner:
Listen to your tenants, fix whatever insulation problem or you will never have happy tenants. Get a better heating system.

Walk up, no laundry in building

So super close to the THREE parks, including Central Park!
Cons:
Crime, can’t walk around alone at night, not clean hallways, no elevator, no laundry in the building

Great apartments, not-so-great building

Pros:
Newly renovated apartments and really well-priced. Never a single rat or roach in the apartment the whole time I lived there.
Cons:
The building is very smelly inside of all the hallways and there is clearly a pest problem because surrounding the building and in the hallways there are dozens of flies and other bugs at all times. I hold my breath whenever walking around. There are frequently rats at night but those are mostly around the sidewalk and that seems to be more of an NYC problem.
Advice to owner:
Manage the smell in and around the building. The apartments are beautiful inside but the building is dirty and unpleasant to live in.

Good for short term/single people

Pros:
Great location as far as proximity to train. The landlord was responsive enough but he seldom if ever picks up phone calls. Only email. Sam and Eric work their hardest to maintain the building.
Cons:
However be weary of the neighborhood as there is a lot of drug use in that area. The trash area was disgusting and ridden with rats. We’d run to open and close the trash can. Also had an issue with loiters on the stoop early on into moving but they eventually stopped after landlord put up a sign. Railings were often very shaky and unsecured. We never saw mice however there were a few water bugs here and there. Appliances were old and small for the size of the apartment! The 2in 1 washer dryer took 3 hours to wash and never dried our clothes.
Advice to owner:
Get rid of the carpet in the hallway/staircases, it’s gross and collects massive amounts of dusk very easily. Invest in better appliances especially the refrigerator and washer/dryer . Ensure that the railings are secure. I wouldn’t raise a family here as it’s definitely more of a first time apartment.

The building is relatively new and owner was always responsive to what we needed
Cons:
There was some bad construction done (holes left in the drywall behind the stove) prior to the current owner but they fixed as soon as I found it

You will freeze

Cons:
on the first floor we could not get the heat over 60 degrees even when it was on full blast. heat is ELECTRIC and our bill was over $700 a month during the winter. for 55 degrees. Health hazard and SCAM as we were left without any options/help
Advice to owner:
fix the heat? stop being despicable? whatever I dont live there anymore. don't live here on the first floor.

Average apartment building- good in unit amenities

Pros:
This building is an ideal location, generally clean. The appliances are not the newest but they work well. It is great to have both dishwasher and w/d in unit and the bathroom is great quality! This is the building highlight. Good water pressure.
Cons:
It takes a pretty long time to get response from the super. They did not fix issues that I pointed out upon move in. Unless it is a bigger issue (ex. problem with stove), they don’t really care to fix it. Absolute lack of closet space. The management was unable to provide any rent flexibility due to COVID. I had mice in my apartment right before I moved out. It took 3 days for the super to respond to my messages about this.
Advice to owner:
Please address the amount of time it takes for the super to respond and complete repairs. If you are inflexible on COVID circumstances, then please provide high quality service.

Quality building, slow repairs

Pros:
- Quiet area
- Apartments are newly renovated and in good condition
- Heating, internet, water pressure never an issue
Cons:
- The super seems overworked- it takes months to get anything done.
- It took 3 months to get lightbulbs changed. I still haven't had other repairs reported 4 months ago completed yet even with regular follow-up.
- Trash regularly piles up
- The stairwells and common areas are dirty.
- The bike rack area isn't safe to store bikes, there's a hole in the top of the fence.
- Outdoor area patio needs renovation
- Landlords aren't supportive to people with changes in financial situation in these tough times
Advice to owner:
1. Be more responsive to repair requests. Your current super is great, he needs better support. 2. Stop trying to turn a profit on people who are financially struggling, especially in a pandemic. You already know your line of work is unethical- just try to make it less so?
