Great building all things considered

Pros:
Quiet most of the time, clean common areas, the units are a great size for one person, you really can’t beat the location it’s convenient to everything. Reasonable rent increases. Many people are here for years.
Cons:
Some of the contractors have cut corners. The landlord will repair things if they break though so it’s not like you’re stuck with it.

Great proximity to park and subway; bad super, lots of mice, iffy block

Proximity to express subway and Riverside Park. Building full of families. Residents are great.
Cons:
Super is extremely unresponsive, and the service he provided was poor.

Had major issues with pests - a roach problem upon move-in that resolved, and a terrible mouse problem that was never resolved.

Block is spotty - you'll see some drug activity, and it wasn't uncommon to see human feces on the block. The block is also overrun with rats, though I never saw any inside the building.

Packages were constantly being stolen from the lobby. Management and ownership never did anything to resolve this. Instead, the super suggested we always be available to accept packages.

Rent hikes of ~$300 every year.

Heat is very often uncomfortably high in the winter. Radiators sometimes so loud that you had to turn them off entirely and sleep in the cold.
Advice to owner:
Do something about the mice, get a better super, do something about building security

okay building on bad block

clean building, washer/dryer in unit (although it was 1 machine so the dryer didn't work that well), new-ish amenities. close to the 96th street subway stop. proximity to riverside park is a plus.
Cons:
overpriced for what you pay in terms of space and location. had a big mouse problem toward the end of our lease. the apartment is located on a block with affordable housing / shelters, as well as a huge rat problem. I could not walk down the street at night without worrying that a rat would run right in front of me. it was so, so gross.

super would respond sporadically to our requests for issues - sometimes he answered sometimes he didn't. management essentially stole money from our security deposit for an issue that pre-dated our move in (they claimed we should have fixed it, but we didn't think we could because we received the apartment in that way - plus they immensely overcharged what it cost to fix. I wouldn't be surprised if this is a scam they run with every apartment year after year). really rude interactions with the manager at the end. oh, and they will come by at any time day or night to show your apartment once you're moving out.

overall would not recommend living here. the block in and of itself is one to avoid, and the building doesn't make up for it.
Advice to owner:
believe your tenants who are responsible and care for their units like they're our own. respond more promptly to issues and stop trying to steal money from security deposits. make sure the super actually freaking shows up for apartment inspections and responds to messages

Very quiet unit facing the back. South facing. Beautiful pre war details.
Cons:
Heating was really inconsistent. Sometimes didn’t work in my bedroom at all and it would get freezing in my room. Had to beg the super to get things done.

My unit was newly renovated, so it was nice. Never really had a bug issue outside of some spiders, but there is a sheet to ask maintenance for an exterminator monthly.
Cons:
Any interior-facing (alley) apartment will get little to no light. Package thefts occurred also.

Drafty and sometimes challenging to get super to come over for lower priority issues. Packages get stolen and management refused to upgrade to video intercoms

Location. Landlord lives across the street and will answer texts if you really need something fast or are worried about something. They are professional, polite and decent people
Cons:
The apartments are fairly small, but they are all upgraded and refreshed when long-timers like myself move out. The apartment I'm leaving will likely be gorgeous after they refurbish.
Advice to owner:
Put some plants out front. Used to be a flowerbed, but they cemented over it. I'm certain they had a reason, but a little greenery makes a building so much more attractrive. Also, put heat thermostats in each apartment so we can turn it down when too hot. My apartment doesn't have that in the living room... gets way too hot.

Nice Building Bad Block

Family friendly neighbors
Everyone in the building is friendly and nice to each other for the most part
The man in charge of cleaning the building is incredibly reliable, cleans the stairwells and elevator daily and takes care of the trash multiple times a day.
Cons:
Super is impossible to get in touch with. You have to remind him multiple times to come and then he comes at off hours or complains of the inconvenience.
Advice to owner:
Have a more responsive super to actually require him to tackle issues asap.

great location, pretty decent space within units

- roach & mice infested. big roaches & german roaches! can’t leave a loaf of bread on the counter without waking up to chew holes the next morning, even after pest control came 2 times just for mice treatment.

- the building might as well not be managed. the landlord will respond quickly via email, but good luck getting the super to do anything about it. we had flooding from unit above in the bathroom & the hole was never fixed - so we’re constantly cleaning up ceiling debris.

- it’s pro-cigarette smoking, so if you enjoy having your neighbor’s cigarette smoke waft into your unit all throughout the winter, it’s perfect for you!

- heat is left on for too long in the winter. gets really hot in the apartment

- multiple occasions of stolen packages. when we complained to the super, instead of putting in a camera, they just put up a paper sign in the front door saying, “ be home when you’re expecting a package or have it delivered elsewhere.”

- people will buzz your apartment all throughout the day, even if you aren’t expecting a package or visitor

i was really sad to leave the neighborhood, but i couldn’t live in this apartment a day longer. it’s not worth it - that’s obvious from the amount of turnover this building experiences.
Advice to owner:
try to remember you have a building to manage & maybe you’ll have tenants stay for longer than 1-2 years. hire a super who actually does their job.

The tucked away haven

Never heard sirens, landlord cleans the stairs/lobby regularly, management has replaced our appliances and janky cupboards within the last 2 years of living here, amazing location, quiet and safe, exterminator comes every month to spray and we’ve only ever had one single roach in 2 years, just repainted the lobby and stairwells

Old, no fire escapes on the building, electrical is super old so we can’t have a/c in our living room, carpet on the stairs is kinda gross

Not a bad place, beware erroneous deposit deductions

Overall an excellent location in the Upper West Side. Close to the 1, 2, 3 and Central and Riverside parks so no complaints there. The building itself is standard for the city. Super was responsive to pressing issues. Amenities were modern and generally nice. Also, incredible living room -- highlight of the apartment. The light in the living room and spaciousness made for a nice living and work from home space.
Cons:
The layout of the apartment is very odd. It feels like a 2 bed 1 bath that was turned into a 3 bed to squeeze more people in it. The stairwell/common space was plagued by various messes like squished grapes or random nonsense that would go unattended; nothing egregious but still. The degree of separation between the owner and the property management obfuscates responsibility after move-out. The actual owner is difficult to get into contact with and is hostile to any challenges you may have regarding the state of the apartment upon moving out. Even when clearly in violation of NY statutes (regardless of whatever proof you have), he will attempt to bully you via threatening legal action, however erroneous, to deter you from considering small claims court filings or just finding a reasonable solution without escalation to court. Long story short, document every little thing upon move in and move out (I mean meticulously), and even then you still you run the risk of junk charges being taken out of your deposit followed by outright hostility when you inquire about it, if you can even get in touch with the owner at all! Don't expect him to approach disputes in good faith.
Advice to owner:
Don't squeeze tenants. Even once they’ve left, it's a bad look to make a habit of extracting unreasonable amounts out of regular people who don't have the time or resources to fight you on it. You are the owner, consider being more responsible and reasonable in these situations.

Maybe seen 2-3 bugs 9 months into my lease which is definitely much better than expected for a prewar building.
Cons:
Gets a pretty cold sometimes, management is very unresponsive to any issues with appliances/water

Don’t use a broker —Tosh marks/Gail are beyond incompetent
