Pros:
I liked that my apartment had a good amount of natural light and a washer and dryer.
Cons:
I did research into my unit and found it had been illegally deregulated. The tenant before me had been there six years and was paying $600 dollars a month in rent. They raised my rent $400 - $500 dollars each year and by the last year I was there they wanted me to pay another $400 more, even after revoking roof access (that they said was open and an amenity when I moved in paying much less). I looked and saw they got the current tenant to pay closer to $2800.

Right across the street from a fire station that is very active as well as a Temple on the corner that blares an air-raid sirens every Friday at sundown for Shabbat. Bedford ave in general is very loud at all hours of the day with traffic.

There was also a constant, on-going issue with roaches and mice.

Landlords made it very clear that I was there for them to make money and didn't care about anything else otherwise.
Advice to owner:
Treat your tenants like people with feelings as opposed to sources of income.

Cons:
Roach infestation ruined everything that I owned. It is very severe and the exterminator only perfumes roaches. They're not telling new tenants about the buildings horrible conditions.

Landlord feels way too comfortable entering apartments without consent and showing up outside of business hours. Harrassment, tresspassing and violating my privacy making me feel unsafe.

The super eves drops and yells throughout the building. The building manager thinks that he can do whatever he wants and violates my tenant rights and my lease and the landlord just lies and doesn't care even as a paying tenant.

One time they came into my apartment through the window (because they don't have key copies) and made damages in my apartment but claiming them as repairs. Mind you they came into my apartment without any notification, communication or anything in a non emergency. They made damages and never fixed them. As they expressed through email is that they didn't want me living there that they want to raise the rent. Once again I was a paying tenant.

2025: They came into my apartment and left the door open rummaged and threw my personal belongings. My private photos were exposed in the couch. And my belongings in the trash b/c they want to rent out the apartment immediately even with the bad conditions. I just came out the hospital after given birth only to come back to my apartment cleared out without my consent as my term wasn't even up yet. It wasn't the first or the 15th of the month btw. The landlord does not care it seems. They have their broker Izzy constantly reach out to me about showing my apartment when my term wasn't even up. While I was living there. I was harassed and bullied out the apartment and my safety and health as I was pregnant was threatened. But I also feel like I was discriminated and bullied out the apartment.

Grocery store and most essential place are quite a distance. Super noisy neighborhood.
Advice to owner:
They won't care lol... shady business

Pros:
I love my unit itself -- super spacious for a NYC one-bedroom apartment, so much natural light, great water pressure. Location is convenient for me. Parking is easy. Our super, Luis, is absolutely wonderful & incredibly responsive whenever I've needed anything.
Cons:
This apartment (and I suspect all apartments in this building) was illegally deregulated from rent regulation. They are charging more than double what they are legally allowed to. The management company is unresponsive and I've had bug issues repeatedly for most of my tenancy here -- they do not address issues that are completely within tenant rights to raise.

Poor management, not clean, nosy super

Pros:
Definitely a safe area.
Cons:
This building often has a roach infestation on all floors and, from experience, inside units on the 2nd floor. The floors are often dirty, the wall paper is peeling, weird smells and very poor lighting in the hallways. There is constantly noise from the water that runs in the pipes and creaky floors that you can hear from your upstairs neighbors.

Management takes so long to reply and really don’t seem to care about basic issues like broken down kitchen appliances or broken front doors.

The super is so nosy, he seems to always be checking peoples trash and delivered packages. He and his wife live in the building and they will yell their conversations from the ground floor where his workroom is and the first floor where they live.
Advice to owner:
There’s nothing to suggest when management won’t listen anyways. Get a better management team, including super

Pros:
Great place to live if you are looking to stay in a community based area. Safe community as there are many schools.
Cons:
The G train is the closet train after a 15minute walk.
