Hidden Gem in West Village

BEAUTIFUL and reasonably priced space in West Village - good landlord who responds quickly. Newer appliances and good natural light.

Great unit, awful building

Our unit is great (very spacious, exposed brick, washer/dryer in-unit, washing machine). Many of the neighbors have been living in the building for decades and are very friendly. There’s an elevator.
Cons:
Management does not respond to issues:
- three of the windows leak during the rain. We first reported this in the summer of 2021 but the leaks and minor water damage wasn’t “repaired” until the spring of 2022. They never came to finish repainting after they plastered the walls so I did it myself this summer. This fall, the huge rain storms caused even bigger leaks (water pouring through the ceiling above the window) and a different window started leaking causing the plaster to fully fall away and leave an exposed hole to the beams. Management hasn’t responded to emails or our posts on their portal to requests to repair the damage at all.

Common areas are dirty:
- Only the hallways get mopped so the stairs, elevator, and entrance are visibly dirty at all times. Trash often gets left in the stairways

Packages often get stolen
When neighbors smoked in the hallways it got into the apartment (not great when you have toddlers and babies) and management didn’t address the issue
The elevator is often broken
Very loud street parties sometimes happen on week nights (especially in the summer) on 152nd street from 8pm-2am

Respond to repairs in a timely manner

Pros:
there was nothing good about this building except for noise was fine
Cons:
safety - lots of people loitering at night, ton of pests everywhere had a huge cockroach issue, rats run rampant around garbage and outside the building, everything broke down in the unit, ceiling flooded the apartment with water, hot water would go out, all our packages would get stolen, list goes on!
Advice to owner:
please fix all the issues!

Pros:
Really liked our first floor 5 bedroom. The rooms are small but the layout is nice and the lobby, basement, and elevator are all well kept. The super and building manager, Freddie, are nice and responsive, although the super does not live in the building.
Cons:
The super does not live in building, but we never had huge issues. The apartment was extremely dirty when we moved in and we got our own cleaners. But the previous tenants were disgusting. They never fixed our washer/dryer when it broke but we were okay using the basement laundry.
Advice to owner:
Better clean before move in, fix the combo washer dryers or buy new ones

Pros:
If you’re a student at Columbia this is a good option to live with roommates. A lot of the tenants are students so it works out pretty well
Cons:
There is a rat problem in the apartment and we had a rat in our apartment. The outside of building also has a lot of rats that come out at night. The super is a bit creepy and there are a lot of sketchy guys who loiter outside and smoke joints even though they don’t live in the building. Also package theft is a huge problem here
Advice to owner:
Figure out the package theft situation. Have a better security system in place.

Apartment was renovated, everything looked brand new.
Cons:
There is a pest problem here with rats living inside the walls, you will hear them very clear. Management is the worst I've ever seen. The super is very disrespectful and will do nothing to help, just sits in front of building, he can barely walk, let alone help out when you need help.
Advice to owner:
Train your employees with social skills, very disrespectful including people in the management office.

Never ending roach problem
The super will rarely adequately fix things in a timely manner if at all, or insist that there isn’t a problem in the first place.
Dishwasher has never worked despite having it “fixed” every few months.
Very poor heat in the wintertime, but when we complain of no heat there isn’t really a response.
Two of the rooms in our unit have windows facing a wall directly so no sunlight
Advice to owner:
More responsive with repairs, particularly adequate heat.

It can be a bit difficult to reach the super for repairs and oftentimes we are told there isn’t a problem when there is
