Pros:
Because we were the only unit on our side of the floor, it was very quiet. The alley is super quiet too.
The heat is well-controlled in the building.
Cons:
We did encounter roaches
It took them almost a year to find a new live-in super

Bad, but tolerable

Pros:
Major pro of this building is that it has in-unit washer and dryer, which is a luxury in the city. This is the biggest upside to living at 360 W 51.
Cons:
Persistent rodent issue. I lived here for 2 years and we had tiny mice 2-3x a year. We only ever knew because we had a cat that would chase them.

In the winter, the units get extremely cold and radiators aren’t that strong. There was one winter night where there was no warm water.

To make matters worse, management isn’t super responsive/friendly.

Very good lighting, elevator, pet control comes once a month.
Cons:
The heater is insane and you cannot control, there have been things that break and it takes a few weeks to get fixed.

Renovated But Not Really; Typical NYC Apt/Landlord Problems

Location is fantastic and the amenities are a great convenience (new dishwasher, plus in-unit washer and dryer). Super close to restaurants and great nightlife. Living room and kitchen are massive for Manhattan and quite bright. Water pressure was GREAT - just watch out during winter since it's a very thin angle between cold water and steaming hot.
Cons:
German and American roaches due to painted-over rotten wood in the bathroom, even after we sealed up cracks in the bathroom/kitchen/hallway floors and windowsills. Usually saw about one roach per month (still impressive for a ground floor apartment NYC) but that was with avid cleaning, resealing, and monthly exterminating - and during a very dry year without much rain.
Saw two mice during our one year inhabiting.
Manageable water leak in the hallway ceiling during the spring (NOT during rain). No cause was discovered, and there's still a faint crack in the ceiling/water damage behind hallway's paint.
Windows facing the street don't keep sound out at all from the front room - lots of foot traffic from the restaurants on 9th Ave, ambulance sirens, and car horns. You WILL hear the rats squeaking and getting into the trash when it's set out at the curb.
Center rooms are small and dark on the lower floors.
Rent going up $300 after we vacate with no updates made to the apartment ($5200 to $5500).
Advice to owner:
Upgrade trash service, investigate leaks

Pros:
Great Locatin, friendly neighbors. Simple signing process. There is pest control and a cleaner for the stairs/ doorway
Cons:
When fixing is needed, they will say someone is coming. It's 50/50 if they actually come. Once they do, they look at the problem and then say "ok I will come fix this after lunch " and never show again. The super (Omar) apparently only talks to men. He only answered my bf calls, and I heared 3 other neighbors that confirmed this issue.
Another issue is the heat, they rarely turn it on and when they do it's very limited about 3-minuts. I use my own radiators heavily which is not great for my coned bill.

Cheaper UWS apartment with ongoing pest issues

Close to Columbus Square (Target, Whole Foods, HomeGoods, etc). Overall respectful neighbors. Good pricing for the area. Close to subway
Cons:
NYCHA across the street has caused major rat issues on the side of the block and people loitering (smoking, drinking blasting music often). Be prepared to have many rats around the front steps and garbage. Laundry room has rats and random leaks. On and off roach issues throughout the building even with monthly spraying.

Great and attentive super, the lobby and hallways are always clean
Garbage taken out consistently, never seen rodents and only a few bugs in the building but never inside the apartment
Elevator and laundry machines
Tidy packaging area, never have had an issue with mail/delivery
Cons:
Not really a con but the elevator has stopped/needed repairs more than a few times. Not frequently but sometimes not rarely either
The management company is very understanding with rent grace period and you can make payments online via Bill Pay, but getting deposits back was very time-consuming and a hassle for no reason. Also took over a month.

No real complaints. It is an older building so there is some charm but very well maintained for the most part.

The area and closeness to the park and train stops.
Cons:
The building is super rundown, the apartment I was staying at was full of roaches and the landlord never sent an exterminator. The laundry room was also infested with roaches and rat poop with the machines always broken. There is always noise on the street, and the garbage room is filled with rats.
Advice to owner:
Exterminate more often and take care of the amenities.

Michael the building super was amazing. was always willing to help when available and did a good job of making sure garbage and recycling were taken care of. overall the tenants are all nice and respectful. hallways clean but could be brighter.
Cons:
Elevator was terrible for years but was replaced. is still tiny. while the super is great, the property management company isn't the most responsive or helpful

Pros:
Great location and the apartment was large in comparison to other units in the area for the price. Water pressure was good and kitchen updated. Separate space for kitchen and living room with a nook for eating. Young crowd in the building so everyone was chill with one another and friendly.
Cons:
Constant mice running through the unit, when contacted they send maintenance men who barely know what they are doing and never accurately fixed the problem. They also never let you see how they were fixing it and would not try to find holes. You can tell this is an old building by the lack of updating when it comes to holes and cleanliness. You have to berate management to get them to do anything, our fridge broke and they repeatedly took forever to send someone out to help. Super never answered his phone and was useless.
Advice to owner:
Clean, clean, clean and clean. Try to actually patch up holes and not do shitty work.

Great, Quiet Little Building

Quiet, clean, well-run, super is friendly and helpful, convenient to grocery stores and restaurants.
Cons:
A few small things could use work: sketchy step on the way up, door knob on unit is loose, floors could use refinishing. But these are small issues, nothing major.
