Very unsanitary building, neglectful management

Pros:
Great location, very close to the train, close to 2 parks and cute neighborhoods. The heat is pretty good.
Cons:
The building is unsanitary. Over the course of living here for a year, I have encountered bedbugs, rats, mice, and an unending parade of cockroaches despite constant professional and DYI pest control measures. Other units in the building have reported the same infestations. Every week, the trash room -which is open to the street- overflows onto the sidewalk and smells horrible as you enter the building. The hallways and stairwells are dingy, narrow, and smell unpleasant. The management is a large corporate management company which takes no interest in tenants besides getting their names on a lease and collecting checks. It's like pulling teeth to get any sort of response from them.

Renovated apartments (although very poorly renovated they looked nice at move in)
Cons:
Building is dirty. Landlord doesn’t answer the phone. Brown water. No hot water. Mice. Roaches. Garbage everywhere. Insecure front door. Painted over sprinkler system and they’ve received constant violations for fire systems not working.

this building is in disarray. pest control rarely comes to spray and the landlord is irresponsible. I would not recommend this property to anyone.

don’t be a property owner.

Disgusting, Badly Maintained

The area is ok but it’s close to Frederick Douglas, near a lot of good restaurants.
Cons:
The block the building is on is dirty and loud. Men sit outside the building all day and into the night. If you are a woman, be careful if you are alone.
There are multiple maintenance issues throughout the building that have not been resolved. Mailboxes are not up to code and often do not receive mail, the lobby and stairways are disgusting, the buzzer has been broken for over three months. The main entrance once had blood throughout the hallway and it took three days for it to be cleaned. The cleanliness issue is completely unacceptable during covid.
Advice to owner:
Clean the building, hire another property manager to assist in maintenance requests. There are too many problems in the building for one person to handle.

Pros:
The apartment was spacious and gorgeous for the area and the monthly rate. Friendly neighbors. Lovely community.
Cons:
Rats in the lobby. Roaches. Human blood in the lobby. Pre-move in repairs ignored. Problematic windows not opening. Super will not make repairs. Management company has never meet the tenants and attempts to fix problems exclusively over the phone and provides bullshit excuses. I moved out of my apartment due to neglect of important repairs during a pandemic. Where we are supposed to stay home. Its awfully scummy of a landlord to allow this to go on for so long. Lots of unanswered questions.
Advice to owner:
Do better. Keep a log of tenants and their history. Get a better super or a better way of addressing maintenance issues. Provide a copy of the lease to the tenants. Give real instructions on who to contact when something needs addressed. Too many things were accepted as “fine” during normal time, but in the situation of the pandemic, your tenants who pay rent on time deserve to be heard and have requests attended to. There was also no options about how to ensure there was an acceptable living condition during the pandemic. The office phone number stated it was CLOSED DUE TO THE PANDEMIC. EXCUSE ME. THIS MANAGER HAS MULTIPLE PROPERTIES WITH MULTIPLE TENANTS.
