Super is pretty nice
Cons:
Not very secure, frequent package theft and vagrants/drug users allowed to loiter directly out front which has proven dangerous multiple times. No punishment or control over tenants that are excessively noisy regularly. Not long ago someone was able to throw a rave in the basement (could hear it on the 2nd floor!), as there is no monitoring in place to prevent it.

New appliances, actual granite countertops, somewhat responsive property managers
Cons:
If you live on the 5th floor, the apartment in the winter, summer, and spring will be EXTREMELY hot due to the pipes for heating. There were times when even with the windows open it would be 80-90 degrees in the unit. I also had issues with mail theft. ALSO, according to NYCDEP this building historically has lead water pipes, please be aware and careful.

I always felt very safe in the building, the super/maintenance staff and building management were always all very helpful and respond quickly to needs, high ceilings and big windows with bedrooms to fit a queen sized bed was great all for the price, upgraded bathroom and kitchens, building is relatively quiet as well and great location with easy access to so many subway lines, path or the ferry’s
Cons:
Not all bedrooms get the most light despite them having windows, an occasional water bug from drains to be very careful of keeping closed
Advice to owner:
Monthly spray for cockroaches especially in summer months as was unreliable to get exterminator to come consistently

Apartments are extremely cramped though, no A/C. Garbage management is weird, chute is closed and the super comes and cleans it up everyday outside. Water tweaked out once and filled the tub, wouldn't drain, disgusting water. Small rooms, gets easily dirty. Ok price.

The only good thing about this building is the location and the apartments are decently sized.

Oh boy... Where do I begin? Nothing ever gets fixed in this building. The lobby looks like a forlorn hospice where joy goes to die. God forbid anything in your apartment or the building breaks because it is literally MISSION IMPOSSIBLE to get the super to fix anything. He will tell you he is coming to fix the issue on a specific time and day and shows up whenever he wants without prior notice... that's if he shows up at all. The buzzer downstairs NEVER WORKS and there's always a homeless man sleeping by the lobby door. You also better never have ANY questions for the landlord Arik... He's super nice to your face when you're signing for the place and then later when you call politely with a question and he will greet you with a disgusting attitude EVERY TIME. The man will curse you out when you ask him anything saying "WTF Do you want me to do?" or "WTF do you want?". Not to mention the various FDNY Violation notices I've seen posted on the lobby door and tenants receiving various letters from ConEd stating that they're going to cut off services due to the landlord not paying. So glad I left. I wouldn't wish my experience with Arik Lifshit/DSA with my worst enemy.

Be a better human.

TERRIBLE MANAGEMENT AND LANDLORD

don't rent apartment 2!!! is upon the bar and you can listen to the music from around 2 PM to around 4AM EVERYDAY! the floor vibrates and you know exactly what music is playing. broker refused to show the apartment at 8PM, they only showed the apartment during the times that the bar was closed. we moved in, spent one sleepless night there and left the next day. 42 decibels is the permited by law, between 10pm and 7am. In our night there, the peak reached 85 decibels. they refused to give our 2 months payed in advance rent for this INHABITABLE apartmet! we are going through a nightmare with this terrible people.
Advice to owner:
don't put on the market an apartment that it is NOT LIVABLE

Cons:
Building management is aggressive and combative (Yehuda Gutkind in particular). We had a cockroach problem that management completely ignored. Rooms are dark with a huge lack of windows. Stay away.

Beautiful Space in a gorgeous neighborhood and it WAS accessible for folks who came from a multitude of backgrounds
Cons:
There have been ongoing concerns about some pests in the building, hoarding from other tenants, tenants smoking on the premises in the hallway, lack of consistent extermination (unless you work from home and can answer the door immediately), etc. Repairs have mostly been surface-level fixes and have happened repeatedly as opposed to making appropriate replacements (ie. fixing leaks with many layers of spackle and paint). Holes where pests have come in have been patched by tenants over the years, not management. Management has been pushing to de-stabilize building by clearing people out for small reasons as opposed to working with them and honoring their negotiations. Management typically hits a breaking point and then threatens eviction to push people out (I have seen it on multiple occasions).
Advice to owner:
Work with your tenants directly, be more patient and be more proactive about fixes; people will be much more receptive to prices that way.
