Building is borderline uninhabitable, staff physical assaults others.

Pros:
Location and across the street from the park.
Cons:
The landlord does not respect or care about the tenants at Ocean Empire LLC (i.e 75-Ocean Ave Brooklyn NY). The conditions are borderline inhabitable: unsanitary hallways (dirty/peeling paint), no heat, low water pressure, black mold, stolen packages, celestial-sized rats and roaches everywhere. As mentioned in the previous commentary (99 Ocean Avenue), I’ve witnessed favoritism to white tenants in treatment, they’re spoken to respectfully by management whereas there is a passive- aggressive condescending tone when other tenants are simply are requesting legally obligated services. If you somehow decide to live here…make sure you get maintenance request and receipt for your rent, in writing, there isn’t a tracking system (intentionally).

Last but not least… staff likes to utilise physical violence time to time.
Advice to owner:
Be a human being. Learn or at least feign empathy and treat people how you would like to be treated

Pros:
The only upside to this apartment is the location.
Cons:
This building this filthy! Management is condescending and belittles you when you inquire about simple upkeep (🐁🪳and leaks). Staff is physically assaulting others for the sake of it. Please do not live here, especially if you have children.
Advice to owner:
Attempt to be a human, empathy yields long gains.

Dirty Squalor, tenement yard

Pros:
Grand location, dirty across the street from prospect park
Cons:
If you enjoy unwarranted huge rats and roaches, this is the place for you! Despite the beautiful location the building is decrepit and resembles a tenement yard with a daily guest who begs for money on the side of the building.
Advice to owner:
Clean up the building, this is unacceptable for modern living. The location resembles something you find in a third-world nation.

The Good, The Bad, & The Ugly

Pros:
Location, LoCaTiOn, LOCATION! Easy access to Manhattan, LIRR, JFK, BK Museum, Botanic Gardens, Prospect Park (the not so good side), Barclays Center, Atlantic Mall.
Cons:
Smelly units, smoking in elevators and stairwells, HORRENDOUS security, poor maintenance of common areas, CONSTANT changing of staff (literally 5 supers in 5yrs), poor notifications, untimely maintenance for issues arising in units, patchwork maintenance jobs in units, leaking &/or faulty windows, subfloor of older units needs to be replaced, and chances are your kitchen and bathroom haven’t been properly updated in 15-20 years. No laundry room. DOES NOT OFFER A DIGITAL WAY OF PAYING RENT!!!
Advice to owner:
Rip out and completely replace / refurbish all kitchens and bathrooms for all tenants currently in building. Get consistent and dedicated staff strictly for the building, not being used at other properties. Replace every window in all units and stairwells. More security mirrors (EVERY stairwell landing and elevator exits on each floor), subfloor and baseboards replaced for (at minimum) for units occupied or not on Flores 2-6. Add a laundry room. Have common areas (hallways, stairwells, lobby, and elevators) cleaned and maintained consistently… (common areas have been left filthy for a week at a time. OFFER A DIGITAL WAY OF MAKING RENT PAYMENTS.

High Rent, Mediocre Conditions

Pros:
-Most of our tenants are friendly
-Tenants aren’t loud
-Pets are allowed
-Safe and quiet neighborhood
Cons:
-Poor Security (packages are CONSTANTLY being stolen)
-Low water pressure
-Windows are poorly installed
-It’s cold in the winter
-Rent is too high and late fees are high
-Bathroom sinks clog on a monthly basis
-Multiple repairs are needed within the apartments themselves
-Landlady has an attitude
-Payment methods are outdated (writing physical checks or filling out money order, instead of using cash transaction apps like a normal business owner in 2020)
-Door to enter building needs repair
-We need multiple supers on site
-Roaches
-(For non religious individuals) Building is located in a predominately orthodox Jewish community, so weekend night life activities are limited.
Advice to owner:
After speaking with other tenants, many have considered moving, especially since relief hasn’t been given to tenants during this pandemic. With all these repairs that need to be made, it would be humane of you to lower the cost of rent. Why is rent so high if the money isn’t going towards repairs?

Lazy super, noisy neighbors

Pros:
Located in a safe area
Neighbors are mostly friendly
Very pet friendly
Pest control every other week
Cons:
Rent paid by paper check or money order rather than an online system
Super is very lazy, takes him days to come look at problems, doesnt ever finish jobs
Packages often stolen in lobby
Roaches in hallways
Radiators are very loud
Front door to building needs repair
Advice to owner:
Get a new super
Assist people with lowering rent due to Covid

Location Vs Could be Worse

Pros:
Location: across from Prospect Park, subway on block, neighbors, Caribbean neighborhood, rent Stabilized, the Super.
Cons:
LL biased with renovation/permissions to select few, bedbugs since 2008, hot water goes out in winter, VERY LOUD street/poor window quality. Radiation emitting transmitters on roof (rented to Verizon, tenants never notified). Leaky roof 24/7. Most fixes shoddy.
Advice to owner:
Take care of the building, stop evicting aging and Black tenants, get rid of transmitters on roof. Stop biases to certain tenants while evicting those who need fair housing.

If you're into bed bugs, roaches and mice, this might be a good fit for you. But the train is around the corner so that should make up for this miserable building right? And the landlord favors white tenants from out of town.
