In an incredible location. Right next to the F & Trader Joe’s, Whole Foods + Target 10 min away. All bars and clubs and restaurants are in this area too. I would never have to travel that far bc all my midtown + uptown friends would just inherently choose somewhere around here, usually not even on purpose. Well-maintained.
Cons:
Extremelyyyyy small. It didn’t bother me until I would want to host and then remember that more than 3 ppl would feel cramped lol. We did have a German cockroach problem, but not anything major (like an occasional one crawling around). No real noise problem until it was like 2am on a weekend, but that’s just everyone’s super loud.

issues with occasional mouse, bugs and leaks. Response time can be long, issues with packages being stolen and cameras not working in lobby

Management is pretty responsive, although you will not have direct access to the super. Building is maintained well with weekly hallway cleanings and trash chutes on every floor.
Cons:
Due to the location, the building can be noisy, but that is to be expected.

As a new grad, living in the LES is ideal, and I was willing to give up on space to be in a central location. Management is responsive.
Cons:
It's a pretty small apartment and there are some concessions that you have to make the space work (VERY limited storage, small closet in the common area) :// Heat is not paid for by the landlord.

The ability to control baseboard heat (at least in my unit), without the insane electric charges was great. I had relatively few interactions with management, but didn't have issues.

The super would sometimes be a bit demeaning, not always nice!

Amazing if you love the area

~ Cooperative, friendly and responsive management ~ Great Manhattan prices ~ No pests in building ~ Amazing water pressure ~ Routine cleaning and repainting of stairwells is sublime ~ many great laundromats are right around the corner, and it is within walking distance to the best Trader Joe’s/Target in Lower Manhattan ~ if you love and participate in nightlife, these few square blocks can’t be beat.
Cons:
~ Noise level from surrounding buildings will be high on Thur, Fri, and Sat nights, as it’s essentially located in a club hub (especially from Ludlow House.) ~ Trash is kept in an unlit courtyard behind building, which attracts many rats (though none have even made their way into a unit to my knowledge) ~ Heat will vary depending on the room ~ Very thin walls; although neighbors are friendly, you will hear pets barking or a party going on a few floors up or down ~ Packages are not secure on the first floor. I’ve been a victim of package theft once here.
Advice to owner:
Please keep a consistent light on in the courtyard where trash and recyclables are kept. It becomes very dangerous to navigate and to descend even a few steps in complete darkness when making a trip in the evening.
