Well maintained building

Pros:
Always being cleaned Great waste management Polite staff The apartment is really nice with good appliances The heat is gas powered & AC is electric — good for the bill and hard to find in NYC Great neighborhood with lots to do Different kinds of recycling in the basement
Cons:
The concierge is 10-6, not 24 hours. Most people are also at work during those hours so it can be difficult to retrieve packages.
There are some bizarre rules posted in the elevator
The elevator that they use the trash for is starting to stink, please change the cloth hanging in there
Advice to owner:
Better package management system, even if we all love our concierge & change the elevator cloth!

Great Management for a Large Building

Pros:
This building has great management who are very responsive and keep the building and common areas consistently clean. Super comes within a day to inspect or fix any issues. There is concierge to collect and organize packages. Great amenities like a gym and rooftop.
Cons:
Laundry room and bike room in the basement are not kept very clean. There is also a bug infestation that comes up every spring, so I refused to go down there after my first year living there. Heater also goes out consistent and there are drainage issues in the kitchen sink and bathtub.

Doorwoman is great and maintenance staff are all very friendly. Building is cleaned frequently with the exception of exterior windows.
Cons:
Roof access rules are archaic. I've never seen anything like it in this city.
Advice to owner:
Expand roof access and offer exterior window cleaning every few years

The building is nice, small, cute, wasn't expensive when I did live there so of course it seemed fine to me.
Cons:
Mediocre management, horrendous greedy landlord, half assed repairs and attention to details, steals security deposits and will fight you in court despite being wrong, roaches, rude super who lied for the management.
Advice to owner:
Sell your properties to someone who doesn't run a scam.

Units are extremely well-insulated, making them warm and relatively quiet w/r/t neighbors. The building itself is very clean, the gym is in good condition, and we've overall been very happy here.
Cons:
Management can sometimes be a bit slow to respond, especially w/r/t issues in the laundry room. There are consistently one or two machines that are out of order at any given time. Usually it's not a problem and other machines are free, but it can be frustrating. The building across the street can be loud during the summer, but only a few nights per year.

Cons:
For one month in the summer, the basement is infested with bugs and it's a pain to do laundry. Management is aware and puts out traps but it doesn't help a ton.

There was someone constantly stealing packages left in the lobby. The lobby gate was also always damaged. They will also charge you for everything when you move out, they are crooks,

Don't steal people's hard-earned money.

Cons:
The building manager took a while to respond and they attempted to steal our security deposit. Had to threaten them with small claims court to get our money back.

- great staff / the porter, super and part time door folks are always super responsive and helpful - good windows for heat/cold retention and muffling outside noise - awesome location, close to grocery stores and great neighborhood
Cons:
The management can be a bit argumentative unhelpful sometimes. There have been issues with roaches in the cellar (which is where the laundry machines are) and they have had extremely strange responses to email complaints from residents such as saying “they’re not roaches!!” Like… my dude, yes they are and please get the hundreds of dead bodies swept up?? It’s disgusting. It doesn’t happen often but it’s happened at least twice in the two years I’ve lived here
Advice to owner:
Have better table side manner in email responses - we pay a ton of money to live here.

The building is nice! The apartments are spacious, brought, and have great amenities for what the rent is.
Cons:
Over the course of the last 5 years, the quality of tenants in the building has decreased. There are many more people here now that treat the apartment like it’s a college dorm with loud parties, loud guests loitering in the halls, and folks leaving empty cups in hallways/shared spaces.

Bring in better tenants

Cheap Building and Scam Management

Management is awful and rude - they do the bare minimum and don’t care about anyone who lives here. They just trying to get paid on these overpriced small lifeless apartments. The building carries a lot of noise - you can hear the echo of doors slamming in your hallway all day long or anyone talking at a low volume - it sounds like they are directly inside your apartment.
This street side is extremely loud due to neighbors across the way who blast music from a speaker or their cars 24/7, and traffic they cause from blocking the road with double parked cars. The management of the building will not help solve the problem. If you enjoy a relaxing atmosphere at home I would not recommend living in a street facing unit.
Management are scammers and very impersonal and threatening. They have tried to break city policies and charge late fees for rent when I didn’t owe them, among other shady activity with rent and not keeping up to date on NYC Tenant regulations. They have also illegally denied multiple people in the building service animals (I reported them to the human rights commission until they approved me).
Equipment in the gym does not work. Laundry machines are also often broken or just disgusting / not cleaned often enough.
Roof is unsafe and the floor boards break constantly. Also for years the furniture on the roof was all busted. Finally they updated but it shouldn’t have taken that long. They also removed the trash cans from the roof and have a ton of rules for up there (like no music or dancing??).
Overall this place feels more like a shitty hotel than a real home. For a temporary situation it’s doable but I would not recommend it as a permanent solution that will ever feel like “home.”
Advice to owner:
Be personable to your tenants who are real people who deserve a calm and comfortable living environment, and uphold the standards you portray with these building amenities by keeping them in good shape. Have empathy for your tenants when something goes wrong or when you make a mistake. Put slow-close on the doors so theyre not slamming shut all day. Redesign the showers so the shower head doesnt sit directly above the drain so you have to stand in your drain when you shower. And stop breaking the laws.

Clean building, routine monthly extermination, responsive to maintenance tickets, helpful front desk staff. No major problems experienced in my two years living there and a great location.
Cons:
Laundry room machines occasionally out of order/leaking
Security deposit got several hundred dollars withheld upon moving out for things like scuffed key fobs, minor floor scratches, counter chips, toilet brushes, etc - make sure you document thoroughly when you move in and submit maintenance requests for anything that might be charged against you later.
