Review Summary for Leroy Forde
Summarized from anonymous rental reviews on openigloo.
Tenant feedback for Leroy Forde-managed buildings reveals notable inconsistencies in management responsiveness and pest control. While some appreciate friendly neighbors, spacious apartments, and convenient locations near parks and transit, many highlight persistent cockroach infestations and slow or ineffective management responses to maintenance and security concerns. Superintendents receive mixed reviews, from praised responsiveness to complaints about rudeness and poor enforcement of rules. Common issues include insufficient pest treatment, occasional theft, noise disturbances, aging infrastructure, and water pressure problems. Rent stabilization is a feature in several buildings, appreciated for price stability but accompanied by ongoing maintenance challenges. Overall, prospective renters should anticipate mixed experiences with management attentiveness and property upkeep.

Good Super, Okay Experience Overall
Former Tenant
Pros:
The super was around and responsive. I like the Amazon Locker, neighbors were friendly. Close to the park and steps from the Church Ave BQ stop. Big rooms and lots of light.
Cons:
The windows in my unit wouldn't seal and the door was near the trash room so I got bugs toward the end of my time there. They sprayed for insects for a while and then stopped. Had a package stolen once from the top of the mailbox.
Advice to owner:
Fix the windows and door seals across the board.

Pests and unresponsive management
Former Tenant
Pros:
The location, neighbors, and price are great
Cons:
The whole building has an awful roach infestation and management does not do enough. The exterminators they send are useless and management is uncommunicative and incompetent. The rent price is what kept me here but it's not worth being uncomfortable in my own home. At the worst I’ve seen 5+ German roaches a day, sometimes more. AVOID THIS BUILDING. TERRIBLE
Advice to owner:
treat the whole building for roaches

BUGS stay away
Former Tenant
Pros:
Great location on Eastern Parkway, rent stabilized
Cons:
Ongoing roach/bug problem for over a year, building management is hard to get in touch with, have had an exterminator probably 20+ times and issue still not resolved. Also they turn the heat up insanely high in the winter
Advice to owner:
Resolve underlying structural issues to mitigate bug problem instead of fixing it superficially

Fine until it wasn’t
Former Tenant
Pros:
Location, great neighbors like really great, view, original details
Cons:
Bugs that’ll ruin your life, getting apartment burglarized

Pretty Solid Building
Former Tenant
Pros:
water pressure and heating are good in the space. landlord is fairly responsive. neighbors are mostly friendly and keep to themselves.
Cons:
Roaches, not super insane but present. Older building, things break or are wearing away.

Worth the rent stabilization
Former Tenant
Pros:
Great location, rent stabilized, better than a lot of places out there
Cons:
Noisy neighbors/poor soundproofing, minimally maintained, inconsistent hot water and water pressure, the usual old building problems
Advice to owner:
Please fix the water in the bathrooms! The pipes often freeze in the winter and even when they don’t, we sometimes don’t have hot water. The water pressure is also really bad sometimes.

1655 Union Street could be so much better
Former Tenant
Pros:
Quiet apartments, clean, friendly neighbors
Cons:
on going leak in all top floor apartment ceilings, that have not been addressed adequately. water pressure low and averages at least five minutes before water becomes hot. exterminator scheduled to visit during the week between 10am - 1pm when no one is home. loitering in front of building all hours of day and night by non residents.
Advice to owner:
The entire roof needs to be repaired completely not piece meal. water pressure needs to be addressed. schedule exterminator for weekends. address loitering by non-residents.

I Do not have much to say
Former Tenant
Pros:
Good for your first apartment kinda quiet and you barely see people
Cons:
No elevator so it’s kinda hard when you live on the 4th floor

426 Eastern Pkwy
Former Tenant
Pros:
Been living there for awhile, some neighbors are like family
Cons:
Packages has been stolen and management does nothing about it. When you call the super, he comes up with an excuse to not do his job. New tenants leave their garbage in the hallway and elevators, mice and roach and rats infestation in most of the apartments
Advice to owner:
Hire someone who can actually keep the building clean and secured

Lived there for a long time
Former Tenant
Pros:
Super is amazing
Cons:
Owners are not
Advice to owner:
Listen

RENTER BEWARE! NOISY NEIGHBORS & SHODDY LANDLORDS
Former Tenant
Pros:
The location to the museum, park, and restaurants is great!
Cons:
The building management/landlords aren't responsive to requests & inquiries you may have. The building is old which means you'll hear the wall breaking due to neighbor activity around you. You can also hear every conversation your neighbors have because of the thin walls that probably aren't insulated at all due to the building being old.
Advice to owner:
Be more responsive to tenant requests. Renovate units!

Pros:

Cons:
Drug Trafficking - by resident
Non secure entrance
Loitering by non tenants
Advice to owner:

57 St Pauls Pl
Former Tenant
Pros:
Great square footage for the price. High ceilings. Very close to train and park.
Cons:
The super is terrible. He yells. He will bang on your door whenever he pleases to yell about things like trash. Packages get stolen even though there are cameras. Super claims to have no access to cameras. There are cockroaches.
Advice to owner:
Send exterminator monthly and find a new super.

Not the best
Former Tenant
Pros:
Lots of space, cheaper than most, lots of lighting, close to eastern parkway
Cons:
Some tenants smoke in their units, landlord isn’t responsive, sometimes loud music playing even during weekday during common work hours
Advice to owner:
Implement a no smoking policy
Respond to your tenants
