Best neighborhood to live in; terrible management

Loved living in this area, was in the center of clinton hill.
Cons:
Apartment was a mess when I moved in. No working refridgerator the entire time i lived there. Then they had the audacity to raise my rent $1000

building has high ceilings, natural light, generally clean, very quiet, online task management system worked well, provided quick service for issues. super is the best!
Cons:
upkeep has gone down hill since 2020 when there were employees in the building daily. however, it still feels well maintained. akelius would not clean windows around lease renewal. packages could be stolen easily.

- Has maintained a lot of the existing culture and charm of the neighborhood - Most of the tenants are very nice and interact with everyone regularly - Dedicated number/email you can call with any service needs most hours of the day - Online system to track your service request and rent payments - Some apartment have been renovated with nice finishes and fixtures - Generally great hot water and water pressure - A/C and 2/3/4 trains and lots of bus stops close by
Cons:
Management has been cutting costs in the last few years and there is no longer a full-time team that keeps the common areas clean and attends to maintenance requests.
A day contractor comes in every so often to pick up the trash and that is about it. There floors and walls are rarely cleaned these days. Porters used to keep the building clean and smelling good. They also knew everyone so they would keep an eye out for folks and our packages. Management has not put in place a system to collect compost.
Maintenance personnel used to resolve issues within a day sometimes even less. Now it can take several days for the super to even come and assess the issue. Likewise, the property manager can be difficult to agree with. They can be sticklers about what they approve to be fixed. Everything goes through the call center first and then is reviewed by the property manager. We do not have direct communication with the super who lives two buildings over.
It is a lovely place to live things are just changed over the years while rent has continued to go up.
Advice to owner:
Hire some dedicated staff members that know the building and keep up with things daily.

Friendly property staff but encountered some issues

Some friendly neighbors and kind, polite staff. Management was very responsive to issues.
Cons:
Package theft is rampant, several units had bed bug infestations, garbage and overall building cleanliness was an issue (tenants at fault - staff did their best). Loud noise at night due to kids congregating in the stairwells and shouting and management not being able to help

Stricter rules/consequences for package theft, and loud behavior in common areas

Building D has some units renovated so had a fresh look.
Cons:
Elevator stink. Leasing group never want to put any money to solve root problems and always find temporary solutions. Roaches in building. Many MCI have been ignored and rent hikes are permitted within rent stabilized percentage.
Advice to owner:
Put in the money to solve root problems. Stop taking shortcuts and taking advantage of the elderly families that have lived here for generations

Decent apartment building in quiet neighborhood

Solid building with a few rent stabilized units. The layouts help the apartments feel spacious and the sunlight access is really good. Newly finished interiors in many units have really nice wood flooring. Neighbors are the best part of this building. People have raised multiple generations. Great for young families with first kid as there is elevator and washer dryers and many units. With larger units, can accommodate more . A great amount of storage and good lighting. Most of the facade repair seems to be completed so hopefully no need for additional construction.
Cons:
Property management quality has eroded over the past few years. The building is not as clean as it used to be and for a few months packages were being stolen even with security footage continuous outcry from tenants, management left blame on tenants. During a recent heat wave the power in the neighborhood went out and we effectively had to find refuge in a local grocery store. There are pests, and so you have to be diligent with using their exterminators. The windows are old and could be upgraded. No roof access. Gas stoves so you need to cook with windows open and create better ventilation. I don’t see any real outlet for the ventilation above the oven. Many of the apartments have divided the living area into a living and bedroom using a semitransparent door to allow light. This leaves limiting living space.

Pros:
Unbeatable location in Brooklyn. Access to 9 different lines via Atlantic. Close to Barclays. Easy walk to the park. Close to many food spots.
Cons:
During the summer, we definitely had a slight roach issue that management did not give af about. Neighbors are an interesting mix. One way street makes certain things difficult. Heat is so irregular during winter.

Friendly neighbors, pretty quiet block. Maintenance team was responsive and helpful. Location is great — close to the Q, and close to Prospect Park. Lots of shops, grocery store, etc., nearby.

Had some neighbors who would fight loudly sometimes during my time there, but that was about it

Some apartments have in unit washer/dryers and dishwashers. I’m guessing they’ve renovated old apartments as people move out. The building is maintained well, from what I can see. They take the garbage out twice a day on each floor and mop every day. Neighbors are kind. Apartments are very spacious for New York.
Cons:
When I moved in our unit had roaches and there was no apology from the management. It was never disclosed prior to moving in. We ended up discovering they were coming in from openings around the medicine cabinet. We have caulked around it on our own accord and have not seen any roaches in a couple of weeks. I will add that management sent an exterminator to come inspect the unit and he was very helpful. Additionally, some neighbors do smoke marijuana outside their windows causing the smell to come into our apartments. But it’s New York so you can’t do anything about that.
Advice to owner:
Remediate bug issues prior to new tenants moving in and ensure units are properly cleaned
