The lobby smells like trash 24/7

Pros:
Transport, big apartments (for New York), lots of cupboard space, elevator.
Cons:
- The Lobby always smells like trash, summer months are the worst
- The building and communal areas cleaned
- The owner/landlord is the absolute worst, doesn't repaint or clean in between tenants.
- Enter apartment for repairs without any notice when tenant there or not.
Advice to owner:
Get a real cleaner, ventalation in the trash room and get proper trash cans which detract mice/rats.

Warm welcome to the city

Pros:
Great location, safe environment, clean building, built-in A/Cs in the bedrooms.
Didn’t have much relationship with the landlord because my roommates handled everything, but never had any problems.
Cons:
Laundry room was a bit unwelcoming to my taste. Doorman was not always present or paying attention to his whereabouts. update: I've been living here for a few years now, and this last winter my hear was not working properly.
Advice to owner:
Fix the prolonging violations in the building. Be more responsive.

Overall it is a nice building but lacking some TLC

Pros:
Spacious apartments, rent-stabilized building! they take care of most issues in a timely fashion.
Cons:
Laundry room could be cleaner but they just added more machines and dryers based on renters requests. Elevator was shut down for 4 months (they refunded part of the rent). Insulation is very bad so it gets very cold in the winter and heat is electric so expect a high ConEd bill.
Advice to owner:
They used to have someone ordering all packages

Nice place overall but responsiveness could be better

Pros:
Stabilized units and decent prices for the area, Overall they take care of things but sometimes it takes forever and they never solve the root cause but only make temporary cheap solutions and fixes. There’s a laundry room and it’s nice to have an outdoor space in NYC.
Cons:
This building has everything on paper but needs some TLC. The insulation is pretty bad and heat is electricity based so could get very expensive over the winter months. Neighbors created a nice community which helps putting pressure on management when needed. The elevator was down for 80 days (!) but we got rent concessions in return which was nice.
Advice to owner:
Just a lil more TLC and this would be a perfect building to live in.

Very nice building in a great spot

Pros:
Well maintained, good package area and the doorman Eddy is great! I love how he writes the apt number on the package so you can find them easily. Rent-stabilized units, spacious and quite if your unit is south-facing.
Cons:
Some doormen are not really present or they alternate maintaining the booth on the building’s parking lot and then they lock the front door and you need to enter from the side door.
Laundry room could be better maintained.

Better laundry room maintenance

Very well located for transportation. Walking distance from 5 subway lines and close to highways and Williamsburg bridge.

Very dirty building, management is absent, very little security.

A/C and heat provided through a wall unit vs. A window unit and it worked well. Balconies available in most units. Proximity to JMZ is nice.
Cons:
LL not responsive. Apt was not cleaned or even inspected before I moved in. The hallways and common areas smell horrible and are kept very dirty. No covid protocols either

Laughably awful management. Utterly unreliable. The landlord (Isaac) appears actually senile and completely incapable without the help of his employees. He will walk into the apartment without any warning. The company violates laws and the lease itself, and promises things they do not deliver on.

Just give a shit.

Great value, good location, tons of sunlight

Pros:
Big apartment for the rent price. Big, comfortable kitchen. Big windows and lots of sunlight. Owner is ok with making some (reversible) changes to the apartment. Big elevator. Big rooftop. Great apartment balcony.
Cons:
Not the cleanest building. There's a constant low hum due to the equipment on the roof (pretty sure the vibrations are causing the walls to deteriorate). The ow er can be quite cheap with replacing old semi working equipment. Building isn't locked and the doormen aren't always attentive. The heating and hot water are gas and AC based, not central heating - and so expensive.
Advice to owner:
Get the tenants acquainted with the super right away, explain what he can or can't do. Thanks for changing the lights in the hallway:)

Looks better on the outside

Close to transportation, lots of closet space.
Cons:
Building is always filthy and the frequently smell like garbage. When I first signed my lease I was told that the apartment would be painted and cleaned. Upon picking up the keys to move in I found that was not the case. Not only was the apartment never swept or cleaned but there was garbage left under the sink, in the fridge and all over the bathroom. Management barely does the bare minimum unless they are legally obligated to do it. On nights it is frequently noisy with groups of people playing loud music until 3 am, this happens every single night during the warm months. I also had an issue with mice in the walls. Overall I’d avoid.
Advice to owner:
The building is not well maintained and is very dirty and in need of repair.

Very unethical and one of the worse landlords in all of nyc

Great neighbors- we were all in the mess together

I’m not exaggerating when I say Isaac Dehan and IB Broadway (or whatever alias they are using now) is one of the worst landlords in all of nyc. When we first moved in there was no certificate of occupancy and we were not informed. The building itself on the outside seemed great. It wasn’t until we were living there that the problems began. We had a leak in 2012 that went on until we moved out in 2017. I tried every type of communication, but was given the runaround. Our heat broke, it wasn’t fixed. Hot water went out and it took weeks. After weeks of emailing and calling about mold in our boiler room, I gave up and took care of it myself. I think I was fair and would try and communicate and I didn’t expect things to be done immediately, but after weeks and months it became ridiculous. I once filed a complaint with 311... the following day a neighbor and friend called me at work and said I should get home ASAP. Isaac, the landlord was in my apartment and was moving my things around and trying to “manually evict me”. When I explained he legally can’t do this because I filed a complaint, he started yelling. Additionally, I was never informed that I was living in a rent stabilized building and my rent went up by $100 every year. It wasn’t until I did my own private research did I discover it. They have also been to court many times.
Advice to owner:
Do not lie, actually fix things, don’t play games and stop trying to swindle your tenants
