Great value for the price

Pros:
– Stunning bones overall; great light, brick walls with decorative fireplace, tall ceilings, large windows with nice trim, hardwood floors, granite finishings, sleek appliances.
– Great layout and use of space. Apartment was small but efficient, a studio that lived like a 1-bedroom. You can tell that the landlord was very thoughtful in renovating the whole building.
– The landlord/mgmt was very prompt and always professional. They would respond to all requests within two days and maintain the building with monthly exterminator visits and the periodic inspection.
– They never raised the lease in the 2.5 years I lived there. The rent was significantly below market value for the space itself.
Cons:
– The walls and windows did nothing to dampen noise. You could hear neighbors from all sides, as well as constant noise from an extremely busy avenue.
– The public hallways of the building were poorly maintained by the live-in super. Occasionally several dead “water bugs” a.k.a. large cockroaches would appear in the hallways after heavy rains, and they would remain there for days on end.
– Packages would get stolen occasionally, and the super was no help in this regard.
– The neighborhood itself is a complete food desert, and good restaurants in the area were very rare.
Advice to owner:
Ensure the building is cleaned regularly and secured.

The rent is very cheap and the units themselves are very big.
Cons:
There is a lot of drug activity that happens outside of the building and there are a lot of people that do not live in the building that hang around in the doorway of the building and oftentimes catcall women and drink and use drugs. The neighbors can oftentimes be loud and there is a confirmed hoarder on the 2nd floor.

Conveniently located and fair price

Maintenance requests are promptly dealt with. The location is good if you care about proximity to transit: building is just a 5 min walk from the 6 train and many buses. Superintendent lives in building and is responsive (but a little rude). They send in pest control once a month to spray your apartment if needed. Annual rent increases were minimal.
Cons:
The train and outside noise from the bar and street below can be loud sometimes from the street-facing side, but you get used to it if you keep your window closed. The radiator in my unit was so loud (e.g. banging noises) that I couldn't sleep without airpods during the winter months. Trash is stored inside on the ground floor so it can get smelly between pickup days. Management adds a sneaky clause in the lease rider that makes you move out on a "business day" if the last day of the month ends on a weekend or holiday (with no prorated rent to compensate). Ashley from Sassouni Management is particularly nasty and unprofessional around move-out communication.

its just a regular building with nothing fancy. Garbage is taken out regularly, washing machines in basement are always open to use, and super is nice.
Cons:
packages tend to get stolen/opened and contents taken. Suggest PO box or making sure you are home to quickly intercept

A good first apartment in NYC

Amazing location, super convenient and surrounded by great restaurants and things to do.
Cons:
Packages stolen weekly. Everytime I went to get my package it had been already been torn open and left empty on the ground. People buzz anybody into the building.

Beware of the Doggy Day Care

The building has a mix of rented and owned units, many in the building have been here for many years and take pride in the building being kept clean and orderly.
Cons:
Some tenants have reported packages being stolen, as the mail room is on the bottom floor and is accessible to anyone who is able to buzz their way into the building. More importantly however, there is a doggy day care underneath the residential apartments. The day care has zero incentive to keep the dogs quiet or add additional padding in the walls of their business. Despite numerous complaints from tenants to management, nothing has been done to resolve the situation. Be aware that you will be awoken or kept up at night by barking dogs. The super is losing it as well and you will hear him yelling morning and night at the dogs or employees of day care because his apartment is in the basement of the building next to the day care and he has told me he goes days at a time without sleep. I would not advise renting anything below the third floor.
Advice to owner:
Resolve the dog situation, get involved.

Pros:
It's a pretty standard pre-war walk-up building. It's a decent value for the city. Kitchens are recently updated, and the laundry room, though only accessible by going outside, is only two years old. Live-in super that is friendly and generally available.
Cons:
Walls are definitely thin, so I could hear my neighbors all the time. I never had any rodent issues thankfully, but found a couple bugs here and there. My main complaint involves Ashley at Sassouni. She is a complete nightmare to deal with. I had little to no interaction with the management company during my time in the building, but upon move-out she tried to keep a few hundred dollars that was rightfully mine. Luckily it was resolved once another team member got involved and legal action was threatened.
Advice to owner:
Replace Ashley

Roaches, Break-ins, Crime

Close to all the best the EV has to offer - great restaurants and bars. Some units have good natural light

I have lived in several apartments in NYC and this was by far the worst with terrible management. First of all - the apartment building is directly across from a Homeless shelter and migrant facility, so enjoy having each and every of your packages stolen. Management refuses to reinforce their doors or put any security measures in place. So this apartment building is like a beacon for vagrants - they know to come here because they know they can get in. I came home to human feces on the front doorstep multiple times and my roommate was assaulted on her walk home - this neighborhood is NOT safe, and neither is this building. Pest infested and disgusting. We saw roaches in the building constantly, many ventured into our unit. Management did send one unenthused “terminator” to spray our stairwell with pesticides a few times, but unfortunately the building itself is infested beyond repair - the random squirts from a random man once a quarter had no impact. This building is quite literally void of amenities. No elevator, AC, or laundry (not in unit or building). Living at 633 E 6th St is like living in a war-torn ghetto yet management still will charge you over $4k a month with a straight face. And $4K for what? For the privilege of being battered on your commute home to your decaying apartment? Yeah right. Do NOT move here - I wi

Simple & affordable

This building is well maintained, the management company is pretty responsive, they have pest control come once a month and spray apartments, decently maintained walk up with really nice crown molding and new appliances. When our freezer broke they sent a new fridge, when our stove broke they sent a new one. They are pretty quick and most people are great to deal with.
Cons:
NOISE, you hear ambulances all the time, traffic, honking, walls are very thin so if your neighbor sneezes you can say bless you. I have only in the 3 years living here seen 3 dead roaches. I genuinely liked living in this building and they didn't increase our rent at all this last year and the previous year was a $40 increase. Something I almost forgot, your packages are VERY likely to get stolen, within 20 minutes of delivery. I half suspected it was an employee tbh.
Advice to owner:
The common areas can be spruced, and they can do for an update with the entry way. You can't understand the people asking for entry and we had SEVERE package theft.

Only good thing is getting a decent amount of space for the price
Cons:
Windowless bedrooms that should be illegal. Extremely noisy and often smells like chemicals from the nail salon downstairs. Unsafe neighborhood with frequent assaults, shootings, and open drug use in broad daylight. Disgusting laundry room with overflowing trash cans, roaches, water on the floor and wires dangling from the ceiling. Horrible fly and ant infestations in the units. Heater is overactive and unit gets above 80 degrees in the middle of winter. Can't open a window for ventilation because the bedrooms don't have real windows. Packages will be stolen if not picked up immediately.
Advice to owner:
Clean up the laundry/trash room in the basement. Set quiet hours so that tenants can't be blaring music until 3 in the morning. Get working vents in the bedrooms with no windows.

Pros:
After going through a couple, the newest super, Ardi is fantastic. Neighbors are quiet and respectful. Heat and water are fine. Management is very responsive to maintenance issues.
Cons:
Trash containers are simply not enough to handle the volume in the building.
