Not great in the end

Pros:
Laundry room, gym, friendly doormen, helpful super.
Cons:
We had mice in our apartment. Neighbors are allowed to smoke cigarettes in their units and the ventilation system is so poor that we would smell smoke in our apartment. Building managers refused to do anything.
Advice to owner:
Get rid of the law allowing residents to smoke inside.

Doorman is there most of the time, rent is not too bad, love the roof
Cons:
Management switches a lot and are hard to get in touch with, rooms get hot in shoulder seasons when they haven't switched the AC on,

I like how quiet it is for the most part compared to other parts of the city and it's a small yet comfortable place to live in
Cons:
I really don't like the landlord Jeff. He's unresponsive and makes you pay for things when you ask for help.

We need a new landlord

Pros:
Neighbors are nice, but one them is a heavy smoker and this is a smoke-friendly building, so you will smell smoke in the hallways and inside your apartment if you live on the 4th floor.
Cons:
Management is terrible. We didn't have heat for 7-weeks during the winter. We'd call everyday. My bathroom vanity fell off and it took them months to replace it. If you do not call management everyday, do not expect any of your issues to be fixed. Treat living here like a part-time job because you are now employed at the call center to give daily calls to the property management company. Other things that were broken, and some that are still broken because we ran out of energy to continue calling include: broken dishwasher, door knobs that fell out of the door, bathroom door doesn't close, kitchen sink pipe pouring out water, shower that didn't drain, and 6in x 12in holes in the ceiling that they never covered after fixing the heat.

Great location and outdoor spaces are nice
Cons:
Elevator breakers constantly and sometimes feels unsafe. Front door often breaks and heating also unreliable. One of two dryers has been broken for over a year.
Advice to owner:
Fix stuff when it breaks! We’re paying for it

- Water is included in rent

- Management extremely unresponsive - our heat was broken in the winter for several months and it took over 50+ calls to get the issue fully resolved
- Apartment is not well insulated - expect to hear people talking on the street and your neighbors watching TV
- Packages have sometimes been thrown away
- Neighbors smoke quite heavily so smoke smell will flow into the apartment
- Front door is broken so anyone can enter
- Rodent droppings were found in the apartment when we first moved in indicating a potential pest problem
- Windows are really poorly insulated (you can feel the wind from outside) - expect to pay a ton for utilities

Never had a month where a minimum of two things weren't broken and constantly having to battle to get them fixed. When they are fixed it's a patch job. Leaking ceilings (gushing water), broken appliances, broken AC/heater, squirrel tenants, and a few fun times when the outside door wouldn't open from the inside. Good luck getting ahold of the super, if you do it's likely he won't show up. Communal hallways and stairwells only cleaned if an inspector is coming through. Otherwise always filthy and smells like trash.

Cheaply renovated, terrible property manager

In unit washer/dryer and washing machine
Good natural light
Cons:
The property manager - Jeff Saliba - is awful and worth not moving in to the building for.
The apartments are tiny and advertised as a two bedroom so they can bump up the price but it's not accurate. Things break a lot and Jeff is never there to fix any of it. The only nice person is the EBMG representative
Advice to owner:
Fire Jeff Saliba and have a cleaning service for the stairs.

Nice place to live

Pros:
Its mostly coop owned so the residents take good care of the building though its older. Theres a responsive super on site and small laundry room. Theres a cage locker for packages which is a huge plus. People stay to themselves but say hello and are mostly quiet aside from the occasional loud tv I hear next door. I’ve never had a mouse or roach issue though you do sometimes see a centipede or ants during seasons change but thats standard for these buildings. Also a larger laundromat across the street if you prefer drop off or need big machines. Location is amazing and walking distance to two train stations, park, museum, botanical garden and library.
Cons:
Since its older theres sometimes issues with heat turning on and the boiler but management is good about calling in technicians. No elevator so its a walk up and some units are very small.

Change the boiler
