Ok, could have been great

Pros:
Good location, laundry in basement, small shared backyard, fair price
Cons:
The landlord seemed to stop caring at some point. They stopped doing monthly pest control and the roach problem got very bad. They totally stopped upkeep on the backyard, the roof became an unusable graveyard of broken furniture, the handymen did slapdash work that amounted to quick fixes that never solved the problem. Management also wasn’t great at communicating.

Pretty good apartment and area

The owner was very responsive. It was near a lot of transit, but still very quiet. Great for that area of Queens
Cons:
The heat was set way too high and we had no way to adjust it since it was water based board style.
Advice to owner:
Have heat a bit lower

Plenty of space, good natural light at times, lots of closet space and storage, good general visual essence, maintenance responsive, chill management (thus far), close to train, few people in actual building so trust levels are good, street noise levels are fine
Cons:
Dirty, not cleaned super well, roaches when first moved in. Maintenance responsive but pest control scary (dripping chemicals when sprayed). Much better off using Advion purchased by self, super creaky which is loud for and from neighbors, always smells like pee outside and a lot of trash gets blown onto front of sidewalk. Gas meter is never read correctly so it feels like we always get charged more than we should, owners very dismissive of CO issues with oven

Lots of space and updated appliances - no frills

Pros:
I lived in this space back in 2023. The unit I had shared with my roommate was massive, with lots of natural light and spacious rooms. Appliances were updated and recently renovated for a walk-up, no pests, heat and air conditioning worked just fine.
Cons:
Washers and dryers are located in the basement level and require residents to go outside to access. Staircase leading to basement was poorly lit. Despite the building being a walk-up, the walls were extremely thin and there was excessive noise from neighbors upstairs.

Decent Building & Unit - Ruined by Unprofessional, Antagonistic Management

Unit size was great, even for 4 people. Building is in good physical condition, remodeled recently: clean walls, floors & windows.
Cons:
Regarding a service issue we experienced at the property, we experienced an extreme lack of professionalism and over-involvement into our personal matters regarding our roommates. This included us being threatened with our rights to the apartment (not a legal eviction notice). We had to wait a significant period (multiple weeks) for a resolution to this matter, which was to ultimately determine that we could continue living at our unit.

While it can be challenging to manage property, it is unacceptable for a property manager to take sides and threaten tenants, especially without any proper investigation.

We ultimately remained at the unit for the duration of the amended lease but have decided not to rent from Superior Homes again because of this experience, and other matters relating to poor service such as slow and insufficient maintenance, avoidance of phone calls, late (or no) returned calls, no returned emails, etc.

I urge the property-owning company (Superior Homes, Daniel Properties NY LLC) to review their training and oversight of their property managers to ensure situations like this do not occur in the future. As a loyal tenant for several years, it is disheartening to feel unsupported and unheard by the company that manages your home.

Edit: I wanted to add some more cons related to the building/unit itself:
-Trash: a motorcycle was allowed to rot and harbor rats for years before enough complaints got the building management to move it....10 feet to the sidewalk. Months later, the NYPD removed it. I submitted maintenance requests regarding this motorcycle.
-Utilities/HVAC: It cost a fortune to cool and heat our unit. Poorly insulated windows, even snow got in. When we moved in, the AC did not work and needed to be replaced. It took at least one week due to holidays and slow correspondence. (we did have a window unit installed after a couple of days)
Advice to owner:
Review training and oversight of their property managers and tenant interactions

Close to Transport but a bit dirty

Pros:
Really close to the A/C Nostrand train stop, lots of food in the area, close to lots of bars in Bed-Stuy and Crown Heights
Cons:
The street is very dirty, lots of drug use in front of the house, the owner/landlord is not too responsive.
Advice to owner:
Take care of the street in front of the house more.

Great area, loved the restaurants around and within walking distance. Easy commute into Manhattan.
Cons:
Neighbors in building were extremely loud and unfriendly. Management did little to remedy issues, laundry frequently ate quarters and didn't work, pretty sure every wall leaked.

-Heat was not good, landlord provided space heaters but did not offer to pay for heat
-At one point in 2017, squatters moved into the ground floor and would have loud parties in the yard (management worked very hard to evict the squatters and eventually did)

Can’t really hear neighbors, thick walls, high ceilings, large windows, good heating. Quiet in bedrooms unless someone is having a party outside. Ceiling window.
Cons:
Really loud in the living room and bedroom near Bushwick Ave. It’s a busy street, so if you’re thinking of using it as a third bedroom for someone who’s a light sleeper, it’ll be tough. No central AC, gets super hot in the summer time because it’s on the third floor (highest floor), and tons of sunlight comes in from the large window in that room closest to Bushwick Ave. Not a lot of storage space. Low water pressure and sometimes, the water would spew out brown water.

Attentive and present management paired with a fair and reasonable landlord/owner

Pros:
Management are extremely quick to respond to any issues and maintenance was always taken seriously, with repairmen either sent out the same day or at least organized the same day as management were notified. The landlord was extremely fair when reviewing our application and remained fair and reasonable when we informed them of our need to move out early due to COVID. The building itself is extremely well maintained and the neighbors are all extremely friendly.
Cons:
Literally nothing, other than the fact that we have to leave due to personal (COVID-related) reasons.
Advice to owner:
None at all other than to continue standing out as a rare instance of a landlord/owner treating their tenants with respect and humility!

Actually six units in bldg

Close to subway, I’ve seen very few bugs, good size bedrooms and closets, high ceilings, decent amount of natural light
Cons:
Brokers mentioned backyard and show off roof with the bldg but after signing the lease clearly says no one is allowed up there and only one unit has backyard access. Wasn’t cleaned or painted prior to move-in day. Floors slant, front doors aren’t secured to any structural part of the bldg just walls, old pipes leak and cause mildew. The coin dryer can’t dry a full load, basement is sometimes left unlocked which is how we think a stray cat was entering the bldg. The windows and walls aren’t well insulated so $300+ electric bills and little privacy from neighbor’s conversations and outside weather & noise. Musicians and students live in building and are loud frequently and sometimes continue late in the night on weekdays. Also have spotted a mouse on two occasions.
Advice to owner:
Fix issues permanently, fresh dry wall and paint doesn’t solve reoccurring problems. Step up communication with maintenance, don’t just show up randomly. We had work orders cancelled with no explanation and had problems getting in touch with someone by phone. In an emergency I don’t know who I would be able to contact.

Building is quiet, neighbors friendly and neighborhood is chill. Lots of space and new appliances
Cons:
Basement is listed as a bedroom, it’s fully finished however any rain or snowmelt may lead to flooding. Even a burst pipe in the laundry room flooded the basement bedroom at one point. Every winter the 2nd floor shower pipe would burst and leak into first floor kitchen

Please fix things properly and not just put bandaids on everything
