Nice newer building in Columbia Street Waterfront

Pros:
It was built new 2009 so most of the systems are still original and work well. The apartments are spacious, especially compared to the new buildings from this decade. The building is only for those who qualify from the NYC affordable list. There are still about 6 years left on a tax abatement for the attached condo buildings, so it's still rent stabilized. The elevators are usually working but not always, however, most times at least 1 of 2 is working.
Cons:
Building Super is awesome. Building management is not as good as it could be. They are generally not responsive. HVAC units in the apartments are crappy PTAC units that need frequent replacement or repair. Some of the neighbors smoke inside (which is allowed there). The ventilation system goes between apartments. Some of the neighbors leave the laundry room dirty. The courtyard needs repairs. The light bulbs in the common areas are constantly going out.

Lived there a long time. Mostly good, some problems.

Pros:
New Super is more responsive than some priors, but needs more help than he's getting.
Cons:
Building was brand new 13 years ago but now needs maintenance and improvements in the inside public areas and outside courtyard. Response time to HVAC unit problems is super long, unacceptable in the heat of summer or if you need heat fixed. I barely use the heat, though, so it's mostly a/c problems. The HVAC units were pure garbage from day 1. Several hot water shut offs over the years, one lasting for a couple days when a new boiler was needed.
Advice to owner:
Fix the problems before they become problems!

Pros:
Everyone who is employed cleaning and working in the building is FANTASTIC. They are kind and responsive.
Cons:
Owners are bullies. They just want to make as much money as possible and don’t really care about the people who live there.
Advice to owner:
This building was meant to provide affordable housing. Make that your priority.

Well-maintained building, great neighbors

Pros:
Live-in super, great community of neighbors, gym in building, laundry in building
Cons:
Rent-stabilized affordable housing, so units are hard to come by and you need to qualify via income. Units that face the BQE are noisy / have limited fresh air flow since you can't open the windows much.
