Kind of dingy but good place

Big rooms and high ceilings, no issues with neighbours
Cons:
Neighbourhood is a little sus at night, people outside are very loud in the mornings and it wakes you up

Hallways always smell awful and get dirty so quickly after cleaning
Neighbors are loud and smoke all day. No good sound insulation so you hear EVERYTHING
Laundry machine is a washer/dryer combo which means it takes 5 hours to do your laundry and it breaks fairly often
Management company will not help with stolen packages

attached to a grocery store, gym was small but manageable, neighbors were kind or kept to themselves. Management was responsive when roof began leaking. No real issues

Trash would pile up on weekends but no bugs/rodent (thankfully)

- very poor insulation so heating/cooling bills are $200+ a month
- very expensive parking in a narrow garage
Advice to owner:
Be more proactive in managing the building and there might be less turnover

New, very noisy, sketchy neighborhood

Building:
- Trash chutes on every floor
- Spacious elevator
- Virtual doorman
- Had 2 interactions with the super. He was effective and came in within hours of calling him

Apartment:
- Bathrooms with nice finishes
- High ceilings
- Washer/dryer
- Central A/C+Heat, quiet and effective
- Good amount of light
- It was rent stabilized but only for the first tenant (= destabilized after we moved out)
Cons:
- Noise: biggest con was how noisy the apartment was and it made it unlivable for me even though the apartment itself was pretty good: 1) constant car traffic on Nostrand and many cars playing very loud music with their windows down even at night (+ vibrations from loud bass), 2) there is a night club right next to the building, people would often go out and talk outside, play music from their parked cars etc. I didn't count but I woke up on probably 50% of the nights I spent there and I noticed I got very irritated/nervous because of this
- Drug dealer hanging out on the other side of Herkimer Pl (at least when I was resident, you can easily spot him dealing from your window if you care)
- Some units are low-income with questionable neighbors (loud arguments, police was called a few times)
- Very basic gym (but it was enough to get some body weight training done)
- Neighbors allowed kids to hang out in the gym and leave trash
- Stairs and gym not cleaned often enough
- Heat and hot water not included, everything is electric and you have your own hot water boiler = $150-200 per month to Coned
- My ceiling leaked twice after heavy rain even though I was on 3rd floor out of 6 = poor construction

Nice place to live

Frequent and thorough cleaning of common spaces (especially trash rooms). Spacious, well-lit, and well-maintained courtyard. Well-designed and spacious bathrooms. Package room. Virtual doorman. In-unit laundry. Location.
Cons:
No building manager. Everything is handled through an online ticket system. The response time isn't terrible, but it would be nice to have someone who knows the building well and can be reached by call/text.
Advice to owner:
It would be great to have a building manager who is available via call/text for emergencies or urgent requests.

My apartment is nice and the building amenities are seemingly nice.
Cons:
Neighbors are disgusting, don’t know how to just a trash chute, constantly dealing with roaches. The rooftop is absolutely disgusting and unusable— tenants are constantly taking their animals up there to defecate. I had literal mold and roaches coming OUT OF MY AC UNIT. Building management is VERY SLOW to respond to any requests, they starting being responsive once I involved 311. Rent is too damn high, and the garage rate is insane.
Advice to owner:
Actually give a shit about the building and the people who live here; enforce lease rules, how about actually utilizing the cameras in the building?

Lazy property management, gym is dirty and small, laundry room is dirty and small, water pressure is horrible, Wyckoff ave is very busy and noisy street

-Inside units are fairly clean and generally functional
-No pests that I know of or have experienced
- people in the building seem generally nice
Cons:
- rampant package theft
- the building has a single access code that they rarely change so it's very easy for anyone to get inside the building and misuse the facilities - there's a large group of local high school kids that frequent the building, crowd and leave garbage in common spaces and facilities
- management are unresponsive and unhelpful
- various fixtures in the units get broken and are cheaply made and hard to get repaired
- the air circulation is not great
- walls are paper thin and you can hear what's happening inside
- black mold in the games room on fifth floor

Please ensure you hire good management in the building -

The apartment itself is pretty modern, high ceilings, AC included.
Cons:
Neighbors are terrible. Constantly left their belongings and trash on our doorstep, which eventually led to the roaches in their apartment entering ours, something Management did little about.
Advice to owner:
Offer more thorough pest control.

Very nice apartments and floor to ceiling windows.
Cons:
The neighborhood sucks and no one wants this building here. All of the local high school kids know the door codes and break into the building, trash the place, steal package, and threaten residents who actually live here. A homeless person also sleeps in the game room. The public spaces have been damaged beyond repair and cannot be enjoyed by people who actually pay rent. Management does not care that criminals keep breaking in and damaging the building. Literally no concern for the safety of their residents. Nothing is done for building security and they are unresponsive about emergency safety concerns
Advice to owner:
Wake up, do better. This building will not last much longer under these conditions

Complete Lack of Care

Spiral staircase was cool.
Cons:
Heat did not work in certain rooms. I think the air ducts were honestly fake. Windows not winter-proof, very thin, sound levels outside were hard to deal with. They let go of the super right beforei moved out (2020) and did not let anyone know. You could not contact anyone for complaints/fixes. Packages were stolen frequently. One elevator broke the day of my move, no maintenance and no ability to contact anyone. Outrageous electric bills regardless of personal use (400-500 a month). Withheld security deposit as long as possible until threatened by law. Probably moved ownership (look into the offices of the first management company and the new one--hint, they're very close) to deflect criticism. Price gauged during pandemic, rejected negotiation, then tried to pull us back in when they realized no one would pay that. Facebook group i was once apart of was in shambles--think everyone moved out after their one year was up. Would not recommend this place or any place associated with the owner/management company.
Advice to owner:
Get a real job, care about humans

It has a gym. Apartments are nice
Cons:
The neighborhood sucks. It does not want this building here. High school kids sneak in an steal packages and piss in the staircases and elevators. People throw big ass parties and concerts on the roof that go all night (yes concerts), super loud. The building owners are a quarter of a milly in debt to con Edison and the electric has almost been shut off more times than I can count. The washers and dryers always break. Did I mention that people break in a piss on everything? It’s almost weekly. It’s just not worth the nice apartment. It’s not. Save yourself and move deeper into Ridgewood if you’re trying to live over here. You’re right on the line of where the worst part of Ridgewood and the worst part of bushwick meet. Don’t do it.
Advice to owner:
Figure out how to keep people who don’t live here out of the building. Get a door man or something. It’s a serious safety and health issue
