right on riverside park, washer dryer in unit, and lots of space!
Cons:
kind of far from subway, electric was like $1,000 a month in the summer because of the light the building gets, and construction is ongoing there

Under construction, unpredictable hot water and heat

Pros:
Location, across from Riverside park, most of staff is friendly.
Cons:
Horrible management. We often don’t have hot water. After speaking to neighbors, it has been like this for years and the building has become poorly maintained under A&E management. Hallways and common spaces are not climate controlled anymore. The building is renovating a lot of apartments so it’s noisy, messy, and unpredictable. Recently, heat hasn’t been working and you never know if there are elevator outages. In a building this size, it creates crazy traffic. The management never communicates. They respond to emails maybe 10% of the time and don’t notify us when things like a fire happen… yes I said FIRE.

Management agent is unresponsive. Very poor communication from MA with respect to ANY issue (elevator outages, heat/hot water issue, construction updates)

Respond and communicate. Would go a long way to improving their reputation.

Scummy management that tries to nickel and dime you. Neighbors who smoke weed all hours of the day.

staff was very nice, building was clean, gym was extensive and had a range of equipment, shuttle to 72nd street subway, good suite of amenities
Cons:
occasionally packages would get misplaced, unit would get extremely cold in winter and extremely hot in summer (it had a ton of window exposure). I bet the % of people who renew would be higher if the units were insulated better.

continue to maintain quality relative to other nearby portfolio properties

Great staff and concierge.
Cons:
Management and leasing is AWFUL! They will scam you with their leasing “special” and then totally screw you on renewal. They don’t care about you and will NOT work with you. Residents are moving out in droves and they will lie and tell you that occupancies are high. Many apartments have been unoccupied as of November. As of today there are 19 listed apartments and I just saw 3 people move out this weekend, which doesn’t include me at the end of this month OR my neighbor, who is also leaving. They bank on people being too lazy to negotiate and/or move. Read reviews on Yelp. They all back up what I’m saying. Oh, and I’ve also heard racist comments from them. Just awful awful awful.
Advice to owner:
Clean out your management and fix your company. Your reputation is one of the absolute worst. One of my patients and I got into a conversation about buildings the other night. Without prompting, she said “between Rudin and Equity, I honestly couldn’t tell you which one was worse. You couldn’t pay me to live in one of those buildings.”
