The initial look-and-feel of building's design features is very attractive. The neighborhood is a huge plus. The neighbors are mostly wonderful. The building is quiet and family-oriented.
Cons:
Many of the appealing high-end appliances work intermittently or partially, and management is extremely slow get things serviced, follow up on results, etc. As other reviewers note, there is no reliable super, and those assigned to either fix things or schedule repairs are often not responsive. Or worse, they minimize tenant experiences. Heating regularly fails throughout much of the building on especially cold days and nights. This occurs year after year, despite widespread tenant complaints. No amends are made through rent reduction. Further, security is a problem since cameras evidently don't work, a front door is often broken for periods of time, and the basement door is sometimes left unlocked. Strangers have been able to prowl the hallways and steal packages from doorsteps as a result of these lapses.
Advice to owner:
Provide the level of service for which you are charging, especially with respect to basics like safety and heating.

- lately have found multiple roaches
- if you have more than 1 a/c unit running sometimes you blow a fuse
- sometimes someone smokes cigs in the hallways so it smells and sometime they don't trow away the cig bud

Really great location! No coach-roaches / bugs.
Cons:
unresponsive management, had a rat problem INSIDE the building that went on for a month, which then you could hear the rats in the walls and then you could smell them as they passed away. horrible smell in the hallway that then radiated into my room. management suggested it was my fault even though the smell came from the hallway. in the winter they never turned on the heat and it was constantly under 60 degrees in my apartment ( we got a thermometer to document). didn’t want to fix our issues or turn on the heat. i guess they were too busy letting rats inside the building.

also didn’t have working mail for months and then they took off the mailboxes while doing construction so there was just no place for mail to go for like a month.

TLDR: constant bad smells in hallways, mail issues, unresponsive management, heating issues, history of rats + city violations

listen to your tenants and take care of the building? maybe turn on the heat in the winter

Responsive management, never seen a single pest, apartment finishes are of a good/modern standard, washer dryers being installed in units
Cons:
Unfortunately the walls connecting apartments are paper thin and I could literally hear my neighbors conversation when they are standing at specific points in their apartment

Really should have invested more in sound insulation when renovating the building

Well run but old building

This is a beautiful building on Riverside Drive but it's also over 100 years old like most in the neighborhood. Overall, the building is well cared for and well run. Doorman staff is wonderful and superintendent is attentive and fast to act on problems. Gym in basement is very nice and laundy room is convenient and always available. Bike room is a great perk with no additional fee!
Cons:
Lived on 1st floor and had several old building issues that led to the building staff needing to create some holes in our walls. They always did a quick job of reparing and cleaning up the mess but it was frustrating. Also, our pipes made a loud banging noise when turning on. Again, old building issues.

Location is incredible, units are renovated but still have WV character. Management is very responsive

Poor maintenance building

Nothing was good about this building except the location.
Cons:
There’s NO management in this building.
I guess because half of apts are rent stabilized, so the owners doesn’t give a shit about it. No or Low heat in 24/7, fallen apart and unsanitary conditions in a public area of building.
Advice to owner:
Sell the whole building to whom actually able to take care of it
