AVOID VANDERLEIGH PROPERTIES

Building management never responds.
Listings proclaim live-in super - he is never around.
Hallway is dirty and smells disgusting. Never cleaned. Rats the size of gophers run around in the garbage area.
Live-in super has converted basement room to an apartment - illegal conversion of a dwelling. Additional family members live in that space.
When you call office management you speak with the rudest secretary. She's clearly incompetent to hold a position where she fails to have any decent customer service skills.
Heat is turned off during the cold winter months. None of their management knows what to do to fix the boiler.

Get it together.

Nice location and bedrooms were decent size
Cons:
Pests (cockroaches, mice) and very unresponsive and at times, rude management. Very slow to respond to maintenance requests and there were many issues through the year.

Expensive dirty and small, but I could deal with that if it weren't for the LL

Great location, with transit options to anywhere in the city.
Cons:
The super is the worse. Won't respond to tickets, you'll need to constantly call him to try and get anything scheduled, to which he'll never come on time. So, you schedule another date just for him to arrive 3 hours late. Nail in the coffin- he'll barely address the issue.

The trash area is disgusting and poorly managed. They need way more garbage cans.

After several attempts at contacting management about the mouse problem in our apartment, nothing was done to resolve it. Only after them fixing a separate issue did they see the massive entry points in the walls that the mice came through.

Encountered multiple issues with the laundry machines - broken, eating peoples money, too big for the ledge they're on which caused a safety issue... everything seems resolved and working great now but there were definitely issues for a while.

Location is hard to beat - all subway lines are within walking distance, Washington Square Park is a block away
Cons:
Building is very poorly maintained. Hot water was off for a full month in Fall 2022. Management company is non-communicative and unreliable.
Advice to owner:
Maintain your building. Communicate building service disruptions proactively and consistently to tenants. Chill on the rent hikes.

Relatively quiet, Close to the Q, Some decent restaurants nearby, Close proximate the crosstown bus, close to John Jay Park, coinless laundry.
Cons:
Not enough working washing and dryer machines, laundry is shred with the adjacent building, Broken mailbox needs to be repaired, random water shut off, there is a constant clicking with the oven which needs to be repaired!

Cons:
I had roaches, my heater sprayed water, things broke without doing anything. Too expensive for bad quality and rude landlords!

Be nicer and update your forms of payment and security deposit returns

Payment of Rent with Check through Mail, Mice, and Rodent Problems is frequent in the winter (They have a frequent pest management company though) , sometimes steam heaters turn off, Vestbule lock to building is frequently broken

Roaches, Rats, Stingy Radiator

Love the neighbors, love the location.
Cons:
Very bad roach problem sprawling even to the 6th floor. The 5-6th floor is infested with mice as well, at least I hope they are mice and not rats. I would say the whole building is infested with german roaches as I have seen them in my unit, neighbors unit, and of course the hallway and lobby. Rats are heard in the walls and seen frequently in the lobby. Don’t even get me started on the trash situation. I accidentally killed a rat by throwing my trash as the 7 others spooked me. There is a rat colony living in the trash area which makes people leave it in the hall which makes the roaches and rats come inside too. The landlord is incessantly cheap and don’t even bother calling in an emergency. It will take 2 weeks of nonstop calling to get something reminiscent of a response. The EV is full of corrupt landlords but this one is one of the extremely evil ones, but he’ll get what’s coming for him in the afterlife.

There is no advice that will extract evil from the heart.

Where to begin: This is what we refer to as a slumlord landlord, who will happily hike your rent 40% at their whim. When you're in the apartment, you feel like you're back in the Bible.. the book of exodus, plagues of Egypt part to be precise. Rats, mice, roaches, spiders (the latter are actually welcome as they hunt the roaches). The "pest control" the building offers monthly is a joke, by the way. It's a bandaid on a bullet hole.
The apartment has been frigid this year -- the heat is deafeningly loud - it sounds like a marching band broke into your bedroom at 3am, but there's no heat being produced (or perhaps the building is so poorly insulated?? hmm).
The building is broken into on a daily basis (there's only one door and I've found credit cards wedged into it and things to prop the door open) and packages are stolen en masse - if you still think this building is a great fit after reading what I wrote (perhaps you think rats are cute and cuddly), please do yourself a favor and send your packages elsewhere. Unless you enjoy treating thieves to free stuff as I did for months.
I also hope you don't receive any mail as the mailbox has been compromised for months now and anyone (in the public) can open your mailbox.. often times you'll find your health insurance billing or W2s strewn about the lobby.
Great neighborhood, though. Although, I might be a little bias there.
