Review Summary for Solomon Schwimmer
Summarized from anonymous rental reviews on openigloo.
Tenant feedback for buildings managed by Solomon Schwimmer reveals well-maintained properties with clean communal areas and appealing amenities such as gyms, rooftops, and laundry facilities. The building superintendents are often praised for their hard work and responsiveness. However, management's communication and tenant relations receive mixed reviews, with some tenants highlighting issues like strict or unclear lease rules, slow or rude responses to concerns, and complaints about noise disturbances largely caused by tenants themselves. While some tenants find management accommodating, others desire more proactive and courteous handling of resident issues and improved enforcement of rules to reduce noise and maintain order.

Cute apartment, loud neighbors
Former Tenant
Pros:
Great location, nice apartment
Cons:
Had a number of loud neighbors who would party a lot and until pretty late

Ok building, dumb management
Former Tenant
Pros:
Apartment was nice
Cons:
They seem to have a number of lease rules that seem to have leeway but they are much stricter on.

So much better than my last apartment!! Love the building
Former Tenant
Pros:
Great building
Beautiful rooftop
Full gym
Party room
Storage
Parking garage
Pet spa
Laundry room
7th floor lounge
Package room

When you want to use the roof for bigger things just ask management, they are super cool about it. They just ask you to clean up and don’t disturb the residents. End at 1am max then you will be fine.
Cons:
7th floor residents don’t really like to have people in lounge. I see people complaining about parties, you can barely hear anything & I live on the top floors. It’s just the boring residents who feel like they own the building. The people who throw summer parties are different each time but always inviting. Really nice finished roof and was able to meet a lot of great people in the building.

Mail isn’t delivered to your door. Super can be rude from time to time but I just ignore him.

Apartments are over priced for a small space.
Advice to owner:
Nothing much , maybe hosting some holiday events

Home Sweet Home
Former Tenant
Pros:
Communal spaces
elevator
laundry in building
On site parking and storage (for a fee).
Gym
Super works harder and really nice
Cons:
Issues with randoms getting in (way less frequent, management now has security routinely in the building checking on evenings) . Neighbors not knowing how to do laundry and occasionally leaving the laundry room messy.

Sometimes management isn’t the easiest to work with and are really picky for no reason over things.
Advice to owner:
Stop raising the prices of parking and storage. It’s a gem. Keep prices down and people will actually use it. Make the lounge a party space.

Nice Building with great amenities!
Former Tenant
Pros:
The gym and rooftop
Cons:
Kinda felt like a college dorm

Great building, great maintenance, poor management.
Former Tenant
Pros:
Super keeps building as clean as he can. Exceptional. If it wasn’t for him the building would go to sh*t.
Cons:
Lounge area needs a facelift. Gym needs an update, too often that machines do not work. Management? Lol not sure what they manage.
Advice to owner:
Lets just say, I’d run out of space to write.

Decent place to live
Former Tenant
Pros:
It's a decent building, especially for the price. Good space in apts, and balconies. Its somewhat clean, They take out trash often. Working elevator, cute backyard and dope rooftop. Decent gym.
Cons:
Toilet wasn't working when I moved in, very strange noise coming from apartment vent. The basement is scary, please clean it and make it a bit more inviting. No keyless entry :(
Advice to owner:
Please put everything in place before you give keys to a tenant to move in. Its your responsibility to apply fresh paint, and make sure everything works in the unit. Do your part like you expect tenants to do theirs.

Nice building, nice neighborhood
Former Tenant
Pros:
Loved the balcony, beautiful new appliances, very nice apartment.
Cons:
It’s a bit small. Not a lot of storage space. 2 bedrooms really feel like a one bedroom.

fine! small but fine
Former Tenant
Pros:
Nice newer building, big windows, new appliances. If something breaks they'll fix it or replace it, no charge. exterminator, no charge. Pay online, gym, dishwasher, laundry in building.
Cons:
Pricey for the limited amount of space you get (haha), good for one person but a little small for two. You can kind of hear the highway, but only when motorcycles go by.
Advice to owner:
9/10 could be cheaper I guess but I get it

Nice building, terrible management
Former Tenant
Pros:
The building is beautiful with a lot of great amenities. The roof deck has fantastic views, there are two common rooms (with work stations and a pool table), there is a gym, pet spa, bike room, and laundry room.
The building super, Reynos, is incredible. He is very friendly and responsive.
Cons:
Management is not responsive (and oftentimes rude and dismissive) to tenant issues and requests. Multiple tenants email about safety concerns, and management will send back rude emails and do nothing to fix the problem.
There have been a ton of issues with tenants hosting loud parties in common spaces and leaving a mess and not respecting noise curfews.
Advice to owner:
Be responsive to tenant requests. Be cordial in tenant interactions.

824 Lexington Ave Review
Former Tenant
Pros:
Good amenities. Great rooftop. Everything is new. Dishwasher in unit. Good cabinet space. Beautiful floor to ceiling windows in bedrooms.
Cons:
No overhead lighting in bedrooms. Building management won’t give enough keys per resident and tries to charge $50. Tries to charge for parking despite lot being mostly empty. Tries to charge $ for residents to use a common room in building. Wifi has many issues. Upcharges a 2BR as a 3BR taking away common space and natural light. Raised rent during pandemic.
Advice to owner:
Don’t try to up charge your residents for things that should be given to them.

Great Building. Bad Management
Former Tenant
Pros:
Rooftop, gym, nice facilities.
Cons:
Everything seems to have been made relatively cheaply, with small things not functioning in the apartment or overhead lighting in the bedroom. Building management is hardheaded and unwilling to bend.
Advice to owner:
Better communication with residents.

Noisiest neighbors ever/like living under a club
Former Tenant
Pros:
Management is responsive and tries to address issues.
Cons:
Noise in the 7th floor lounge and rooftop kept me up for weeks. Killed my mental health and made me hate living here.
Advice to owner:
Have a 24 hour person who can respond to noise situations.

Lived here before
Former Tenant
Pros:
New building. Amenities.
Cons:
Some other tenants party on the roof so recklessly
Advice to owner:
Be more responsive.

824- Just Fine
Former Tenant
Pros:
The building has great amenities including the roof with a gorgeous view, a full gym, and laundry in-building.
Cons:
The building is cheaply made. The walls are thin and the architecture looks very modern but is not made for sustainability in mind.
Advice to owner:
Cater to your tenants needs rather than future tenants needs.

Clean new construction with lots of amenities and rowdy tenants
Former Tenant
Pros:
New construction so very clean and nice amenities like gym and laundry
Cons:
This is basically college 2.0 tenants through tons of parties and don't respect common areas also there is lots of mail theft.
Advice to owner:
Please do something about the mail theft
