Review Summary for Roosevelt Landings Owner LLC
Summarized from anonymous rental reviews on openigloo.
Tenant reviews for buildings managed by ROOSEVELT LANDINGS OWNER LLC reveal pervasive issues with management responsiveness, cleanliness, and maintenance. While apartments are affordable with spacious layouts and decent amenities like gyms and laundry, management often fails to address pest infestations, heating inconsistencies, and broken facilities promptly. Security concerns and poor garbage management are frequently mentioned. Tenants appreciate the location and some unit renovations but express frustration with ignored complaints, noise problems, and poor upkeep of common areas. Overall, expect limited support from management with persistent building maintenance challenges despite some ongoing property improvements.

Management ruins it- stay far away, slumlords
Former Tenant
Pros:
Opportunity to live on Roosevelt Island for much less than other buildings (if you’re in an affordable unit at least). Dog friendly
Cons:
IThe absolute WORST property management- C&C Apartment Management’s incompetence and carelessness knows no bounds. If you were to look up “slumlord” in the dictionary, the C&C Management logo would be the example used. What’s not to love? The cold, brown water filling up your bathtub after a long day; having a heat stroke in your apartment even though you run the AC 24/7 because the entire property’s electrical wiring was done incorrectly?
Advice to owner:
Follow housing laws and hire staff with more than half a brain cell- especially for your leasing renewal department

Over 100 cockroaches at once
Former Tenant
Pros:
It is cheap
Cons:
We had cockroaches here and there and then one day had over 100 all at once. It was insane and traumatizing

Huge Complex on Roosevelt Island
Former Tenant
Pros:
Most of the buildings are interconnected so you can walk through, out of the elements to the end. Covered sidewalks. Easy access to library at end. Building for the most part is quiet. Three bus stops heading east right by building. There is community room with water views, a gym, a playroom, of some included amenities. Utilities are all included with rent. Units are incased in concrete, so in case of fire, and there have been many, it usually stays contained to unit. Rents are slightly lower than mainland Manhattan, even though we are considered apart of Manhattan. Units are spacious. Large Windows in most units allow for natural light. My kitchen is an eat-in, and there is a dishwasher, stove with many features, including an air fryer feature, there's a microwave and refrigerator, all stainless steel. Stone countertops and walls behind sink and stove.
Cons:
Front doors are constantly tampered with by some tenants allowing anyone in. Elevators are risky and need replacement . All stairwells smell of urine and stairs are rusty, rusted through, crumbling, or dodgy. All laundry facilities are old and machines frequently break and laundry rooms are frequently closed for bandaid repairs and are frequently closed. Laundry rooms when open, now close at 10pm, due to problem tenants. Some tenants are disgusting and so are some home health aides, when it comes to disposal room. Landlord is currently trying to submeter complex to force tenants to pay utilities separately. Building exterior pathways need work from settling. Poorly renovated apartments, bad wiring, frequent electrical problems including fires. Poor unit storage, my unit has only three closets, one shoved under stairs. Not adequate, upgraded electrical outlets every six feet. Definitely, old, outlets are far from the next. Can lead to risky behavior with some tenants, who aren't as responsible or bright. Inadequate heating. Landlord controls thermostat, it is intentionally off, and resets to lower temperature. Room thermometer proves it's intentionally off. Landlord says it's 74°F in unit, room thermometer says it's 66°F. You wake up with sinus pain breathing in cool dry air. Set thermostat to 74°F and it clicks and resets to 70°F. The time on thermostat changes, also, to try and force lower temperature. Cabinet space in kitchen is horrible, my unit has only one drawer. Dismal counter space. Constant issues with hot water in kitchen. Gaps between floors and walls, I have caulked, water bugs used to venture in, covered dirty dusty vent in bathroom, Daddy Long legs would crawl in from vent, plus covers up most of cigarette smell from residents smoking in their bathrooms. Entry system is silly, you get a fob, key or app on phone. No backup. They don't want none tenant to get access. So no Home health aides or relatives with front door access. Due to some residents hanging in front, smoking, including marijuana, playing loud music and being a nuisance, they banged up benches in front under atriums. So the elderly, there are many, who used to sit and rest as they made way with groceries are leaning up against walls. It's sad. That was not a correct solution. I would have put planters on concrete benches in spots. It would have looked like a nice garden. There are small wooden benches. Not adequate. The young children from the Mosque have to balance their meals after Eid while two women can sit and everyone else stand. This was a dumb action by landlord. They give to troublemakers, like a parent dealing with a spoiled brat. "Now, no one gets anything," type of solutions. They still hang out there, now they stand, or go by side steps of school and smoke and drink and leave their garbage behind, or smoke in stairwells. Their noise and smell of their cigarettes and marijuana get into your units.
As of Ju;y 29, 2025, they are wrapping the building to insulate for draft and temperature control. I am in a market, so my rent was increased over 10 percent. A lot of other people are complaining of their increases, too. Management said they are making capital gains improvements, Entry mechanisms are problematic. the app stopped working so the entry way at times is full of people waiting to get in so they can go home, the key fob has acted up a few times where door makes one short beep and light stays red, then it will turn green and let you in after a few tries. There are issues with some of the air conditioners. they have windows units installed into a wall sleeve. Window and wall units work differently. The ACs are blowing cool air but not cooling. Management company C+C is huge, again they don't care about their tenants.
Advice to owner:
This management is okay, but if you need most anything from main office, they are unresponsive. Very difficult to get in touch with some departments. There needs to be communication. Stop the frivolous lawsuits of evictions.

Pros:
Affordable, ample laundry, and Roosevelt Island is generally great
Cons:
Stained carpeting everywhere, bathroom would get moldy, and so so so many roaches

Don’t let them fool you
Former Tenant
Pros:
The only thing good about the apartment is the size except the bathroom.
Cons:
Ever since C&C Management took over the quality of the management and the property is HORRIBLE. Dirty hallways, elevators, stairs etc. The management doesn’t answer the phone so you’re supposed to take the day off to catch someone to speak to. There’s a serious plumbing problem my bathroom had a leak which has the wall bubbling and excessive mold growing in my ceiling, medicine cabinet and behind my toilet. You have to email your issues then they hit you back with an automated response of them apologizing for taking so long to respond. Trash rooms stink and are filled with garbage spilling out. They turn off your heat when it’s cold. On top of that I’m paying market value and I heard that they’re taking nothing it section 8 now and programs from the shelters. So this should actually be turned into affordable housing!!!
Advice to owner:
Get a new management that manages the property. Stop allowing the property to deteriorate like a NYCHA development. Stop being cheap and higher maintenance staff. This was never like this when urban American had those property. Yall should be ashamed of yourself charging people that are hard working for luxury that definitely doesn’t exist.

If you’re considering renting from C&C Management, run. Don't walk, run.
Former Tenant
Pros:
There are no bars, no restaurants, no nightlife, no culture, no museums or art, no groceries stores except an overpriced Foodtown, with nothing to do, nothing to see, etc., if that's the kind of neighbor you want to live in, this is perfect for you.
Cons:
They will take your money at every opportunity, and give you nothing in return.

The apartments claim to be "newly renovated", but it is so apparent that they cut corners as every month if not every week, we're calling maintenance to schedule a repair for something!

Getting maintenance there is a war on its own. If you can even get someone to answer the phone. Or respond to your email. Even if you do get a response, you're crossing your fingers hoping someone shows up. If they do, there's a chance your repair will get done, but more likely, they'll take a look, snap a picture and tell you someone will be in touch and you start this loop all over again.

Facade works has been going on for months, stifling tenants, and they did not offer a single concession for all the dust and dirty blown into our homes. We can't breathe during the summer because of the heavy-duty plastic covering our windows.

German roaches and flies everywhere. They offer an exterminator who is worse than their maintenance. You schedule an appointment and they never show. You reschedule and try again next week.

Customer service is nonexistent. I sent dozens if not hundreds of emails. No response. About maintenance, about the amenties, about viewings, about leases, you can't get them to respond or pick-up a phone about anything.

This place is a masterclass in how to promise nothing and still underdeliver, and then charge more for it. Do yourself a favor and find literally anywhere and anyone else else.
Advice to owner:
Do your job, like at all.

Decent Place for price and location
Former Tenant
Pros:
i really like the location, the updated units are really nice with stainless steel appliances, the units are fairly large and great views into the city from the upper floors. maintenence response is quick although they might not be nice about it.
Cons:
some bugs found on the lower floors, I have smoker neighbors and the building doesnt do anything about it. Washer and dryers are always breaking. but there are multiple washers and dryers so its never a huge deal.

Good building weird neighbors
Former Tenant
Pros:
Newly renovated. no pests in the apartment
Cons:
Neighbors were odd and unfriendly.

Everything outside my apartment door is a shithole
Former Tenant
Pros:
their income-restricted prices are good. All utilities included
Cons:
literally everything else. My windows have been taped shut and covered with plastic for months, my neighbors are assholes and steal packages, deal drugs in the hallways, curse you out in elevators, etc. The laundry rooms are constantly broken and/or flooded and/or residents are fighting over machines that eat your money or don’t turn on

Management is actually garbage….the light in my kitchen was out for over a week (and of course it doesn’t use a regular bulb that you can change yourself) and no one came to fix it despite multiple requests. The maintenance guys are the only competent ones, and they’re at least honest that the management office is useless
Advice to owner:
literally do anything

Warning; do not live here
Former Tenant
Pros:
Affordable rent; close to Manhattan - one stop on the F train OR the Roosevelt Island tram
apartment was updated and very spacious
Cons:
COCKROACHES in the garbage room of every floor
hot water was inconsistent
i once met someone in the elevator who was bleeding because he was shot!
building itself is not well kept
management sucks. does not answer your emails.
Advice to owner:
Please improve the safety and cleanliness of the entire building complex

The few ruin it for all
Former Tenant
Pros:
Kid friendly neighborhood, great school
Cons:
Dirty (carpets never washed, dogs urinating everywhere, people tossing random trash in hallway), Smoke smell through building with management not enforcing own smoke free policy and requiring all to sign riders, security questionable with front door lock always broken and packages stolen (with management saying it is out of their hands and to call PSD, who only take info but do nothing...don't even check cameras). Near future will be submitted electricity, increasing monthly bills.
Advice to owner:
Enforce your own non smoking policies and do something about that front door. You have cameras but don't do anything when crime occurs...so what's the point?

Roach infested, large corp building managers don't care
Former Tenant
Pros:
gym available in building and co working space
lots of room
Cons:
roaches - 15 found per week
management doesn't seem to care
knowingly rented out the unit despite previous renters abandoning lease midway
poor heating
fire hazard from lack of theromostat in one of the bedrooms
leaking, water damage and mold
Advice to owner:
better pest management

Roach and crime infested building, decent location
Former Tenant
Pros:
Good location and good sized apartments compared to UES
Cons:
Cockroach infestations in communal which management do NOTHING about, dog pee in elevators which takes days to be cleaned up, regular water issues, crime in building (including shootings!), dishonest neighbors that steal packages, noisy elevators, a gym that's already in disrepair.
Advice to owner:
Actually manage the building and fix the attitude of your staff.

Cons:
Cockroach problems, with insufficient pre move in cleaning

Gorgeous Apartment- Horrible Building
Former Tenant
Pros:
The apartments are updated and spacious.
Cons:
So much to say here...
- The building is not well maintained.
- They will try and increase your rent by at least $1000 each year even if you are a long time tenant.
- Management never responds to emails and their phones are disconnected.
- Building doesn't respond to maintenance requests.
- "Gym" and Laundry are poorly maintained.
- Packages stolen frequently and nothing is done.
Advice to owner:
Stop charging a premium for apartments that are NOT in a luxury building.

Beautiful Neighborhood, Meh Management
Former Tenant
Pros:
I loved the location, the apartment was larger than anything I saw on the market far below what market price was. The unit had been recently renovated so it felt like a brand new, modern space when we moved in and we really enjoyed having access to an in-building laundry room, in-unit dishwasher, and in-building fitness center. The coworking space is very well maintained as well and usually very quiet for WFH.
Cons:
The insulation of the building leaves much to be desired. We were blasting the AC in the summer to keep the apartment from reach 80 degrees and using multiple space heaters in the winter the keep it close to 65. Management is not very responsive and required numerous follow ups to fix mundane issues (flooding from dishwasher under sink, broken microwave, clogged drains). Renewing our lease was a pain because it took months for the leasing office to respond to our emails and calls so be prepared to follow up like its your job.
Advice to owner:
Hire more people to respond to tenant inquires. Don't implement submetering without fixing the insulation issues in ALL units first. Respond to reports of roaches in unit with promptness.

Unresponsive management, poorly maintained buildings and amenities
Former Tenant
Pros:
An incredible view, amazing location, easy commute
Cons:
Management is horribly unresponsive, rude, and have hours that no working adult can attend. Units are poorly maintained and have reoccurring problems that won’t get fixed. Price is high for the quality of the apartments
Advice to owner:
Respond to residents in a timely matter and maintain your property
Over 1 year ago
Decently okay, not for everybody
Former Tenant
Pros:
Management was responsive most of the time. Amazon locker + gym are a nice addition. New management seems to be making active improvements
Cons:
Pest problems, hot water went out a few months ago
Advice to owner:
Need more ways to get in and out of building besides the phone app

Poorly Managed - Think Twice?
Former Tenant
Pros:
We were new to the city and country - this building was the only one willing to lease to tenants without social security or credit.
Cons:
Simply poor management. It took many months to process a simple registration process, and the air conditioners that were promised by the realtors were never installed.
