Had a difficult time getting ahold of the landlord + the trash situation attracted a bunch of rats.

Building is well maintained, they handle trash and clean the hallways every week.
Cons:
These studios were clearly large bedrooms that they chopped in half. The radiator is so warm that I sleep above my covers with the window wide open in the winter. I asked them for the measurements of my window to get a new screen and the response I got was "no". Raising my rent $200 for the new year and this apartment is not worth nearly that. Charges you too much money, and expects you to handle most things in your apartment.

- Great neighbors - Super fun location & neighborhood - Reasonable price, good layout - Laundry service right across the street - No pests that I saw, common areas generally clean - Matel is pretty responsive
Cons:
- The HEAT! They crank it up and it will be >90 degrees in the winter if you dont leave a window open. Leaving a window open means you have 0 percent humidity in the apartment. Impossible balance - Older unit so floors were a bit unlevel
Advice to owner:
Reduce the temperature please

sol is a angry sexist landloard which tries to take advantage of his tenants, comes in to the apartment announced, and completely violated the privacy of a my space. i am a women living alone and felt extremely violated and unsafe in the building.
Advice to owner:
fire sol, keep the building clean, security cameras for constantly stolen packages

landlord is an unreasonable and rude man Rent raised 33% after one year in apartment, where: amenities are absolutely ancient (stove nearly broken, fridge 30+ years old, etc building is dirty packages are constantly stolen water constantly runs cold or no pressure

Location was great. Close to Union square. Quiet neighborhood near gramercy park and Irving plaza. Live in super also!
Cons:
I lived above someone who complained at the slightest floor board creak. One time they called the cops on a little party we were having at 8pm on Super Bowl Sunday…
Advice to owner:
None. I guess you take what you can get right?

The super is great, the other tenants can be messy and throw their trash outside the trashcan but he is always working hard to keep everything clean; location is amazing and it's near Astor Place; very quiet
Cons:
Had mice; other tenants can be messy; no amenities; not super close to a laundromat; heat didn't work in one of the rooms; bathroom was very dated and water pressure was average
Advice to owner:
Rent should not be as high due to the lack of amenities (dishwashers, laundry in building, etc.) in building

-have a view of the Chrysler building -lots of natural sunlight
Cons:
-no washer/dryer in building -no dishwasher -no central a/c -packages get STOLEN ALL THE TIME. -walls next to me are paper thin - can literally hear my neighbor having sex every night -different prices for each apts…. -NOT A TRUE 2 BEDROOM (have to walk through room for bathroom)

I had a fantastic neighbor on the second floor that made my stay here worth while. There's a beautiful tree right outside the window and the sunlight is great. Owner is pretty responsive in terms of repairs.
Cons:
The dust will never go away. You'll dust and then 20 mins later it's back. The floors are INSANELY creaky. All of my neighbors and I had serious issues with the pipes and plumbing and I had to get my toilet replaced and my sink fixed twice.
Advice to owner:
Get entirely new pipes

My apartment was great. Good size, great light, good storage (closet and kitchen cabinets)
Cons:
Building itself could use an internal paint job, looks like it hasn't been touched in years. Landlord is a typical NYC landlord in that he does not value tenants and values money.

Value loyal tenants

- Never had an issue with a neighbor - Inside the building was quiet, only rarely heard noise from other apartments - One time the bathroom above us flooded (an accident) and they were able to send over an emergency maintenance guy at 3 am - In two years, we’ve only had two mice ever, which is honestly impressive for the east village. Fill in all your cracks in the wall with steel wool, works like a charm keeping rodents away - Maintenance man is adorable and sweet
Cons:
- Small kitchen - Paint job and crown molding is old and has been painted over 4 million times and honestly looks like shit - A bit dusty - Street facing apartments on this block can get LOUUUDDD and I’m definitely not a baby about noise
Advice to owner:
You guys did not offer any rent relief or support when COVID hit even though you honestly charge a ton for studio and one bedroom apartments and for that, I think you guys are jerks.
