Cons:
Mark Scharfman (aka Scharfman Organization) owns a LOT of property throughout the boroughs. Each one owned by a different LLC he created. If you look up 'The Scharfman Organization' you will find the full list of all his properties.
He's slumlord, illegally raises the rent more than allowed between tenants, repairs are not done by licensed workers, increases rent via abusing the capital improvement rule, has many lawsuits, etc. I put in for a Rental Overcharge complaint with the DHCR and it was a back and forth for 2 years before we ended up moving out of state. Never got a resolution.

The noise in this building is out of control. Where do I begin? Don’t even think about trying to get a good nights sleep because you will be woken up by your rowdy neighbors playing music at two or three in the morning, and then again at six in the morning, and if that doesn’t wake you up, the smell of cigarettes and weed penetrating your apartment will do it. Since there is no elevator tenants keep their garbage in their apartment or leave it out in the hallway for days making your apartment smell like a garbage dumpster.  when I first moved in there was a laundry room that was completely filthy but at least there was one then all of a sudden three months after I moved in the machines were gone and the room was locked up according to the building management they were replacing the laundry room well that was seven months ago. There still is no laundry room, when you walk outside in the summer all you see is people drinking playing loud music doing drugs, broken glass, and even the front door of the building is constantly smashed. There’s a lady in a wheelchair that hangs outside selling drugs passing along the goods even needles SMH! My apartment is now full of spider beetles they send someone to fumigate the apartment they may as well have not done anything because the problem continues. I have another three months left of my lease here, and I hope that those last few months fly by this is the total worst possible nightmare you can ever wanna find yourself in. lastly, I would just like to mention what a handy super They have living here that comes to your apartment to fix things without tools then asks you if you have any tools for him to use!!!! couldn’t fix a damn thing.
Advice to owner:
Just keep renting to slum tenants don’t bother trying to rent a decent people because you’re just ripping them off

New Elevator at the I moved in laundry room in the basement. 
Cons:
Hard to get anything repaired, I had a water leak from my ceiling no came to fix it in a timely matter after a while the part of my bathroom ceiling fell and also had black mold.

Advice to owner:
Don’t be cheap on upgrades when your not cheap on rent
