Great building, great location

Pros:
*Very kind and responsive management/super
*Respectful neighbors
*Safe and generally quiet part of the neighborhood
*Close to both the C and G trains and the B52 stop is directly across the street
*Also laundromat right across the street!
Cons:
*There is a mice problem in the building, but if you're clean it's nothing worse than other nyc apartments.
*The floors are very creaky so if you're not living on the top floor be prepared to hear when your upstairs neighbors are moving around.
*Packages have gotten stolen a few times but they just fixed the doors so maybe won't be a problem in the future.

Pros:
Well maintained units, Landlords were hands off, month to month, affordable, friendly vibe, paid rent via credit card, views from the roof are so nice
Cons:
Apartments that face Franklin deal with a lot of street noise at night, can’t control the temp in your apartment and they crank the heat in the winter, one neighbor leaves a ton of boxes in the hall and one smokes weed in the stairwell

Super affordable

Cons:
– One bedroom faces a brick wall (little sunlight)
– Cabinetry is mismatched (if you’re someone who prefers a little uniformity)
– Management takes a while to get back to people
– Trash will pile up for a few days before it gets sorted
– Building lock is really loose. People who didn’t live here would just walk right in.
Advice to owner:
I’d advise replacing the front door of the building and the locks. It’s nearly falling out, and doesn’t always close.

I’d also advise replacing cabinetry before the next tenant moved in.

Pros:
David the owner is really sweet and responsive. The renovated apartments are really well done. The carpenter takes pride in his work. Never heard my neighbor, ever.
Cons:
We left because there was scaffolding and a delayed project on the exterior masonry. They made out window 6 inches smaller on each end due to the masonry. Being cooped up during COVID lockdown with the scaffolding was a deal breaker and we did not renew. Rooftop has a lot of potential but there’s nothing. Shared hallways need renovation.
Advice to owner:
Finish that masonry project, other than that no complaints. We were displaced by a fire in the property next door that is owned by the same owner. He offered up an apartment right away and was great during that whole ordeal. No complaints, solid fair landlord.
