Wonderful building, Great Neighbors

Pros:
The building has a great layout and the entry is wonderful. Having an elevator and laundry in the building is a plus. The proximity to the A Line subway can’t be beat! New Super is helping to take care of issues quickly.
Cons:
There was an issue of packages being stolen from the lobby. After the Super was able to catch the person(s) on video, they filed a police report and took measures to secure the doors to the building.

The common areas need serious attention and improvement - peeling paint, poor lighting.
Advice to owner:
Olshan Properties - There is an opportunity to make this a jewel of a building in the neighborhood. The location is ideal. Do not ignore it.

Good if subway proximity is your main goal

Pros:
Right next to the subway, and the renovated kitchen and bathroom was very nice.
Cons:
Small for the money despite being rent stabilized, way too many roaches, and everything outside the unit looked dingy.

Pros:
Love. Super responsive super! Creative solutions when something can’t be fixed quick.
Cons:
Hallway noise. The slamming of the fire doors is constant. And you can hear as people walk up and down the hallways.

Washington Heights Apartment

Pros:
Decent building in Washington Heights. Building management has implemented some improvements. Location is near the A train, which is convenient. Building has laundry access.
Cons:
Would be better if there would be more renovations and improvements throughout the building as some areas are in need of repair and/or cleaning.
Advice to owner:
Consider offering improvements for existing tenants within their units.

Fairly good, excellent super

Pros:
Current super is excellent and extremely responsive
They fix most things promptly
Laundry room not that busy
Quiet
No pest problems
Cons:
One major pipe burst/water issue
Work on the hot water/heating usually crops up. They do fix it but annoying when there's an issue and a few days in a row it's off in the middle of the day.
Kind of difficult about getting occupants added to the front door directory.
Package theft.
Advice to owner:
The super is great, hold onto him.

Clean & quiet

Pros:
Heat & Hot Water included in rent, lovely superintendent, very clean and quiet for the most part, neighborly feel
Cons:
Property Management Co. not always very responsive, not great communication in advance about plumbing/elevator shut offs, no tenant control over heat in the winter (way too hot)

Management makes new tenants pay $500 a month for a security call box, so the units end up being more than advertised/you should be charged. It's low key illegal
Advice to owner:
Remove the ridiculous charge

Hole in the ceiling

Huge units, awesome location
Cons:
Terrible maintenance. I had a hole in my ceiling that took months to fix.
Advice to owner:
The super needs more assistance and maintenance requests need to be fulfilled quicker.

Needs better management

Pros:
The neighbors (for the most part) are great; friendly, kind, thoughtful. The halls are mopped every week, common areas are kept pretty clean
Cons:
Building management is horrendous. We have gone through 3 separate supers in less than 6 months. The one now is fine, but overall, it takes them forever to do work in the apartments. We had water dams for in our apartment from
an upstairs leak months ago. They started working on it 12/18/20 and they STILL haven’t finished the job. The efficiency is lacking.

The Elevator has also been out twice, both times around the holidays. The first time it took them over a week to get it repaired and we have a decent amount of elderly/handicapped tenants that RELY on that to get out of the building.
Advice to owner:
You have to stay on top of the management group or nothing will get done

Bad Management Company

Pros:
Clean, well kept, live in super, laundry, elevator. Really nice, if un-renovated, apartment. We liked living here until the awful move out process started.
Cons:
Unscrupulous landlord. Charge illegal fees and treat their employees poorly. Our wonderful super left because of bad treatment and the leasing agent stopped working with them because of their terrible business practices. They charged us an illegal $350 cleaning fee when we moved out of our immaculately cleaned apartment and we have been unable to fight it. This family literally owns shares of the Yankees and then charge unemployment artists illegal fees in a pandemic. They’re terrible people.
Advice to owner:
Stop charging illegal fees

Pros:
They are strict about garbage and recycling. save the planet ig. cleaner options are available for heating which would do far more than recycling most of that junk just gets thrown into landfills anyway but they dont know that. solar panels are installed yay yay! roof view is cool. rooms are spacious but for a high price tag.
Cons:
Land lord refuses to negotiate lower pricing for an overpriced 3 bed room with occupants who payed in full for years even during a pandemic when 16% of new york has departed! Lobby always has random items and junk laying around. Land lord is unfriendly and never seems to want to help with anything other than pest control which is often needed. OVER PRICED..
Advice to owner:
Negotiate with renewed contracts and care about the people within your building. what are we paying for exactly other than the apartment itself??? It took days to get a hold of the owners to negotiate a lower price just to be turned down like crazy people.
