Renovated without pest control

Pros:
Beautiful apartment with tons of sunlight, open kitchen, small bedrooms. I love smaller buildings where the neighbors all know one another and collectively take care of the building. The super is a bit obnoxious but overall, gets work done when necessary.
Cons:
When we first moved in, we had a major rodent issue. After many calls to management including 311, the super finally came and removed the appliances from the wall only to find a huge whole behind the dishwasher left by contractors. Once that was filled, the problem was solved. It’s unfortunate that it took months to solve an issue that only required a few days.

Gaslighting Management and extremely evil company

Cons:
Horrible Management, Project Manager is the most rude person I've ever dealt with in my life & completely unprofessional, and will offer no assistance. They will never respond to your emails and they love to gaslight and make up any excuse that they can. They are also not even a real management company, it's a scam company called "HF Design." Look at how bad their google reviews are. Complete scum.

There's been multiple ceiling collapses in the lobby & we didn't have a working stove for 2 weeks. They refused to even offer us a hot plate to use and told us to just order one from amazon and then return it when the stove is fixed. Even the most bottom tier landlords can offer their tenants a hot plate if their stove isn't working. Our neighbor's bathroom ceiling also collapsed due to poor renovation & water pipe issues. You all don't care about this building whatsoever. The very first day I moved into this apartment, there were legit 10 MICE running around the apartment during the daytime because there was a giant hole behind the dishwasher and a giant hole under the sink and it took almost 6 months to get that resolved. We didn't have working heat all winter either and leaking radiators. They will also gaslight and mock you whenever you report an issue. They are the some of the most evil & sadistic people to ever walk this earth. Please for the love of god, do not rent from this company because they will make your life a living hell just for being a responsible tenant that reports issues. Landlords like this are the reason people are moving away from NYC, because this is as low as you can go in terms of decency. These are evil careless people. Don't give them a cent of your money.
Advice to owner:
Just quit your positions as landlords as your management company is completely useless. No one responds to emails.

Some Decent Features but HORRIBLE Management

Pros:
- Cat friendly
- Washer/dryer in the basement - machines accept credit card and Apple Pay
- Close to the C, not too far away from the L & J
- Several windows
- Extra storage closets in entryway and near bathroom
- Other tenants in the building are very polite and friendly
Cons:
- Extremely unresponsive and hostile management
- Maintenance requests often go unaddressed or are not "fixed" until several weeks/months later. Management often likes to gaslight or twist words and claim that issues were corrected in a "timely manner."
- Terrible heat; struggled for many months in the winter without working radiators despite many calls/texts/emails to management. Several radiators in my unit suffered from massive leaks which went unaddressed for weeks/months at a time. Fully relied on space heaters for warmth during the winter causing an extremely high electricity bill.
- No A/C
- Only two out of the three bedrooms have windows
- Walls are very thin and not insulated well
- Roaches and flies
- Rent hikes
Advice to owner:
I'd suggest that the super and property management company be more responsive and efficient when a complaint is brought to their attention. I'd also appreciate if they hired more capable maintenance workers because if the radiators in my unit leaked multiple times over the course of several months that means that every time someone came over to "fix" them, clearly the problems weren't being adequately addressed.

Irresponsible Landlord

Beautiful natural light. Amazing view from the roof.
Cons:
Had to pay a security deposit plus 3 months of rent in order to move in (totaling $10,000). The apartment wasn’t cleaned upon moving in (cat hair and grease in oven, dirty fridge with mold, literal brown walls that should be white, broken shower curtain rod, water leaking from bathroom ceiling, voodoo/witchcraft items scattered in each room, etc.. My room had a leaky, loud, & broken heater. Juan the Super replaced the heater, but it didn’t solve the issue. I had to buy a mini heater to get through the winter. After the 1-year lease, the landlord/management company refused to give out the security deposit and they blocked my number. They stated the apartment was in worse condition than when moving-in, but that’s a lie. I have pictures of how it was when moving-in versus leaving to prove it. We broke nothing in this apartment; we only put our love into it to make it a home. Us roommates left NYC for good after this living experience. We can create a life elsewhere, the city doesn’t need us, and these landlords sure as heck don’t care about their tenants. Also, I saw 3 roaches in this building.
Advice to owner:
Be professional. Be kind. Be real. Be fair. Be just. The property manager and owners were some of the most rude people I’ve met in my life.
