Cesar the super is the most responsive super I've ever had in NYC and he keeps the space clean. I also had a package stolen and he helped me get video the same day to make a claim with the vendor I bought from.
Cons:
Honestly best building I've lived in. It can get noisy on the street but that's living in NYC for you.
Advice to owner:
Cesar is amazing!

location and size of apartments + only 1 unit per floor
Cons:
previous management in 2022-2023 was terrible. could not get good contact with them. apt door lock broke shortly after moving in and paid the locksmith which was then forced to threaten and file a small claims suit before management changed and we reached an agreement. new management has much better communication but still took 2+ months to get security deposit back after moving out.
-took a few follow ups for maintenance -sometimes traffic noise

Best I can say is that the noise protection on the unit is great, the hvac is mostly reliable, and David on maintenance is their best employee.
Cons:
It’s really sad how this complex has deteriorated, but honestly it never lived up to its potential on my 5 years here. Strongly advise against joining if you are in market for luxury rental. This is definitely pitched and charging luxury for significantly mid tier. Just walk into the lobby and you’ll see the non existent design. Don’t let them tell you it’s under construction, it’s been like this for almost a year. The rooftop has been closed for my entire tenure despite promises it would be opening months after my arrival. Finally the gym is buried in an unclean basement where the main equipment is broken. There are no maintenance crew cleaning it either.
Advice to owner:
Respond to tenant requests seriously and do some basic maintenance investment

Enjoyed living here as a student but not the best

I really like the convenience of the neighborhood, there are a lot of great restaurants around. I don’t hear much noise from neighbors. And my bedroom gets great natural light (outward facing)
Cons:
Someone peed in the stairwell back in October, and it is May and you can still kind of smell it. For two months it was REALLY strong, to the point where guests would comment on it. How are they unable to get rid of that smell? Packages have gone missing before. One time there was a homeless person just in the stairwell. Sometimes they’re super responsive to maintenance problems, but our dishwasher was broken for like 2 months before they fixed it despite multiple requests. And my bedroom is FREEZING in the winter. They are stingy with turning the heat on in my opinion.
Advice to owner:
Turn the heat on more in the winter and clean the stairwell more regularly.

The doorman-Manny- is great. the handyman Alex is also really good and he keeps the building clean.
Cons:
The owner is unresponsive, and there is a pretty consistent leaking issue with water leaking in through the walls.

Slow maintenance half done work

While you can hear everything when you are walking up the stairs, once you close your door you don't hear much. Close to restaurants and night life.
Cons:
We had a water leak from the floor above and it damaged our ceilings. It took weeks for the problem to be resolved and the ceiling was just painted over. You can hear everything in the stairwell. For the money it is really small.

Fine place to live, good location

This building is in a great location, recommend for starting in New York. Well maintained, garbage is in the basement.
Cons:
The management was under a lawsuit while I was living there. Before I moved out, getting things done was a lot easier. We had to get a new fridge (took weeks of emails to get one) and a new dishwasher because it was invested with cockroaches. There is a pretty large bug problem and there would usually be a mouse or two each year.

Great location if you dont mind a walkup

Because its an old building the walls are think and you rarely hear your neighbors
Cons:
The management company outsources all their complaints to operators in the Far East. So they sometimes do not understand what you are complaining about or how urgent it might be - like the front door was not locking.
Advice to owner:
The stairwell really needs to be mopped more than once a week and the railing from the first to second floor needs to be fixed.
