It’s centrally located but the nearest subway station is Port Authority / Times Square, and sometimes the neighbors are loud or problematic

Building staff are great. Generally very responsive. Building well-kept. BuildingLink App for filing and tracking maintenance requests. Friendly neighbors for the most part. Target downstairs. Pet-friendly!
Cons:
Usually only one “concierge” (front desk command/not exactly doorman) servicing three buildings with like a thousand apartments. They do have floating porters who attend to issues but the concierge is frequently overwhelmed with packages, food deliveries, issues, etc.
The PTAC air conditioner/heater is great when it works for the most part. It’s needed repairs/replacement three-four times over the years I’ve been here and each time it’s taken as long as a week - I don’t understand why they just don’t have all the extra parts and extra units around since there are so many apts here.
Advice to owner:
Need more front desk concierge. Stock extra PTAC units and parts.

Management (and often the doormen) are extremely rude and will not work with you on things like move-in times, deliveries, etc., walls are very thin, amenities fob never worked (despite the hefty amenities fee), multiple arbitrary deductions from security deposit

Cons:
The location is rough and the congestion from the Lincoln Tunnel can be really awful during rush hour and it generates a ton of noise pollution from honking.

onces you move in management will take forever to get back to you about any problem. they fix everything within one day is super fast.

take care of ypur current residents and not only the onces you are trying to close to move in

Management ignores any complaints, there’s constantly work being done, fixtures in apartments are cheap. It’s an overpriced mediocre building with unfriendly neighbors & horrible management

Amenities are affordable, the water pressure is almost too much, the building is generally clean, and finishes are adequate in the units. Maintenance requests are handled quickly and courteously.
Cons:
The biggest drawback at Gotham West is that the walls between the units are paper thin, so noise is definitely an issue. The air conditioning in the units is not modern and is very loud and energy inefficient (e.g., $300/month power bill during summertime for a 1BR apt. seems a bit high…)
Building Management (NOT maintenance)is often slow to respond. Occasionally, management sends emails reminding tenants not to smoke, etc., and the tone of this correspondence very condescending and threatening. Also, the resident manager responds to emails within a few days…sometimes not at all.
Advice to owner:
Fix the elevators.

Lots of traffic noise, too many animals and dog poop, aggressive move out process

New construction large apartment (1 br w/ walk-in closet) neighbors are great pet friendly bicyle parking
Cons:
Management completely non-responsive to tenant requests/email/phone calls. Building already falling into disrepair (not even 10 years old yet) AC / appliances will never be replaced (even if non-fixable) Management will try and evict you for ANYTHING. REPEATEDLY. Laundry only on three floors (of 14). total 19 washers and 18 dryers for 500+ apartments. Unsupervised children use hallways and common areas as play areas. The FOB entrance doors are often broke and allow anyone who wants access to the entire building. Security is nonexistant. Management changes the address to remit rent about once a year. They have changed names four times already -- with no notice to tenants. There is no emergency lighting in the building. Stairwells are not monitored by security cameras. Managment is currently waging war with rent stabilized tenants by not renewing RS leases or offering leases with ridiculous changes to the terms and conditions -- then ignores requests for correction -- resulting in the tenant not having a lease renewed and possibly being evicted for "not signing a lease renewal."

Perhaps you should find another business to be in -- one that doesn't directly affect the lives of SO MANY other people.
