Couldn’t have had a worse time!

Pros:
Relatively new bathroom, good proximity to trains
Cons:
Where to begin… extremely noisy, during summer expect to hear blaring music at all hours. Lots of drugs used openly on this street and specifically on this stoop. Many times had to step over passed out people while living here. Found large cockroaches that flew in my bed multiple times. Management didn’t help, they will ghost emails. Didn’t get security deposit back for months and took lawyer threats to get it back.
Advice to owner:
Follow the contract you signed to. Do better.

Pros:
I forget his name (Elias?), but the man hired to keep clean works SO hard. Sometimes neighbors make the refuse room a little messy (and if management posted clearer guidelines for recycling and large item disposal, that would help), but this guy is ON it. The AC/heating units are nice, light is night, gym had a brief black mold problem (i know, gross), but it was addressed and it's really nice to have that in-building. Rarely a huge wait for washers/dryers. Elevator!
Cons:
Washers/dryers can be finnicky. I've had mice 3x and they have called an exterminator, but I had to really badger them, and I do think that if they made clearer guidelines about food/trash disposal, there might be less of a problem (then again, it's NYC.) Also we were all getting charged for each other's electricity for awhile -- a huge mess that was never really acknowledged
Advice to owner:
Manage the recycling room better, and maybe be slightly quicker to respond to complaints.

Has open acess rooftop, gym available and laundry. Small amount of apartments means few neighbors
Cons:
Landlord does not fix problems. Tells you to deal with roaches on your own. Patches leaks but doesn't fix the main problem. Very argumentive.

Okay but not worth the price

Water pressure is good; location and proximity to trains, restaurants, and the city is good. Landlords were responsive about pest problems and central air system problems. Lots of grocery stores nearby and at least 1 laundromat very close by.
Cons:
Insulation is terrible and winter gas costs were very high. Central air system turns on but heat and cool air escapes immediately because the insulation is so bad. We gave up on keeping AC and heat on because it just didn't work. Construction is happening in the building next door and will likely continue for the next 6 months at least, and it starts at 7am every day. It's quite loud. There is little to no natural light in the apartment, and earlier this year the hot water stopped working and landlords did not act or respond to any communications until about 4 days after the loss of hot water. There was still no communication to the tenants about the return of hot water, and no apology for the inconvenience. The size of the apartment is not worth the rent price as of 2023. There are much cheaper options in the same area. Rent will likely go up a lot during lease renewals.

- There were clearly corners cut in construction. Little things, like the door of a cabinet breaking the first time we used it. Or the fact that the shelf above the oven has a hole sawed into it because they didn't factor in ventilation when building the cabinetry- so it's just a non-functional shelf that takes up visual space but can't hold any items.

- The toilets are square, and extremely uncomfortable

- The gym is nice, but it's next to the garbage room and often smells like garbage because of that...

- When I moved in they claimed they'd be adding in outdoor furniture to the roof, and that was a lie, they never added furniture

- Sometimes things take way too long to be fixed. Someone dropped a large glass jar of pasta sauce in the lobby once and the huge mess was sitting there for like, several days. Or, the alarm at the front door will be constantly beeping for days on end

- I have NO clue why, but my bedroom has an issue where it somehow blocks all cell phone service. I literally can't make phone calls in my bedroom without connecting to WiFi. It's insanely frustrating and I had to buy a device for $250 from Verizon to try to extend the signal and it barely works.

- The glass half-sized shower covers aren't sufficient enough to stop water from getting on the floor.

Email responsiveness + take care of the building, and listen to your tenants!
