large, unique units, wonderful neighbors and community
Cons:
loud (next to BQE) cars and motorcycles, heat and water issues, though have been getting better. expensive

STAY FAR FAR AWAY!!!

Pros:
The super, porters, and front door man keep this place running. The rooftop is nice.
Cons:
The management company that runs this place is comprised of completely inhumane people. The broker is also a piece of work. She is manipulative and does not disclose material facts about each unit. Stay far away from this place. There are roaches and dog poop in the building's hallways.

Nice apartment but terrible management

Pros:
I love the apartment itself and I haven’t had any issues with it. Any small issues I have had have been fixed quickly and the super is very responsive.
Cons:
Management is effectively completely unresponsive. We’ve had a number of hot water outages this year, security concerns with no locking front door and random people in the stairwell, and I personally have had issues with incorrect fees on my rent bill. It’s been nearly impossible to get in touch with management about anything to get to a resolution. The building has also been through no less than 5 property managers since I’ve lived here.

High Potential, Wish Management Was Better

Management is extremely negligent, rooftop amenity was closed for a year and a half despite rent increasing, annual rent increases are high

Constantly changing management, greedy company

Pros:
Neighbors are nice, and the apartments are mostly renovated. Appliances are new.
Cons:
The management company of this building is terrible. The rooftop has been closed for over a year and with no end in sight. The treadmills were not functioning for months. We have had leaks every single time there’s a rainstorm and our neighbors have had mice.

It Ain’t The Sweet Life in this Chocolate Factory

Pros:
Dog friendly.
Convenient location.
Lots of space.
When it’s open, there’s a nice roof deck. (It’s been closed for the last year.)
Depending on the unit, you don’t hear your neighbors.
There’s an on-site superintendent.
Cons:
The property management company is not very responsive.
There’s a live performance venue in the building, which is a nightmare if you live above it. (Apt. #2F)
You’re at risk of getting hit by bicycles, scooters and e-bikes in the courtyard of the building and that’s because mgmt doesn’t see it as a concern.
There have been a number of incidents of grand theft auto from the garage in the building.
The heat in the building is inconsistent.
There’s been facade work going on for three years.
Advice to owner:
Show that you care about the “valued residents” of the building, not just what you can do in order to flip the building for a profit.

Do not live here unless you want to be ripped off and living above a club

Pros:
The units are beautifully renovated and show off the original details of the Chocolate Factory that was this original building in the late 1800s.
Cons:
There is a “jazz/comedy/music club” on the first floor in the commercial space that has an illegal liquor license and absolutely no sound proofing. If you live on the second or third floor you will go insane. 311 fakes a response and upon confrontation with the “proprietors” they are operating with a fake liquor license. Management never surveyed owners about the clubs installation. The roof deck we pay for dearly in our inflated rents has been closed permanently. There is a “spa” downstairs called Body by Brooklyn that runs illegal sex parties for gay men most evenings. Management is a revolving door of various contacts we can never get in touch with.
Advice to owner:
If this is the quality of building you’re running then keep the rents below 3,000. None of us should have to pay for the disturbance and lack of oversight

Terrible management takes your rent does nothing

Apartment size, seems like you don’t hear your neighbors much.
Cons:
Management is terrible, totally not responsive. Water pressure is non existent. Management ignored leaks in my apartment and windows that don’t seal for years.

Do your job.

Un-ending construction and unresponsive management

Pros:
Staff and neighbors are a positive. Units are large.
Cons:
85+ decibel construction noise for the last year. Constant scaffolding outside and constant stream of construction workers inside. Can’t get responses from management for any issues. At least 8 tenants have lawsuits against the landlord.
Advice to owner:
Answer the occasional email or phone call. Treat residents with a minimal amount of respect.

Terrible, drafty windows.
Greedy landlord.
Inconsistent maintainance.
Tons of water shut-offs.
Heat issues.
Tons of construction.
Expensive considering lack of amenities.
Overwhelmed building management.
Mold concerns.
Advice to owner:
Put your tenants above greed. Take care of the current issues before beautifying (gentrifying) the building.

275 Park Ave Brooklyn Is A Living Hell

Constant construction
Weekly water shutdowns
Intermittent heat
Ineffective management
Numerous violations including shutting down fire exits
Continued with the construction during the Pandemic until the City forced them to stop
Trying to force rent stabilized tenants out by illegally not renewing their leases
The list goes on & on - Living here is a living nightmare including floods, no heat, water being shutdown every week.
Advice to owner:
Start caring about your tenants by being responsive and taking accountability

Space & building super. Neighbors were great, too.
Cons:
Water pressure was very weak. The trains are 20 minutes away. We had to move in the midst of the pandemic because management co was not renewing any existing leases

the apartment unit, the front desk (bibi and rupert)
Cons:
the entire management company, the rats in the walls, the never ending construction, lingering men everywhere, no gas, water leaks (without rain), no actual concern for their tenants, no sense of urgency… pretty sure soulless ppl work at fairstead

GIVE ONE ACTUAL F*CK.

big units in a nice area. Good views, nice roof
Cons:
took a month to get our gas turned on, mice, rats, leaks from the walls and ceiling, lying about construction, lying about who will move into ground floor retail space.
Advice to owner:
Focus on finishing the never ending construction and listen to your existing tenants
