DISHONEST deposit practices

Pros:
relatively quiet and the super (M*****o) was great (but he may have left)
Cons:
The management is awful - handed me the apartment super dirty and with tons of stuff i needed to get rid of, then docked 200 usd off my deposit even tho I left it way better than I found it

Stop your shady deposit practices

Location is pro
Cons:
Management and Ownership are unresponsive. They do not attend to building issues and maintenance problems. Packages are stolen. Elevator is constantly broken. No super. Service quality is bad.
Advice to owner:
Sell property. Not your line of business.

There’s a new problem in my apartment and in the building every single day
Overpriced scam
Door to the front of the building always having “locking” issues so 90% of packages get stolen
Door to apartment always getting jammed and keys do not work so have to pay hundreds of dollars for a locksmith
Mailbox doesn’t lock so all mail stolen
Washers and dryers always broken and laundry room is always flood
Apartment extremely filthy when I moved in, including pubes in the shower, food stains in the kitchen, and used lube packets in the bedroom.
Elevator broken almost every day
Stairs are inaccessible
I’ve had issues since literally day 1 of move in. When I moved in the super used to say “oh well come help you later” never did. Now he simply just doesn’t respond.
Toilet was broken day 1 of move in and leaking water everywhere.
Neighborhood is also extremely loud. Across from a school and next to a day care. Yes you will hear children screaming from about 6am-8pm. Once it hits 8pm you get the nightlife noise.
Advice to owner:
Retire

You have to BEG the super to respond to your service requests, which can at times take months for completion due to just how unresponsive the man is and how he promises to follow up when he "orders necessary parts", or whatever excuse he has cooked up, and of course never follows up. We have had leaky toilets, leaky sinks, and broken door service requests go unanswered for 3-4 months at a time, even with persistent following up and essentially begging.

Not to mention, the super is wildly inappropriate and ask me to join him for wine on his "private section of the roof" the day my roommates and I moved in. Is that the cause for his inability to respond to my service requests? Or is it general incompetence? Couldn't tell you, either are terrible options.

My roommate went without heat for over 6 months in the dead of winter and had to fight management for simple status updates each week or so, since management refused to respond to her service requests and numerous emails.

The price you pay for this poorly maintained building is ridiculous. The location is not worth this mess.

Get a new super and actually listen to and respond to your tenants

Roof deck, location is good, balcony is nice

My experience with this building manager (MD Squared) has been so poor that I created an OpenIgloo just to review them. I’ve lived in NYC for almost a decade and I have never had a building manager or super this unresponsive. Would love to know what they do all day considering they are absolutely not managing their building.

There is no clear way to get things fixed here. Submit a request on the app? No response. Text the super? No response. Text management? Maybe a response, but no fix.

We have had a broken heater, two leaky sinks, and a broken doorknob since moving in and haven’t been able to get any of them fixed. Just a blatant lack of care or professionalism.

Issue with package theft for over a year. When we moved in the package room and mailboxes didn’t lock. Mail is strewn everywhere in the package room and no one has ever cleaned it up. Allegedly they are fixing but it has been 4 months since we moved in and we are still experiencing package theft.

Garbage is not emptied nearly enough, garbage room on each floor is usually overflowing halfway through the week. No proper separation of trash from recyclables.

Considering how much they charge for rent, I would expect a much better maintained building.
Advice to owner:
Please figure out repairs, packages and garbage. This building is so poorly maintained for the average rent price here.

Cons:
Management tried to scam me out of my security deposit, super will tell you everything is ok when water is leaking out of your ceiling, someone was shot on the block, homeless people follow

Pretty clean, nice units, quiet street, attentive super
Cons:
Pest issues, shady Airbnb owners, and lots of deception from management. Very sketchy about rent payments and security deposits. They also have weird and deceptive listing practices on StreetEasy
