Pros:
Great door guys!
Terraces and rooftop access.
Washer dryer in building.
Cons:
Management was challenging
High rent for what you get
Kitchens need renos
Old old bathrooms
Doesn’t have a fitness room as advertised
Elevator breaks often
Advice to owner:
Renovate the bathrooms and kitchens for the price you charge

Nice Apartment and Location (2021-2023)

Pros:
I lived in this apartment from 2021-2023. The apartment itself was nice but cramped. It was a studio apartment that had been flexed to a 1-bedroom. I faced the street and lived on the 10th floor, and it sometimes would be noisy from passing cars and homeless people yelling.
Cons:
The number one issue I had with this building was cockroaches. I am very clean (never left food out, etc.), but I would get them quite often. So they must have been attracted to the building generally.
Advice to owner:
More stringent pest control

Doormen are awesome. Neighborhood is good.
Cons:
Management is awful. They'll nickel and dime you for more money whenever they can.

Don't ignore requests of your tenants

Bare minimum doorman elevator building.

Doorman Elevator building with nice lobby and good laundry.
Cons:
Management is non responsive for the most part and they don’t really care about the tenants just want to make money. Must be very low maintenance to live in this building for the price. Basically the cheapest doorman elevator building you’re going to find and they act like it.
Advice to owner:
Care more about existing tenants that have lived in your building for 5+ years.

Sound travels through bathroom vents. Laundry in basement expensive.

Pros:
It’s a well maintained building with a responsive super. never had an issue that wasn’t addressed in a timely manner.
Cons:
A bit overpriced for why you get. A lot of the apartments are large, but aren’t updated (kitchen/bathroom) and paint is sloppily applied between tenants. Paying a luxury price without really offering the qualities or amenities to back it up.
Advice to owner:
Do more to keep current tenants in terms of price flexibility or honor promotional pricing. Negotiating with the management once already a tenant has been a dead end...even during the pandemic.
