Pros:
Water is good, Heating is proper, Garbage is taken out on time, Washing Machine on building
Cons:
The elevator could be a little bit cleaner.
From time to time, there is water on the floor in the basement where the washing machines are due to rain.

Nice enough building with caveats

Pros:
Super's nice, mostly responsive if you bug him, rent is cheap depending on the apartment, they're trying to fix it up. It's a solid old prewar. High ceilings. When they renovate the apartments they do a good job.
Cons:
Watch out for the lease you're signing. I got what I thought was a rent-stabilized lease but my apartment is actually owned by a condo association run by the management, so I'm a sublettor. The rapacious broker is actually part of the management and charged me a fee to MOVE WITHIN THE BUILDING.
This building allows for section 8. I'm okay with that except for the hoarder on the third floor who leaves his door open in the summer and stinks the whole floor up. There's at least one other fellow like that on the 5th floor. Smelly as hell. And the laundry in the basement gets a fly infestation every summer.
Advice to owner:
More oversight of these hoarders please. We had to beg and needle and demand to get that guy on 3 cleaned up.

Pros:
I like the people who live here and the neighborhood around. It's one of my favorite areas in the city.
Cons:
The owner is unresponsive to major issues. There has been unfixed water damage on the roof for a long time, and through the front brick wall, and every top floor apartment has ceiling leaks and mold. It's a pretense that the building is rent stabilized. I don't know how the owner did it, but this a building with dozens of apartments which somehow aren't stabilized. There are a lot of nice people living here who get screwed on their rent, but haven't figured out what the owner did to make our building different from others in not having stabilized apartments.
Advice to owner:
Get honest.

Really well maintained building

Pros:
Great 24/7 building team, well run. Holiday parties for the building, good mix of owners and renters. Elevator works laundry works. Nice landscaping in front, changed seasonally. The porter is on top of trash management. Super on site. 24h doormen are great and serious.
Cons:
You can hear other apartments around you fairly easily. But generally quiet building.

Worth it for the rent price

Pros:
For a NYC apartment, it was spacious for the rent price. My unit was renovated so the bathroom and kitchen was decent. In building washer/ dryer (2 washer/ 2 dryers).
Cons:
The tenant on the 6th floor (6G) was always playing loud music, fighting with his girlfriend or making noise at 6am. The super didn't do much about it. The lobby and staircase could have been cleaner.

Pros:
The super Ernesto is great, the building stays pretty clean and they manage the garbage very well.
Cons:
My upstairs neighbors were horrible, they kept me up all night and threatened me and escalated things when I continuously asked them to stop stomping on the floor throughout the night.
Advice to owner:
I don't know what they could have done about the neighbor situation. I eventually moved because of them.
